A fully restored 2-bedroom historic cottage set on three acres of rewilded land above the Grand Valley, with sweeping views of the Grand Mesa and Book Cliff Mountains. The home is solar-powered, thoughtfully updated for modern comfort, and located just minutes from downtown Grand Junction, Lunch Loop trails, and the Colorado National Monument. It offers privacy, quiet, and exceptional access to outdoor recreation.
LOCATION & ACCESS
Despite its peaceful setting, the cottage is conveniently located. Downtown Grand Junction is 2.5 miles and about a 6-minute drive. The Lunch Loop Trailhead is 2.1 miles away. The East Entrance to Colorado National Monument is 3.9 miles from the property. Guests enjoy the feeling of being immersed in nature without long drives to trails, town amenities, or dining.
THE HOME
This standalone cottage is over 100 years old and was carefully restored rather than replaced, preserving its original character while adapting it for comfortable modern living. The home has two bedrooms, efficient mini-split heating and air conditioning, all new appliances, reverse osmosis water filtration, and low and no-VOC furnishings and finishes. The entire property is powered by solar energy.
Many of the original windows were restored to maintain the homeâs historic integrity and allow full-spectrum natural light. Throughout the day, the interiors feel bright, warm, and closely connected to the surrounding landscape.
LAND, MEADOW & WILDLIFE
Behind the house lies approximately 11,000 square feet of rewilded meadow planted with more than 50 species of native plants and grasses. Many of these plants were started from locally collected seed as part of a larger effort to restore native habitat rather than conventional landscaping. The property borders protected green space and wildlife sanctuary land. Birds are a constant presence here. Hawks, eagles, osprey, and owls frequently soar overhead, while Gambelâs quail move through the meadow below. Bird imagery and artwork throughout the home reflect this close connection to the surrounding environment. Just outside the front of the house stands an 80-plus-year-old apricot tree, a living link to the propertyâs agricultural and ecological history.
