The Space:
This 1,902 sq ft 2-story townhome is perfect for a family or group of friends traveling to the vacation capital of the world and to visit Disney and surrounding theme parks. The townhome is located in Paradise Palms Resort, a beautiful resort-style community conveniently located to the theme parks. The amenities here include a huge walk-in pool with a slide, plus poolside dining and a tiki bar! In the clubhouse, you have an arcade room and around the grounds a lake and various sports courts. Catch a B-ball game before dinner or play a set of tennis after. This place is exceptional. The area is also located close to major shopping areas, outlet malls, restaurants, and other world-renowned attractions.

The main spaces of the townhome:

- Enclosed private pool and back patio with table and chairs and a BBQ for outdoor dining and sun loungers for tanning.
- A modern open-plan space on the ground floor for group togetherness time.
- A fully-equipped modern kitchen with quality appliances and all you'd need to prepare meals at home.
- Plush living room furniture to relax with indoor dining area nearby that seats 6 people comfortably.

- 4 nicely-decorated bedrooms and 3 full bathrooms to accommodate 12 guests as such:

You have everything at your fingertips. The best part is the townhome is in a family-friendly resort-style community surrounded by Florida’s lush beauty and tranquil views and a lake near home! It’s a fantastic getaway place for you and your family.

You’ll have full, exclusive access to the home and private pool during your stay.

The Neighborhood:
The townhome is centrally located near all the theme parks, great restaurants, shopping, outlet malls, and golf. There will hardly be a lack of things to do! Inside the community, you also have amazing resort-like amenities with other activities such as:

- A huge clubhouse pool with a waterslide, poolside dining, a tiki bar, arcade, fitness center, and various sports courts.
- Acres of nature and a lake nearby to walk or jog around.
Nearby restaurants for a family dinner night or an adult night out.
- Great golfing in the area. Like Celebration or Buena Vista Golf Clubs to name a few.

The home is about 30 minutes from the Orlando International Airport and is located within the Paradise Palms Resort community. These are some approximate estimations of the most visited/famous places in Orlando and nearest shopping centers:

Other Things to Note:
This short-term rental strictly cannot be used for events or group gatherings that exceed maximum occupancy.

The townhouse has fire extinguishers, smoke and carbon monoxide alarms.

Wi-Fi, TV w/cable, bed linens, and towels are provided free for all guests during your stay.

There is no daily housekeeping service but if you'd like the place cleaned during your stay, that can be requested for an additional fee.

Florida law does not allow opened food to be kept in the kitchen or refrigerator between guests so all food items are removed after each guest checks out. Therefore there will be no supply of items such as condiments, coffee grounds, boxed food, cooking oil, sugar, etc. prior to check-in. You'll need to purchase what you need and bring it to the home.

We do provide a few essentials to make you feel more at home when you arrive like: paper towels, dish sponge, dish detergent, dishwasher pods, trash bags in all trash cans, and a roll of toilet paper, hand soap, shampoo and conditioner in each full bathroom. These will not be replenished and additional supplies that are needed, will have to be purchased by the guest.

A BBQ grill rental (no propane tank included) is available for use for an additional fee. This service must be requested at least 48h prior to your arrival.

The pool heating service is only available from November to the end of April.

This is a pet-friendly property. All pets must be kept on the enclosed portion of the yard and other restrictions may apply within the community. An additional charge of $290 applies (max 2 pets). Please get in touch with us if you’d like to bring any pets.

Guests will be requested to sign a Rental Agreement upon booking confirmation.

A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

House Rules:
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco, cannabis, etc.) is allowed on the premises. The use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise will not be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or necessary extra-cleaning charges if needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture.
- If you're booking through a reservation platform where we are the merchant of record, a $300 USD security deposit will be charged before your arrival and subsequently refunded 5-7 days after your check out, providing no damages were caused during your stay. Please note that a 3.75% credit card fee will be deducted from the transaction.

Great location
The location was great and the house was clean. Unfortunately the pool at the house was dirty and we were not able to use it during our 9 day stay (very disappointing with 4 teens). They did not have us registered when we got there and it took a long time to fix the problem. They did not give us the bbq code to unlock it and that was a process as well. Would defiantly stay in the community again but probably a different house.

You may or may not get what you pay for
Checkin was a 3 hour ordeal, causing really bad feelings about our choice. The gate house stated we weren’t on the ‘list’ and the host didn’t understand why we couldn’t get in. Once we did, the resort is nicely maintained and you can park fairly close to your door. The Condo itself was spacious for our family of 11, unfortunately the main living area had only one couch so it wasn’t enjoyable to hang out together unless you are standing in the huge kitchen. The beds were not high quality or comfort. Bath towels were Saran wrapped, one per person, clean but minimal. I paid to heat the pool but found it close to hot tub temps on arrival, the host replied it was not possible to turn it down. The next day it was cooler, but that’s because the filter had stopped working. I had to call a pool service. No refund was offered. The gas grill couldn’t be used, it had a lock on it, bc I didn’t ask ahead of time. The new pool deck chairs were nice but they also had a broken one. The main pool area was ok but it was having electrical pump problems in the children’s area so we didn’t stay. There was a pet fee that I was charged when I made them aware I’d be having a pet sitter stop in daily. On a weird side note, the trash collector would not take the individual bagged dog poop. A baby gate for the stairs and some rugs for the tile floors when coming in wet from the pool would have been appreciated. Overall we enjoyed our stay but felt the quality could be improved.
