Rooftop pool and terrace. The expansive rooftop is the heart of this house — a private swimming pool, lounge seating, and an outdoor dining area with open views of the ocean, the beach, and the town below. The rooftop is reached by stairs.
Five bedrooms, sleeps 12. Every bed is an extra-long Cal-King. The third-floor master suite has ocean views and a private bath. Three second-floor bedrooms follow, including one with two Cal-Kings and its own private bathroom — well suited to friends travelling together or a family sharing a room. A fifth bedroom has two single beds and shares a bath. Five and a half bathrooms throughout.
Elevator. The elevator serves the bedroom floors, making the house comfortable for multigenerational groups and guests who would rather not take the stairs. The rooftop terrace is accessed by stairs only.
Fiber-optic internet. The house runs on a dedicated fiber-optic line with consistent speeds above 100 Mbps download and 100 Mbps upload — fast enough for video calls, streaming, and remote work across the whole house at once, with everyone online at the same time.
Living and dining. An open first-floor great room with a 75-inch smart TV. The dining table seats eight, with additional seating for up to twelve. The kitchen is fully equipped for cooking at group scale. A garden courtyard with a fountain sits at the center of the house, and there's a one-car garage.

Puerto Morelos. A working fishing village that has kept its character — a quiet town square, excellent local restaurants, and the Mesoamerican Reef just offshore. The reef sits 500 meters out, sheltering the swimming lagoon and offering some of the best snorkeling on this coast. The cenote road is minutes away, with Tulum and Chichén Itzá within a day's drive.
