Welcome to Blue Iris, a completely renovated luxury lakefront retreat nestled along the shores of Douglas Lake in the heart of the Smoky Mountains. Thoughtfully redesigned with all new high-end furnishings, stylish finishes, and premium touches throughout, this upscale getaway blends modern mountain elegance with unforgettable lakefront living. Expansive windows frame beautiful seasonal lake views while filling the home with natural light. The open-concept main level features a stunning floor-to-ceiling stone fireplace, designer furnishings, a fully equipped modern kitchen, and a spacious dining and living area perfect for gathering. The main level also includes a luxurious king suite with a private bathroom, along with an additional half bath just off the kitchen.
Upstairs, guests will find another beautifully designed master suite with a private full bathroom. Connected to the suite is a fun-filled bunk room featuring two Queen-over-Queen bunks, arcade games, and a Smart TV, creating the perfect space for kids and groups to relax after a day on the lake.
The lower level was designed for entertainment and relaxation, featuring a large game room with arcade games, pool table, large theater-style TV, and a private poker room for memorable nights with friends and family. Two additional bedrooms are also located on this level. Step outside to experience the home’s incredible outdoor living spaces, complete with all new luxury patio furniture, multiple seating areas, a large hot tub overlooking the lake, string lights, and a wood-burning firepit perfect for evenings under the stars. Guests can enjoy both a gas grill and charcoal grill for outdoor cooking, along with direct lake access via private steps leading to the dock and water. Kayaks are also provided so you can fully experience the beauty and serenity of Douglas Lake right from your backyard.

* Bedroom #1 (Main Level): Indulge in the luxury of a spacious bedroom featuring a king-sized bed, smart TV, gas fireplace and outdoor patio access. The first bedroom has an attached full bathroom with a large walk-in shower.
* Bedrooms #2 & #3 (Upper Level): There are two additional spacious bedrooms upstairs. The primary master suite features a queen-sized bed, plenty of storage space, a private outdoor balcony overlooking the lake and an attached full bathroom (with shower). There is a bunkbed room attached to the bedroom with additional sleeping space for up to 8 guests. The bunk room also includes a Smart TV and arcade games.
* Bedrooms #4 & #5 (Lower Level): There are two full bedrooms located on the lower level, one on each side. Each room features a king-sized mattress, dresser, and Smart TV. Bedroom #4 includes an attached full bathroom. Bedroom #5 has a bathroom located just outside the bedroom door and can also be used as the common bathroom for the game room area.

* The lake water level is intentionally lowered for the winter months with it increasing again in the Spring. Guests staying during the winter months will only experience a partially full Douglas Lake. The cove where the house is located may have very low water levels. You will not be able to access the water during these months.
* We are unable to offer refunds due to weather or weather-related conditions, power outages, road conditions, or acts of God. We strongly recommend purchasing travel insurance to cover unforeseen circumstances. Four-wheel drive is recommended in winter conditions.
* We are unable to provide a late check-out without written approval. If a guest does not vacate the property by 10AM on their scheduled day of departure, the fee for failing to vacate is $100.00 for each half hour that the guest fails to vacate the property.
* All guests are required to review and sign a waiver before accessing the property.
*There is a strict no-smoking policy.
*There is also a strict no-pet policy.
Any guests violating these rules will be assessed an additional $500 cleaning fee.
