WORTH NOTING
Please be aware that this 10-acre property is in a secluded, rural area. The home sits amid pristine, untouched desert terrain, with a serene atmosphere. Wild neighbors (the four-legged kind) roam freely here, so please be respectful and cautious if you're out exploring on foot.
We treat our home regularly for bugs, but please note that you are visiting the northern Arizona high desert, and our bug friends live in and around the neighborhood. You may see a friend or two if you leave the doors or windows open.
Our house is on the electrical grid; however, all local homes require water to be hauled in. We ask you to please be conservative with water usage during showers, washing dishes, & laundry. Thank you for your consideration. Please do not be alarmed by a water truck driving onto the property, as we have a delivery every week.
We are located about 1.5 miles down a dirt road. This road is maintained throughout the year, the first ¾ mile by the state and the second ¾ mile by private homeowners. The county roads in this part of the country are always bumpy! Embrace the bumps…the quiet seclusion and brilliant stargazing more than make up for a few potholes. Keep in mind that the road gets muddy from rain and snow. At those times, 4WD/AWD vehicles are recommended. No Uber or Lyft service in this area.

**Please review our cancellation policy. We highly recommend adding trip insurance, especially in the winter, as it helps protect you from any unforeseen circumstances.
We've equipped the property with Starlink internet and state-of-the-art router equipment to ensure strong connectivity in this rural area. Starlink is widely recognized as the best satellite option for remote properties, though occasional service disruptions are possible.
The moderate summertime temperatures necessitate the use of AC for only 60-70 days each year. Please keep in mind that we do not have central AC. We do however have individual ac units for each room.

• Please check out by 10:00 AM so our team can prepare our home for the next guests to enjoy.
• No glitter — nearly impossible to remove; $500 fine applied automatically.
• No hair dye or dye products of any kind; evidence of dye results in a $500+ fine depending on damage.
• No piñatas, candles, sparklers, or open flames inside the home.
NO SMOKING
• Smoking of any kind inside the home is strictly prohibited, including vaping, cigarettes, and marijuana.
• Violation results in a $750 cleaning and ozone treatment fee plus immediate eviction.
PETS
• Maximum 2 pre-approved, low-shedding dogs only; no cats or other animals permitted.
• Pet fee: $125 per dog, due before check-in.
• Dogs must be on a leash outside, kept off all furniture and beds, and crated when left alone. No exceptions.
NO PARTIES OR EVENTS
• Parties and events require prior host approval and are subject to special pricing. Violations may result in a $750 fine and immediate termination of your stay with no refund.
• Quiet hours: 10:00 PM – 8:00 AM daily.
SAFETY AND SECURITY
• Exterior security cameras are installed on the outside of the property.
• Smoke detectors, carbon monoxide detectors, and fire extinguishers are located throughout the home.
