RENT A BOAT OR BRING YOUR OWN - launch your boat at Comeback Bay's community boat launch.
WALKING AND BIKING TRAILS - step out the front door that leads to a peaceful walk down Comeback Bay Lane, or head to an endless list of trails.
SCHWIETZER MOUNTAIN - a 25-mile drive to the top of the mountain, where a day of hiking, biking, entertainment, dining, a gondola ride, and a view that will take your breath away.
FARRAGUT PARK - 32 miles away to play some TopGolf, take the challenging Farragut Rope Course, have a picnic, or take a swim.

HOUSE RULES AND GUEST INFORMATION

Arrival and Departure
Check-in: 4:00 PM
Check-out: 11:00 AM

Early check-ins and late check-outs are subject to availability and may incur an additional fee due to enhanced cleaning requirements and third-party cleaning schedules.

Guest Conduct
• Parties and events are prohibited.
• Smoking, illegal drugs, and excessive noise are not permitted.
• Quiet hours are from 10:00 PM to 8:00 AM daily.
• The number of overnight guests may not exceed the number listed on the reservation without prior approval.
• Guests are responsible for any damage, injury, or loss that occurs on the premises. Please report any property damage to the host promptly.
• Violations of the smoking policy may result in additional cleaning costs.

Pet Policy
• Dogs are welcome if they weigh 50 lbs. or less.
• Please consider other guests and neighbors. If your dog is loud or easily upset, it may be best to make other arrangements.
• Any cost incurred by your pet is solely the responsibility of the guest.
• The yard is not fenced, so pets should be supervised outdoors.
• The pet fee is $20 per stay. Unauthorized pets will incur an additional $100 fee.
• Pets are not allowed on the provided linens. Please bring your own linens if your pet will be on the bed.
• Excess pet hair on provided linens will incur a $50 fee.

Supplies and Consumable Amenities
A starter supply of essentials such as toilet paper, paper towels, coffee, tea, laundry detergent, and soaps is provided for your convenience. Guests are responsible for replenishing these items as needed during their stay.

Living and Dining Areas
• Main living room: Two large couches and a cozy chair provide a comfortable space for movies, games, and time together.
• Second sitting area: A quieter space for relaxing, playing a game, or taking a nap.
• Dining area: A large dining table is available for home-cooked meals or takeout. A sofa table with three stools provides an additional spot for snacks while watching a movie.
Kitchen and Laundry
• Kitchen: The fully stocked kitchen includes all the utensils needed to prepare a meal, enjoy a bowl of cereal, or blend a smoothie.
• Coffee station: Options include a coffee pot, single-cup pod brewer, French press, and teapot. A starter supply of regular coffee, decaf coffee, and tea is provided.
• Laundry room: A washer and dryer are available, along with a starter supply of laundry detergent.
• Beach towels: Four beach towels are available in the laundry room for your convenience.

Internet Service
Wireless internet is provided as a courtesy. Service is usually dependable, but wireless connections can occasionally be inconsistent. We are not responsible for internet outages, technical assistance, or refunds related to internet service issues.

Parking and Outdoor Spaces
• Parking: Ample onsite parking is available for three cars, or for two cars and a boat.
• Back patio: Enjoy a covered patio with a dining table, BBQ, and overhead fan.
• Front porch: A separate seating area offers a comfortable spot to enjoy the sunset.

Booking a reservation confirms that guests agree to comply with these House Rules. Violations may result in liability for associated damages, fees, costs, or expenses. A valid ID is required.
