Check-In: From 3 p.m. - if youâre arriving late, just text us your estimated arrival time.
Check-Out: By 10 a.m. - If youâre leaving early, a quick text helps us with scheduling.
Important Note On Prompt Checkouts: Unless otherwise agreed prior to checkout, please check out by 10 a.m.
Delayed check-outs put pressure on our teamâs schedule, who are often waiting and ready outside the property for their scheduled start time of 1000 hrs. After 10, the team is on-the-clock, so if check-out is delayed, weâre paying our staff to wait for you. Itâs for this reason that we reserve the right to apply retrospective charges to cover costs which are incurred by unapproved late check-outs. Weâre super grateful to our guests for their consideration.
4. No Smoking Policy
For everyoneâs comfort, we donât allow smoking anywhere on the property. Vaping is permitted in outdoor areas only.
5. Noise Policy
We kindly ask for quiet hours from 11 p.m. to 7 a.m. to ensure everyone can enjoy a peaceful stay.
6. Neighbours & Community
As hosts and community-minded people, we want our guests to have an appreciation of the people living next or near to the home, as they`re important to us personally, and in many ways, facilitate our ability to provide the home to you for short-stay accommodation.
Given the above, all our next-door neighbours have our direct contact number and weâve encouraged them to get in touch if they feel as though our guests are imposing in an unfair way. In return, they have our assurance that weâll personally attend any notification from them about inconsiderate guest behaviour. Issues which neighbours are most likely to contact us about are what youâd expect:
unsafe or unruly behaviour
excessive noise at any time or noise past 11 p.m.
parties/gatherings or extra people exceeding the number of people the property takes
more cars parked onsite than permitted or blocking access ways
rudeness or inconsideration
Please observe the stated quiet hours to ensure our neighbours get the rest they need. Itâs crucial that our guests understand their need for a peaceful, uninterrupted day-to-day life.
We are truly grateful for our guestsâ understanding in this regard.
7. Parties & Gatherings
No parties are allowed. Any gatherings exceeding the guest capacity must be pre-approved. Unapproved visitors or guests extra to the homeâs capacity is grounds for immediate termination of your stay.
Exception: If youâd like to host a small gathering for a family celebration or special occasion (e.g. a childâs birthday party, Christmas lunch, family reunion) which exceeds your booking numbers, weâd be happy to consider your request; simply get in touch with Mel (via call, text or email) prior to your arrival to discuss.
8. Rubbish & Recycling - A Guest Responsibility
Rubbish must be managed by the people in-house as we are not onsite to do it on behalf, so it falls on the guest to sort household rubbish into the correct bins and get the bins out onto the kerbside on time for collection. All the information you need for sorting and collection days is detailed on the laminated rubbish calendar (usually on fridge) and below.
Kerbside rubbish collections for occur weekly and alternate week about between:
First Week - general waste/landfill (red lid) and garden waste (green lid)
Next Week - recycling (yellow lid) and glass collection the next (small blue crate).
Recycling materials are paper, cardboard, tin and plastics labelled 1, 2 or 5. If you canât find a recycling number, pop it in general waste The glass crate will only be collected if it is not above the lip of the crate and all kids must be removed from bottles and jars. Note: We donât provide food scrap bins.
If your stay coincides with the collection day, please put the correct bin out the night before or by 7 a.m.
9. BBQ Use & Cleaning
âą Cleaning: Not every holiday home has a BBQs so the time for cleaning them isnât included in your cleaning fee. Therefore, if youâve used the bbq, it needs to be fully cleaned and ready for use by the next guests before you depart. Silicone liners (if provided) make this easier, but cleaning is still your responsibility, and if the team have to spend additional time cleaning the BBQ, we reserve the right to recover costs if the bbq isnât left dirty.
âą Gas: If the find the gas bottle empty or it runs out during your stay, feel free to swap the bottle at a nearby service station - it eep the receipt, and weâll reimburse you.
10. Outdoor Furniture & Umbrellas
If it rains during your stay and youâre in-house at the time, please stow any outdoor cushions under cover or inside and always bring them in on your departure please. Umbrellas should be closed when not in use.
11. Linen and Towels
Our premium commercial grade bed linen and towels/towelling items are laundered professionally to retain their quality condition and colour, so we ask that guests who are staying for 7 days or less, donât wash/dry these items in-house unless absolutely necessary.
Note: we are starting to roll-out the provision of Towel-Saver (disposable towelettes which expand under water). Please use these when removing make-up, grime or skin that is artificially tanned. Badly stained linen and towels which canât be restored are considered âdamagesâ and payable by the guest.
If, for any reason, an item must be washed onsite, please launder strictly as follows:
Linen - No items other than our linen (pillow cases & sheets) may be included in the same load as our linen. Please set on a hot wash cycle. If your holiday home has a dryer, linen may be dried on a cotton setting.
Towels: No items other than our towels (bath towels, hand towels, facecloths, bath mats)
may be included in the same load as our towels. If you have our dark towels, please set on a warm wash cycle. If your towels are white, please set on a hot wash cycle. If your holiday home has a dryer, towels may be dried on a cotton setting.
12. Departure Protocol
Why we ask for a little help: Although we charge a cleaning fee, the hours required to bring the home back to the meticulous standard we promise our guests, is more than the guest cleaning fee covers. The shortfall is subsidised by Mount Maunganui Holiday Homes to keep things affordable for our guests. Therefore, we still kindly ask you to help out a few basic courtesies. Weâre truly grateful for your help, as it allows us to provide a pristine home for every guest who chooses to spend their time with us.
The golden rule of any short-stay rental: leave the home more or less as you found it. This doesnât mean that you have to leave it meticulously spotless but refers more to basic consideration, your dishes being washed and put away, opened food removed from fridge, no obvious accumulation of sand/dirt on floor or food on bench - basic consideration from one human to another. This consideration extends to toilets, too; although weâd never ask guests to routinely clean toilets, basic courtesy tells you itâs not acceptable to expect holiday home cleaners to deal with toilets which have been excessively soiled.
No Brainers: Obviously, ensuring all the heating/cooling appliances are turned off and all the windows and doors securely locked is a no brainer. Same for the return of keys if there are any. Please double check digital locks have actually locked properly. Thereâs no need to strip beds/pillows or duvet cover and itâs entirely your choice whether used towels, hand towels, tea towels etc collected in the bath or bathroom; we donât mind either way.

From March to November:we will always do our best to accommodate requests for an early check-in, but approval is dependent on staff numbers, number of changeovers that day and whether previous guests are checking out the same day you check-in. Because these factors can change right up until the last minute, we canât approve early check-in requests until the day of arrival. Please note: due to the large volume of requests we receive from guests and the additional time required to facilitate early check-ins, early check-ins carry a fee to cover costs.
From December to February: due to peak season demands, weâre unable to accommodate changes to check-in/check-out times (except in the rare cases where medical needs may require earlier admission for access to power, shelter or similar).
Infants: There are highchairs available in all Mount Maunganui Holiday Homes properties. Portacots are available on request. We also have a collapsible baby bath, dependent on availability.
