The heart of the home is a spacious living room anchored by an 80" Smart TV, perfect for cozy evenings together. The fully equipped kitchen and coffee bar are ready for everything from sunrise lattes to leisurely dinners, while the dining table seats six comfortably with additional perches at the breakfast island for casual conversation. Stay connected with high-speed WiFi and dedicated workspaces, and tackle laundry day with ease thanks to the in-home washer and dryer.



The backyard is where memories are made. Challenge your crew to a friendly match on the private pickleball and basketball courts, gather around the ping pong table, or settle in for cornhole and classic yard games. The barbecue grills await your inner pitmaster, and the outdoor dining area sets the stage for sunset suppers. When it's time to unwind, sink into an Adirondack chair with a lake view, sway in the hammock, or gather around the fire pit as the stars come out. Parking is generous, with room for 4+ vehicles or a boat trailer.

Our home sits directly and perched on one of the widest, most scenic stretches of Lake McQueeney, right across the lake from the iconic Lake Breeze Ski Lodge. You'll wake up to glassy morning water, watch the Ski Bees practice their famous water ski show in season, and end the day with golden sunsets over the Guadalupe River.



Tucked into the rolling Texas Hill Country between Seguin and New Braunfels, our neighborhood blends classic Texas lake culture , boat houses, fishing piers, and ski boats gliding past. with the calm of a longtime residential community where families have gathered for generations. Local favorites like Blake's Café and the Ski Lodge restaurant are minutes away; The Bandit Golf Club, one of the top-rated public courses in South Texas, is right down the road.



You're just 10 miles from downtown New Braunfels, home to Schlitterbahn Waterpark, the historic Gruene District with Gruene Hall (Texas' oldest dance hall), and the famous Comal and Guadalupe river tubing routes. Historic downtown Seguin is only 6 miles the other direction, with Michelin-recognized Burnt Bean Co. BBQ, the courthouse square, and ZDT's Amusement Park. San Antonio and its River Walk are an easy 45-minute drive, making this the perfect home base for both lazy lake days and Hill Country adventures.

Important: To ensure a smooth check-in experience, you'll also be asked to review and sign the House Rules, Emerald Stay Terms & Conditions, provide a copy of your ID and credit card details for incidentals and reason for visit via the Guest App Link sent in your reservation confirmation. Please make sure to complete this step at least 24 hours before your arrival to receive your arrival instructions.



Please note that payments over $1,000 require a quick verification step. Guesty Pay Protect will contact you via email before your payment is processed to complete this verification. If the verification isn’t completed within 15 minutes, the reservation will unfortunately be canceled due to non-payment.



House Rules:

- Occupancy [ 8 ]

- The primary guest must be at least 21 years old and present for the entirety of the stay.

- Early check-in and late check-out are possible, subject to availability and with an associated fee.

- Unauthorized parties and events are NOT allowed without prior written approval.

- Quiet hours are from 10 PM to 7 AM.

- If any furniture is moved, please place it back in the original space where it was found.

- Additional charges (including shipping fees) may apply if personal items are left behind.

- In the event that you need to use the hard key, we kindly request that you place it back in the lockbox before departing. Failure to return any keys used to the lockbox will result in a $50 replacement fee per key.

- There are exterior cameras at the property for security purposes. Please do not tamper with it.

- Please note that we’re using a residential refrigerator, which can take several hours to cool, especially if it’s fully stocked.



Pet Policy:

- Pets are not allowed



Lake and Dock Rules:

- No Lifeguard on duty. Swim at your own risk.

- Supervise children at all times. No glass allowed in the area.

- Please note that life jackets are not provided. We encourage guests to bring their own.

- The walkway to the shoreline might be slippery and unclear during the night. Please use caution and enter at your own risk.

- Stairs from the bulkhead lead straight to the shoreline. Please note that the Dock ladder supports up to 200 lbs only.

- There is no boat ramp on the property.



Fire and Safety Precautions:

- Smoking is not allowed.

- Minimum smoking fee: $250. However, the total charge may be higher if the property's condition renders it temporarily unrentable.

- Lighting candles is not allowed inside the property. We kindly ask that you refrain from using candles indoors to ensure the safety of all guests and the property.

- Fireworks are not allowed.

- There is a fire pit and BBQ grill on site. We kindly ask guests to bring their own supplies, extinguish any flames/coals, and clean after each use. Please adhere to any county burn ban in effect.



Basketball and Pickleball Courts:

- We do not provide balls or rackets. Kindly bring your own equipment.

- Please be aware that guests will be billed for any repair costs if they cause damage to the pickleball court by driving or parking on it.



Trash Rules:

- Please feel free to take out the trash and place it in the designated bins. We try our best to recycle! Please, no plastic bags in the recycling bins.



HVAC Rules:

- Please do not set the home's thermostat above 76 (heating) or below 68 (cooling). To avoid overloading the system, please adjust the thermostat by no more than 2 degrees per hour and keep the doors and windows closed as much as possible. If you encounter any issues, don’t hesitate to contact us.



As you may know, Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. Please feel free to use the bug spray underneath the sink.
