The Space:

This upper-level apartment sits just off Route 219 in Great Valley at the four-way stop where Route 98 becomes Route 219. The building is positioned between Route 219 and Great Valley Creek, offering quick access while still feeling tucked alongside the water. The apartment has its own private entrance, and stairs are required to reach the upper level.



Inside, the layout is especially well suited for a family or two couples traveling together. Each bedroom functions as its own private suite, complete with a king bed featuring a luxury mattress, a private en-suite bathroom with a walk-in shower, and its own Roku TV for individual streaming.



The primary suite includes a king bed along with a low twin-over-twin bunk, making it a great setup for parents with children or groups needing flexible sleeping arrangements. The washer and dryer are located inside the primary en-suite bathroom for convenient in-unit laundry access. A door off the primary bedroom leads to a small patio with steps to the ground, which serves as an emergency exit for the unit.

Skylights in both bedrooms and in the kitchen bring in natural light throughout the day, creating a bright and open feel.

The second bedroom also features a king bed with a luxury mattress, its own Roku TV, and a private en-suite bathroom with a walk-in shower.



The kitchen is fully equipped with a gas stove, refrigerator, microwave, and dishwasher for easy cleanup after meals. A standout feature is the large dedicated coffee bar offering a drip coffee maker, Keurig, and Nespresso machine so everyone can start their morning their way. You’ll also find an electric griddle for easy group breakfasts, along with a crockpot and blender for simple dinners or smoothies. A dining table seats six comfortably, with two additional seats at the island.



The living area centers around a large sectional sofa and a 65” Roku TV that’s perfect for movie nights after a day on the slopes. A Nintendo Classic game console is also hooked up for a fun throwback gaming session with the family. A Sonos speaker provides music throughout the space. You’ll also find a wide selection of board games and puzzles for relaxing evenings in. A movable standing desk on wheels provides a flexible workspace for remote work or school.

Central air conditioning and high-speed internet ensure comfort year-round. You’ll receive your own personal access code for secure and convenient self check-in.

We welcome well-behaved pets with prior approval. An additional pet fee applies to help cover extra cleaning and preparation.

We welcome month-long stays and offer automatic discounts for extended reservations.



Guest Access:

Guests enter through a private entrance on the left side of the building. After entry, stairs lead up to the apartment.



The second unit in the building has its own completely separate entrance located on the opposite side of the building.



The upper apartment is fully private. There is an interior door connecting to the commercial space below; however, this door is secured from the apartment side only. It has a deadbolt accessible only from inside the apartment (no exterior key access), and the lower knob remains locked as well. The commercial space cannot access the apartment.



The Neighborhood:

The property is located in Great Valley at the four-way stop where Route 98 becomes Route 219. Positioned between Route 219 and Great Valley Creek, it’s easy to find and extremely convenient.



You’re just:

• 5 minutes (under 4 miles) to Holiday Valley

• 8 minutes (under 5 miles) to the Village of Ellicottville



If you’d rather stay local, there are easy Great Valley options nearby. Katy’s Fly-In Restaurant and The Pub offer casual dining close to the apartment, and Central Lanes bowling alley is just down the road for a fun night out. Of course, the Village of Ellicottville is just up Route 219 if you want more restaurants, shops, festivals, or nightlife. This location gives you quick access to everything while avoiding peak village traffic during busy ski and event weekends.



Getting Around:

A car is recommended for your stay. The apartment is located directly off Route 219, making it quick and easy to reach Holiday Valley and the Village of Ellicottville in just a few minutes.



There are 3 designated parking spaces located by the shed for this unit. Additional vehicles may park directly in front of your own vehicles within those designated spots (stacked parking is allowed).



Please do not park in the loop around the building. This area must remain clear at all times for deliveries, snow removal, and dumpster access.

We enjoyed the space. Clean, well lit and comfortable. Had almost everything we found we needed. A couple blankets, a cutting board and colander would have been a bonus. Would choose again.
