To ensure the comfort and safety of all our guests, this property is strictly non-smoking and non-vaping. This policy applies to the entire interior of the unit, the balcony, and all common areas within the community. Please be aware that any evidence of smoking or vaping will result in a minimum $500 deep-cleaning fee and potential forfeiture of your security deposit. 🌊✹

Mail delivery is not permitted. If needed, please arrange for a local P.O. Box.

🚹 STRICT NO REFUND POLICY (PLEASE READ)
TRAVEL INSURANCE IS HIGHLY RECOMMENDED. There is a STRICT NO REFUND policy within 60 days of check-in. This includes no refunds for health conditions, weather, red tide, or transportation issues.

🌀 Hurricane Season (June 1 – Nov 30): No exceptions for the threat of a hurricane or aftermath closures (roads, beaches, utilities). We strongly urge you to purchase "Cancel For Any Reason" (CFAR) insurance. Approved date changes incur a $50 fee plus rate differences.

Payment: If another party is paying, you MUST add their email to the booking. Only the payer is authorized to e-sign the Rental Agreement.

Requirements: Minimum age to book is 25. ESA animals require a valid doctor’s prescription; under ADA/FL law, only documented service animals are permitted. đŸŸ

Balcony Rules: Per HOA, towels, swimsuits, or clothing may not be hung on balcony railings.

Pool Temp: We cannot guarantee pool temperatures during colder months and do not offer refunds for cold water.

Check-In: 4:00 PM. No early check-in requests, please; if available, it will be offered the morning of arrival for a $50 fee.

📜 Beach Cottage Rules:
All animals are strictly prohibited.
Entry into the building is by key or code.
ALL vehicles must have a valid parking pass. Limit 2 vehicles per unit.
NEVER leave doors propped open or let strangers into the building.
NO Boats, trailers, or motor homes permitted.
MOTORCYCLES are not allowed in the covered garage.
Children under 12 must be supervised by an adult at the pool; no children under 12 in the Jacuzzi.
Pool hours are 9:00 AM to dusk.
Shower and remove oil/sand before entering the pool or Jacuzzi.
NO glass or bottles permitted on the pool deck.
ALWAYS close umbrellas after use or if a storm approaches.
NO running on the pool deck or playing in elevators.
NEVER feed the birds.
ALWAYS turn off the gas and clean the grill after use.
NEVER drape towels or bathing suits over balcony railings.
NEVER leave items in hallways, doorways, or the parking garage.
Dispose of garbage in bagged trash chutes; use blue recycling bins in the garage.
ALWAYS return carts to cart areas.
NOISE – No loud noise, dishwashers, or laundry before 8:00 AM or after 10:00 PM.
VIOLATORS MAY BE EVICTED AND OWNERS FINED.

Spacious and Well-equipped Condo in Wonderful Location

The condo had ample room for our family to relax, the pool and pool area were well-maintained, and we were just steps from the beach with no need to cross a street to access the beach area.

Family Beach Stay

We enjoyed our stay in the condo! It was nicely equipped. Had a few minor repairs (a loose hinge on a cabinet, and a hot water issue in the bathroom) they were addressed quickly and efficiently! The property was great! All the provided beach equipment was also wonderful! Great location would stay again!!!!

Spring Break '25

Our stay was great! Some areas around the pool were still under construction from the Hurricane, but the condo, location, pool and beach were wonderful! Our only cons: condo is dated but clean and the couch needs to be fixed/replaced. Otherwise, we had a great week!

This condo is great for families and relaxation. We had a couple of questions on our first day and they were answered/resolved promptly and professionally. The pool/beach area were great and the balcony was excellent to sit out on. Unfortunately our trip was cut short due to the hurricane but we wish we could have stayed longer!

As advertised

Our stay was overall good. House was clean with lots of towels, beach chairs, beach umbrellas and sand toys. Listing is as advertised. Units are little old but electrical equipments were in good shape. Rules are strict because a lot of residents living there full time.

Nice condo on a quiet beach

The condo is spacious and comfortable. We really enjoyed the large balcony. Our only problem was the dirty floors. They were not sandy but all of us had black feet at the end of the day. The balcony floor really needs to be pressure washed.

There is a County Beach nourishment project to include placing additional sand on the beaches of Sand Key (Clearwater Beach to Belleair Beach and Indian Rocks Beach to North Redington Beach), Treasure Island and Upham Beach, however they do this in small stages, thus, beach use will be available on either side of the beach area that they are working on.
