Situated below the mediaeval village of Radicondoli, this property enjoys an exceptional view over the Chianti hills, taking in the towers of San Gimignano and stretching as far as the Apennines.
This self standing villa, surrounded by olives groves and fruit trees, has a nice garden provided with an inviting (11x5 m. x1,20-1,60 m. depth), private swimming pool, available from April to October and a panoramic terrace for eating and relaxing in the open air.

Internally the house offers cosy rooms, is furnished with great love for details and provided with modern facilities.
Accommodation is offered on the ground floor of the house, whilst the first floor is not available for rental and unoccupied ( the property is let as independent villa with the exclusive use of the garden and pool ).

Just about 400 m. from the villa and easily reachable on foot is Radicondoli, which offers all essential services (food shops, restaurants, bank, tennis-court, etc.). The larger town with all kinds of services is Colle Val d’Elsa at approx. 27 km, San Gimignano 35 km, Siena 40 km, Florence 75, Pisa 95 km, whist the beaches of the Tuscan coast are within easy reach, at less than an hour's car journey away.

Ground floor: spacious living/dining room with fire place, kitchen corner with pizza log oven, and access door onto the furnished terrace; 2 double bedrooms each with access door onto the garden, 1 twin bedroom with access door onto the garden, 2 bathrooms each with shower/wc. Laundry room with shower (external access).

Authentic Italian farm house style stay. Gorgeous pool with amazing views. Nice that the pool is fenced because of having young children. Really lovely Italian couple - got by with google translate and a big smile. Villa is down a dirt track which is a bit difficult to find first time - definitely recommend having a small car! This house has the best view and superb location right below the small village of radicondoli. It is unique to have complete privacy and still be within walking distance of a town with restaurants, small supermarket and lots of charisma. We really enjoyed the town. Treat yourselves to a morning walk to the local bar/coffe place at the end of the Main Street hanging out with the locals and drinking a cup of excellent Italien coffee.The house itself is quite charming. However we were missing a few basic things in the kitchen like electric kettle, coffee maker, better fridge (didn’t really cool things that much) and absolutely no food. Not a grin of salt or drop of oil. Also there was no fly screens on the doors making it impossible to have the doors open at night without the mosquitos wreaking havoc. This is a problem at 35 degrees when there is no AC. Expect the owner to speak zero English, making communication a little difficult. The Italien company in charge of the rental did however respond very quickly (within minutes) when we had problems like no fans and broken sun umbrella,Last thing i would like to mention is that it is difficult to locate the property due to lack of description. Or at least we had problems. You enter a dirt road to the house from a public parking lot below Radicondoli.

Great get away, very lovely countryside home in walking distance of a quaint village with excellent restaurants, a small market and bakery and butcher shop. You for sure will need a car to visit other places.

Idyllic spot

As a family of 4 we really enjoyed our time in Radicondoli. The home was very peaceful and the area was beautiful - the scenery was amazing and the local village was very pleasant for a walk around. The home is central to enable trips to a lot of the local landmarks and popular destinations. The owners were very friendly and the check in and out was smooth. The pool was a little chilly for us but we did visit in April and this was expected. A nice option for a fun family getaway.

Lovely place

We loved this place. The grounds are absolutely amazing and the views so, so lovely. The location is very tranquil, the only sounds we heard on the property were sheep bah’ing and the church bells from town - magical! The nearby town is very quiet, but have a couple of restaurants. We traveled with kids and warmly recommend The Nazionale - very friendly and welcoming staff. Great location for day trips to Florence, Siena and Livorno!

Perfect vacation at Pondere Colombaia in Radicondoli, Tuscany

We spent a week at a beautiful property ("Sondere Colombia") in Radicondoli, Tuscany. The hosts (Mr. Virgilius and his wife) were charming, helpful, and very friendly and discreet. The house was perfect, everything was there, and it was very clean. The infinity pool was a dream. You could find everything in town, and the food was excellent ("La Pergola" with a panoramic view, "Il Nazionale" with local charm). Insider tip: The bar at the beginning of town is a lively place, and you'll meet lots of nice people. You can find incredibly beautiful works of art in the "Ammos" studio. The locals were super friendly and welcoming. All in all, a perfect vacation.

Excellent Villa

We loved our stay in the villa. The location felt rural enough but was also only a 10 minute walk into town (it’s a bit steep though) where there were some great bars, restaurants and a little shop. The pool has a great view and there is plenty of land (including an onsite vineyard). We had some challenges finding the villa by car due to some roadworks and the person who met us did not speak any English (we don’t speak any Italian), however a call to the property managing agent sorted this out. Would recommend!

Beautiful views with rustic charm

This was a truly beautiful location. Very quiet and peaceful in a remote medieval hilltop town. Access is a little tricky with the access road being closed for repair but going the wrong way through the one way system got us there ok! The villa was clean comfortable although the bed linen was childish. The swimming pool was fantastic if a bit cool at this time of year but we enjoyed it every day. The local shops and restaurants were really good as were the locals. A very enjoyable week.

Wonderful week in Tuscany

We spent a week in this property, and had a most relaxing and enjoyable time. The location on the side of a hill offers wonderful views and the lovey little hilltop village of Radicondoli is close enough to walk to for evening meals offered by the three restaurants there. The property has everything you need for the week and the Wi-Fi was fine. The pool was especially good, at 11m it’s longer than most holiday house pools and the view as you swim of the hillside inspires you to do a few more lengths. The working olive farm and vineyards add to the authenticity. Don’t be put off by the road down being a bit steep, just make sure you take the right one from the bottom of the car park ( this could have been described better in the house instructions as we ended up on some old track )

5 star view and the pool

Absolutely amazing stay, we will go back if given chance. View and the pool are spot on. The hosts were kind and professional. Property manager was extremely helpful and fluent in English. With the potential for so much, the property would reach them with very small efforts. Pool furniture was outdated, as well the kitchen appliances like leaking coffee maker and useless toaster. On rainy days the kitchen-living room is not the most comfortable for several people. Also kitchen lights could use an upgrade.

Heaven on Earth 💓

This was our second stay. First time was 6 years ago - and it’s still amazing! The views are stunning, everything is so quiet and relaxed here. The pool is just perfect! The house itself is very authentic. Nothing fancy, but very clean, and you’ll find what you need ☺️ In the morning you’ll find shadow on the terrace and for lunch you can go to the pergola and eat your meal with stunning views. The owners (an older couple) might drop by once or twice to do some garden work, but they are so warm and friendly and won’t get in your way. The village is a 10 min (very steap ☺️) walk away. A small wonderful village with a little grocery shop, la Nationale that serves a cup of coffee, a wonderful pizzeria, la pergola (remember to reserve a table!), a little bakery, a butcher (only open 3 days per week), a pharmacy and a few other shops/restaurants that ensures that you have everything you’ll need during your stay :)

Incredible view and pool

The owner speaks only Italian so it was tricky. Directions to the property impossible to follow. Best to ask the owner to meet you at landmark in town and take you there! The grounds, garden and pool area are magnificent. The location is perfect to explore Tuscany and the town of Radicondoli is a charming hill town. The house itself can feel gloomy as we were there during heat wave and had to shut all window shutters to keep the place cool. The owner kindly brought us a fan which helped. The bedrooms do stay cool at night. There is no living room per se, only a sofa in the kitchen. Lots of shady areas in the garden.

Superbe propriété, à 400 mètres du village pittoresque, bons restaurants mais c'est mieux de réserver. La maison est isolée dans les oliviers, portique à télécommande pour l'accès. bien éclairée la nuit, on est dans le calme et la sécurité. Piscine immense à débordement avec vue imprenable. Propriétaires très sympathique, accueil avec le verre de vin local. Chemin en pierre pour y parvenir mais parfaitement praticable avec un voiture normale. 2 SDB. Une douche près de la piscine et une dans le local de la machine à laver, accès par l’extérieur, appréciable lorsque l'on sort de la piscine. Le confort est très correct. Nous avons visité Florence, Sienne, Pise et bien profité de La location.

The house itself is quite basic. The kitchen could use a makeover, although some guests might describe it as charming and authentic. During our stay, temperatures were extremely high, so we really missed having air conditioning. On the other hand, because the house is located more than halfway up the hill, it usually cools down nicely at night—at least when there isn't a heatwave.To keep the house cool, you'll want to open the windows and shutters during the evening, at night, or early in the morning. However, since there are no mosquito screens, quite a few mosquitoes can find their way inside.The location is excellent for exploring Tuscany. Most of the region's highlights can be reached within about an hour by car. During our stay, we visited Florence, Siena, Volterra and San Gimignano, all as easy day trips. One place we would especially recommend is the Sentierelsa in Colle di Val d'Elsa, a beautiful walk along the Elsa River.That said, the rather basic interior is more than compensated for by everything the property has to offer outdoors—which is, after all, what a Tuscan holiday is all about. There's a large garden, complete peace and quiet, a wonderful 11 5 m swimming pool, and absolutely breathtaking views over the rolling Tuscan hills.All in all, we would definitely recommend this place!

Schönes Haus mit rundum eingezäuntem Grundstück, somit ideal für Hunde. Wunderschöne mediterrane Bepflanzung und ein toller sauberer Pool. Das Gastgeberehepaar ist sehr freundlich, aber die Verständigung ist sprachlich (aufgrund fehlender Fremdsprachenkenntnisse, kein deutsch, kein englisch, nur italienisch) sehr schwierig. Es ist trotz Anfahrtsbeschreibung kompliziert das Objekt zu finden. Die Lage ist traumhaft. Das Haus liegt auf einem Hügel, fußläufig, unterhalb des kleinen Städtchen Radicondoli. Da die Eigentümer gerne nach dem Rechten schauen und das Grundstück sehr pflegen, ist doch öfter mal überraschend mit ihrer Anwesenheit zu rechnen. Die Küche ist teilweise rudimentär ausgestattet. Wir waren Ende April da und es war anfangs sehr kühl. Entsprechend kühl und zugig war auch das Haus. Es gibt eine Gasheizung, die wir anfänglich auch benutzt haben. Das Haus ist eher für die warme Jahreszeit ausgelegt.
