This place was one dirtiest homes I’ve ever stayed in. We did not want to use the dishes because they were dirty and when we went to put them in the dishwasher it looked like there was mold on the racks. There was also mold in the window seals and on the slider that goes out to the balcony. The balcony floor felt very unsafe and the wall of the balcony was extremely loose which is a major hazard. The carpets and bedding were very dingy and gross feeling. There was also a leak in the garage that soaked our baby stroller. Our wives ended up leaving a day early with our kids due to the concerns of the mold. Would not recommend staying here if you like a clean environment.

The entire stay was wonderful! Ron was great when the communication was there! The communication was a little slow but Ron was able to answer all my questions and assure me of my questions. The rooms and living areas are on the dark side. With most rooms only serviced with a dim lit lamp. I wish they added more lighting as the house is surrounded by other houses that don't let any natural light in. The furniture is outdated as is the appliances and cutlery/dishware. The parking is a little tight but definitely worth the price overall! Great value overall. Great location.

Ridiculously strict rules in a convenient location

We had 2 unannounced visits in 2 days we were there. Someone called the property manager/owner saying we had a dog in the house. They threatened to have us removed from the house. Rules included no music after7pm and quiet time after 10pm. Weird/bad smell in living room/balcony area. One of the toilets was leaking. Even with all the negatives me and my family had a great time and parking wasn't too bad. Best thing about this property is the location.

Close to beach & shops

This was one of the strangest rental check ins ever. Owner wanted each guests age & relation to me. Upon ck in we were to meet a lady a 4pm on the property. At 3pm we were informed cleaning crew was not ready for us. We drove around for 45mins looking for parking because the parking garage was blocked. Once we got settled in, things got better. Place decor is nicer than the pic. Mstr shower leaks but room is nice. No A/C so afternoon is rough, but who hangs inside when you're at the beach? Nights cool down nicely & they have lots of fans. Overall the place is ok and competitively priced. Don't expect hotel or resort pampering. There are 5 towels limited to room use only and 4 beach towels. Neighborhood is rowdy on wknd but quiet during the week. Lots of shops, bars, & eats in walking distance. If both bathrooms & kitchen were remodeled, I would consider this place a diamond in the rough.

The property was nice could use a pain job and some updating. We were really annoyed with the cleaning lady that was there 3 times, 2 of which we’re not unnecessary, she cleaned upstairs only 1 time. If We knew she was coming we would’ve parked there but you have to go get someone out of the water at the beach, find them, and come back and move the truck in the middle of the day was ridiculous and bring all the kids back in because he was the one out there without all the kids. She was not very pleasant. When we would come home and find her at the washing machine was uncomfortable. The fact that we had to go buy sheets to sleep on the beds was ridiculous if someone had just told us we need to bring our own sheets. Instead we had to go spend the money on three sets of beds linens. Bathrooms were not very clean.

Annual Family Vacation 2021

Well, this may be a little long. First and foremost Ron was great to work with. He was always very quick to answer my questions and respond in a timely manner. Upon arrival we usually go grocery shopping since we are there a week. The stove was not working. We ate out the first few days. Ron had someone come and "fix" it but it never worked unless we used a lighter which was fine. Regarding check in....Ron did not meet us at the house as arranged, it was an older woman and she was 1/2 hour late (for us and the family below us). I still dont know who she was. The place is very small for 8 people but we knew that going into it. We are not there that much! But a few things from the beginning were unacceptable 1. 8 adults, 2 bathroom, 1 week.1 ROLL OF TOILET PAPER PER BATHROOM. When asked how we get more when we run out she stated "its a vacation rental, not a hotel". So remember to buy some at the store when you go. 2. She returned about an hour after checking us in to remind us that in one of the bathrooms there is a long rug rolled up in front of the tub and to NOT remove it because if water gets out of the tub it will leak into the unit below us! OK fine if it is a new problem BUT there was a typed out, laminated sign above the toilet explaining this process.....so you've known about it awhile and not corrected it? We left the rug there 3. 8 adults, 1 week August in California.....6 bath towels and 2 wash clothes. Numbers don't match. When I questioned her, we were told there is a washer/dryer in the garage (coin operated mind you). We knew we would need to pay to have stuffed washed but did not know it was nightly to wash our towels !!!!! We have rented in the same area every August for 6 years (last year we were 4 houses down from this one) and have never had a unit where the washer/dryer was not in our own space or had to pay. 4. (unfortunately did not take a picture) but my 21 year old daughter found in one of the rooms (where there were 2 beds, too tight to get a standard vacuum between the bed and the wall)... a pile of used disposable contact lenses so clearly the housekeeping staff did not look there 5. Large balcony in the back for all 8 of us but no furniture. Would be great to have tables and chairs out there for relaxing, meals, enjoying each others company. The front balcony (with the best view) could not hold all 8 of us. If these things dont matter to you, its a good place with awesome location...not for us!

Great location with some deferred maintenance

Can't go wrong with the location of this condo and Ron was very responsive with the couple of questions we had. Our only issue was the condition of the property is not what we are used to on our annual Newport vacations and come prepared with your own cleaning supplies and knives (not one was sharp enough to cut cheese without throwing your back into it). I don't know what the owner situation is, but I feel with not much money they could fix it up a bit and make it a really nice place. That being said it is a great location and had a great time, and the small inconveniences would not deter us from doing it again if available.

Great beach vacation

Great location! Good neighborhood atmosphere There is a parking space in the garage, but it is very small, so if you have a large car it could be a problem, but there is street parking nearby. There’s no A/C, but there’s plenty of fans. There were boogie boards and sand toys, which was nice. Overall a good stay.

Just steps to the beach and the all of the restaurants, shops, etc near the pier. Absolutely the best location we’ve ever stayed at in Newport Beach.

Relaxing home

We loved the place . CLose to the beach. Restaurant's galore. There was more than enough room for everyone to move about. We spent most of our time outdoors because we went to enjoy the beach! But having a safe comfortable place to come back to is great.

Great location in a great area.

The location is super close to the beach. We felt safe with the kids going to the beach and not having to cross any roads. Cool shops and restaurants very near. I would have been great if the gas stove top would have lit up. We bought a lighter and that worked.

Do not rent this unit!

Do not; I repeat! Do not rent this unit! Landlord's paradise! Charge high rent and offer sub par lodging. Garbage under bed, refrigerator handle missing, all lamp cords cut in main room, couch had nasty odor.
