Thank you for this wonderful review of Unit #6. These guests arrived at Unit #6 for an 8-day stay in late December 2022 just after an historic bomb cyclone occurred which, along with single-digit extreme cold weather temperatures, caused countless water pipes to burst all over the United States (including all over the Atlanta, Georgia, area, where the owners of Unit #6 reside). As a result, water pipes underneath 13 of the 20 Bonita Beach condominiums burst in various areas, causing water to be spewed everywhere underneath these properties, and a State of Florida licensed contractor had to immediately turn water off to these 13 condos while emergency repairs were being made to the burst water pipes. To prevent such an event from occurring again at the complex in the future, the Bonita Beach Homeowner's Association is planning to have the same contractor replace all of the water pipes located underneath each of the 20 condominiums located at the complex with Pecks water pipes, and insulate them to protect them from extremely cold weather conditions. The historic bomb cyclone, and the accompanying single digit temperatures, were acts of nature that were not anticipated, and that were out of the control of everyone.

Thank you for this very nice review of our condominium. We had the venting of the clothing dryer at this condominium professionally cleaned recently. We were not aware that there was any timing issue with this dryer drying clothing (either from our cleaning company or from any guests). We will have this issue looked at.

Thank you for the kind comments in this review. The head cleaner of the cleaning company that we have used for this condo for the past year had her first baby in early August of 2022. Up until that point, we were very pleased with this cleaning company, and with her personally. Since that time, however, the cleaning performed by this cleaning company has gone down hill (it likely does not have enough employees to do a proper job in the absence of the head cleaner's participation and/or supervision, which appears to have become lacking). After providing such cleaning company with a reasonable amount of grace, and not seeing improvement, we made a decision to REPLACE IT with a much larger cleaning company that has been cleaning one of our other condos very well for a lengthy period of time, and this NEW cleaning company started cleaning this condo on October 8, 2022 (very soon after the guest who wrote this review checked out of the condo). We discussed some of the forgoing with such guest, which is why she stated in her review that, "the owners are on top of the cleaning service." On the other topic, there are storm water collection areas running down the beach in Panama City Beach, Florida to funnel excess rain water directly into the ocean. These areas normally extend in a relatively straight line from one area in the sand directly into the ocean. For some reason, likely due to ocean tides and/or weather, the shapes of some of these areas in the sand have recently changed. When we were at the Bonita Beach complex in October of 2022 (earlier this month), we saw the City of Panama City Beach and/or Bay County using very large trucking equipment in the sand to straighten out such irregular shapes along the beach.

Thank you for your review of Unit #6. The sliding glass doors that lead to the back deck of Unit #6 (referred to as the "back door" in this review) contain hurricane glass, which can withstand winds of 160 miles per hour, and which is heavier than regular glass. All of the condos at the Bonita Beach complex have these same sliding glass doors containing hurricane glass, which is mandated by the Bonita Beach Homeowner's Association for the protection of the complex and all of its condos.

We own/manage 5 3-bedroom, 3-bathroom, oceanfront condos in Panama City Beach ("PCB"), and we have a process for hiring/using cleaning companies, and addressing guest cleaning complaints: (1) we select cleaning companies that either have multiple strong reviews, or are recommended by other condo owners, on Angie's List, Home Advisor and/or a PCB "Condo Owners" Facebook page; (2) we interview selected cleaners thoroughly, and let them know our expectations for cleaning/dependability; (3) we do not use the same cleaning company for more than 1 of the 5 condos, so that time/attention is not divided between more than 1 condo; (4) we check references carefully; (5) we pay them fairly (market rate or higher), so not to lose them; (6) within less than 24 hours of every new guest check in, we send an e-mail to each set of guests asking them to let us know if they have any cleaning concerns, so that we can have them rectified by the cleaning company at the START of their stay; (7) we immediately notify the cleaning company about any guest cleaning complaints, discuss them with it, and request that it return to the condo to RECTIFY them as rapidly as possible; (8) we are hopeful not to have repeat cleaning issues once we have proceeded in accordance with (7); and (9) if we have a series of documented cleaning issues over multiple guest stays (not just over one guest stay), we carefully consider replacing the cleaning company or replace it. Cleaning companies are in a very high demand in PCB (resort area), and they have great leverage. Many of them are transient and/or cannot afford to live in, or near, PCB. They are often under a lot of time pressures during Saturday "changeover" days/times to change multiple beds, switch out other linens/towels, and clean a large condo. The guests who wrote this review did NOT provide any photographs documenting their cleaning complaints, and REFUSED in writing to us our offer to have our cleaning company return to the condo to address their cleaning complaints. Instead, they chose to describe their cleaning complaints in a review of our condo, which we believe is very unfair to us. We would have gladly have rectified any issues that they had had if they had permitted us to do so. Also, the entire Bonita Beach complex is treated for ALL pests BOTH inside and outside once per month by Terminix. Moreover, mold is a constant battle in properties that are adjacent with the ocean. We instruct our cleaners to use Mold Armor.

We appreciate this wonderful review. The issues briefly mentioned in this review were caused by an Act of God that was out of our control as the owners of Unit #6. There had been severe storms in the area of the Bonita Beach complex just prior to this rental, and resulting lightening caused three Comcast cable boxes, as well as a Coastal Green Air control for the air conditioner in the condo, to malfunction. We had Comcast go to the condo and replace the three cable boxes, and a Coastal Green Air representative, as well as a representative from Quincy's Heating and Air Conditioning, go to the condo to correct the resulting air conditioner issue. We have a team of people that keep this condo, and our other condos in Panama City Beach, very well maintained.
