The Space:

Say hello to Lovells Landing, a fantastic single-level retreat perfect for family gatherings or getaways with friends here in Cotuit. Surrounded by lush foliage and sweeping views of the pond from nearly every room in the house there will be no lack of scenery and outdoor fun to be had. The furnished deck will be the hub for summer cookouts with a gas grill, ample outdoor seating, and a grassy lawn for the kiddos to play on. Plus, everyone will love walking from the back yard to the water's edge to launch kayaks or sip a favorite beverage with their toes in the water! Inside, there will be an equal amount of fun to be had with the welcoming, open layout of the full kitchen, living room, and dining area that make mingling a breeze from room to room. Add the flatscreen TV, free WiFi, and vaulted ceilings, and this space becomes truly one of a kind. When mealtimes come around, the culinary-inclined guests will have all of the major appliances and cookware needed to whip up tasty meals right at home base. With everything needed for a memorable stay, a visit to Lovells Landing may just be a yearly tradition! THINGS TO KNOW -*The fireplace is not operational. -Neighborhood quiet hours are from 10pm to 8am. -*Please be respectful of the neighborhood/neighbors and keep noise levels to a minimum. -There are small surround-sound speakers mounted on the ceiling of the living room. -Exterior lighting includes multiple lights on the decks and a motion/dawn-dusk sensor. -There are five kayaks provided. Four single ones and one double.

The Lovells Pond house was fine for our family of 5. It is right on the water and on a lovely large wooded lot. We expected to be able to use the kayaks but couldn't due to cyanobacteria in the pond -- would check that in the future especially during July and August. The kids were disappointed, but we went to the beach and had a grand time. The beds were super comfortable, and it was great that the kids could all share a room with the bunk beds. There were a few spiders/bugs due to being on the water, but that is to be expected. The house could use some updates, and maybe some activities for older kids (pool table, ping pong or foosball) but overall worked well for our trip.

We're so glad the waterfront setting and that big wooded lot made a comfortable base for your family, and that the bunk room and cozy beds were a hit with the kids. The cyanobacteria in the pond is a seasonal water quality matter outside our control, and it does tend to surface in the warmer summer months, so we appreciate you noting it for other families. Your thoughts on updates and some activities for the older kids have been shared with the team to consider, and we're happy the beach days more than made up for the change of plans. A wonderful home and fantastic location. The house is filled with natural light, and shared areas are comfortable, as are the beds.We really enjoyed the lakeside view and sitting on the deck. There are a lot of stores and restaurants nearby (7 to 20 min radius).
