No events, parties or gatherings of any type are allowed. If you're looking for a venue to host an event or a party (including but not limited to Weddings, Bachelor/Bachelorette Parties, Rehearsal Dinners, etc,.) Unfortunately, this is not the property for you. Please inquire if you have any questions or would like clarification on this policy.

There is plenty of seating and gathering spaces between 3 common areas for family and friends to get together, watch TV, or play games! A total of 9 Ultra HD Smart TVs are on property, so if you prefer to watch the game in your Room, in the Living Room or at the Pool, you have those options! Kitchen includes a Coffee Bar and Large Island with comfortable seating. The Grand Dining Room seats 12 between the dining table and breakfast bar! In the Back Yard the fun continues! A Putting Green, Massive Pool with Swim Up Bar, Hot Tub, Pool Table, Corn Hole, Ping Pong - and a new favorite, a Pickle Ball Court, all await your enjoyment!

Hi-Speed Wireless Internet Service & Cable TV is Provided. There are 9 Ultra HD TVs at the property, including a 100 inch in the Living Room of the Main House and a 70 inch HD TV on the Back Patio. They are all smart TV's with streaming capabilities.

The Outdoor TV by the Pool, on the Back Patio, and in the Master Bedroom all have Cable.



THE FAMILY ROOM AREA:

The Family Room is perfect for quiet relaxation or for many to gather and watch the huge 100" Ultra HDTV.

The luxurious leather sofa, for seating a large group, can be seen from the spacious Dining and Kitchen area, as well.



KITCHEN:

The Kitchen is equipped with HIGH-END STAINLESS STEEL APPLIANCES, a SIX-BURNER GAS RANGE AND CONVECTION OVEN, MICROWAVE, KEURIG, DISHWASHER and a LARGE STAINLESS STEEL FRIDGE as well as it's fully stocked with a large supply of pots, pans, bakeware, cookware, flatware, serving trays, and a variety of small appliances (blender, food chopper, crockpot, Keurig, automatic drip coffee maker, etc...)

IN ADDITION, This home Features: ample parking for multiple vehicles and a 4-car covered parking area. Also provided are all linens, towels, blankets, pillows, the 3 hair dryers, 3 irons & ironing boards, 2 vacuum cleaners , 3 High-End Capacity Washers & Dryers, 9 Ultra HD TVs, as well as Wireless High-speed internet service.


This 4,600 sq. ft. property has a full-Kitchen equipped with six-burner gas stove, Two large side-by-side refrigerators and Freezers.

** IMPORTANT INFORMATION**:

1) Posted Rates are for up to 24 guests.

2)You must be 30 years of age or older to book this home. A Valid form of ID (State Issued ID, Military ID or Passport) to show proof of age is required at time of booking.

3) No Weddings, Parties or Other Events (which includes, but not limited to Bachelor / Bachelorette Events, Rehearsal Dinners, Wedding Receptions, Birthday Parties) if in doubt, kindly submit an inquiry, we will be happy to clarify.

4) This Property is for LODGING ONLY for the maximum number of allowable guest. Gatherings or parties of any type (including day-use for local friends and family) are NOT ALLOWED. Also, NO LOUD NOISE.

5) We are sorry to say that we DO NOT ALLOW ANIMALS of any kind at this Property. Owner has SEVERE ALLERGIES to pet dander and pet hair. Therefore, there is a "No Pet" policy in place for this property. The Law protects property owners as well as future guests, who have extreme medical issues regarding animal allergies, from having to endure an “unreasonable accommodation” for allowing a service animal. Just as some people require a service/assistance animal for medical or mental purposes, people with debilitating medical reactions to animal dander or hair, are protected by the Law.

6) The hot tub use is free of charge, so please feel free to soak and enjoy!

However, we do ask of you to follow the instructions on hot tub use and care that we provide in Welcome Packet. Please treat our hot tub with respect and try to leave it in good condition, so that the next guest may enjoy it, too.

If the failure to follow our instructions results in a hot tub, which is not in usable condition, as for example due to:

- Low water level
- Greenish or otherwise “unusual” water color
- Or similar issues

We will charge a $200 fee in order to cover the additional service expenses needed to restore the hot tub to its functional condition.

7) Pool heat is also optional for $200/night or $1100/wk and not included in your reservation. If you would like to add pool heat to your reservation, please let me know at least a week before your stay.

8) NO 3rd PARTY BOOKINGS.

9) When you book, we collect 50% of the total amount due. Then, 30 days prior to your check in date, the remaining 50% will be automatically be charged to the same card you initially provided. Please contact us if you have any questions.

10) No Smoking of Any Kind is allowed in the home or within 10ft. of the Entry Doors. Any evidence of smoking left behind on the property is subject to an extra cleaning fee /repair fee.

11) Any deceptive, disrespectful and/or distasteful verbiage; prior to or at booking will disqualify you from booking a reservation.
