Upper Unit Next to the Pier

This spacious upper unit with cathedral ceilings and wood-look laminate flooring has sweeping views of the ocean, Catalina Island, Balboa Pier and beyond. The home has been decorated and laid out with one thing in mind – guest comfort. Balboa Pier, Balboa Village and the ferry to Balboa Island are just blocks away. Walk to watch the waves at the world-famous Wedge, or bike to Newport Pier in minutes.

The roomy living area has plenty of space for the entire family to gather with a large L-shaped sofa, two side chairs, ceiling fans and wall-mounted flat panel TV, and is all glass in front, allowing for dazzling views. The newly redone fireplace has blue fire glass for a cool display.

A large wood dining table and chairs grace the dining area and the counter has four bar stools for snacks or quick meals. The tiled kitchen has brand new granite counters, side by side refrigerator, subway tile back splash, recessed lighting, pantry and a contemporary hood allowing for better ocean views from the kitchen.

The home has four bedrooms. The master suite in the rear of the rental has a king bed, ceiling fan, wall-mounted flat panel TV and tiled en-suite bath with a tub/shower combination. Two middle bedrooms have both a twin and a double bed. The front bedroom has a queen bed. The spacious hall bath also has a tub/shower combination and a half bath is located just down the hall from the kitchen, across the hall from the queen bedroom.

The rental has limited outdoor space, but then the beach is right out front! A small side deck is large enough for one chair and the gas BBQ. The strip of “patio” in front accommodates several resin chairs, but is not wide enough for a table.

A shared heavy-duty Speed Queen washer and dryer are located in the garage, with one parking space for this unit. There is an outdoor shower with hot and cold water for rinsing the sand away.

The home is situated a short stroll from the Balboa Pier, Balboa Pavilion and surrounding boutiques and eateries. Catch the ferry to Balboa Island via bicycle or on foot to stroll among coastal-chic shops and cafes. Deep sea fishing and whale watching excursions can be booked through Davey’s Locker at the Pavilion.

There is construction to the home across the alley.

Fantastic location and space!

Overall, I recommend this vacation rental. Reviewer Comments: We had a wonderful stay. Location was perfect and bedrooms had just what we needed for space. We loved the fireplace. Downsides, floor was not clean, dirty bare feet within hours of being there. Several fixtures came off the wall (towel bars). Only two burners worked on the stove. There was nothing in the house, shampoo, books, spices to cook with, etc but that’s understandable for this kind of rental. Overall for the price it was great!

Balboa Stay
The location of the property was great and the check in process was so easy and close. The staff was very friendly and helpful. My only issue was the cost of a maid fee which didn’t include the making of the beds. All sheets and towels were rolled up in Saran Wrap and left in each room. We had to make and un-make the beds as well as take out all trashes. I understand that this let’s the guest know that everything for sure is clean and taking out the trashes was no big deal. However, I feel as though the charge for this is excessive given the amount of work that is placed on the renter.

The size and location of the property is wonderful. We thoroughly enjoyed being in the space and looking at the view from the huge windows. I am familiar with the rentals in the area and for the price feel like this is one of the best I’ve stayed in. Would DEFINITELY rent it again

Fun location
Love the vaulted ceiling and overlooking the beach. The place itself is a little outdated and the rooms were all pretty small. Definitely could use better mattresses/pillows/betting to make it more comfortable stay. But overall we had a great time.

We loved this place! Great location. Parking is an issue, but that's normal for a location like this. The garage is a tight squeeze. It's a two-car garage that you share with the lower half of the house. We could not get our van in, since our "neighbors" already had their small SUV in the garage. We may come back!

A great week
Everything was great. This was our second stay here. House is in a great location for all of the activities Balboa has. The house was clean and big enough for 3 small families. It's great.

We really enjoyed our stay the views are beautiful BUT we had to make the beds, didn’t have propane for the BBQ. Also, for a beach house there was no beach chairs, beach toys and towels.

The best beach rental in Newport!
An amazing property! Location was phenomenal, home was super clean and accommodating, and my wife and our five children had the vacation that we will never forget! We loved the long layout of the home and how we were able to totally spread out, and the views of the beach at sunset/sunrise were amazing. We walked all around Balboa peninsula from the Fun Zone to the pier, and the kids loved the playground at the base of the pier. We will definitely be returning!

Great Location!!
We loved staying here. So close to shops, the beach, the pier, and restaurants. Balboa’s Fun Zone was so close and the teens were able to walk over and enjoy themselves. Thanks for a great time!!

Perfect location
Our family (12 of us ages 3 to adults) stayed in this perfectly located beach house. The views are amazing and there’s plenty to do within walking distance for everyone.

I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Very disappointed in our stay. It ended up being fine I suppose, but is fine what you really want when looking forward to a vacation, especially during these times. The house keepers apparently did not put our bedding on because they didn’t have time, so it was wrapped in plastic. I hate putting bedding on at my house, let alone on VACATION! Katie was also very rude when I called about the A/C not working. She was very condescending and assumed I should have known there was no A/C, even though it did not explicitly say NO a/c anywhere. After driving 1 hr in hot LA traffic to find our place at 86 degrees was not fun. Also, no cleaning statement was provided after checkout. I had to reach out and ensure we weren’t charged any additional fees. It seems like a good practice to provide a final statement so your guests aren’t wondering. I’m really not sure what the $400 cleaning fee is for because you have to take at the trash yourself, there was sand everywhere when we arrived and they don’t even put the bedding on for you. It’s an absolute joke.

I’m a frequent traveler and perhaps I’m spoiled by Airbnb and luxury hotels, this was my first time staying with a property manager and I wasn’t impressed. The rooms/bathrooms could use some TLC. We had to purchase additional toilet paper and paper towels. The house wasn’t rented the two previous nights but our request to check in early wasn’t able to be accommodated because of their “linen service” which was just the bed linens wrapped in plastic wrap on the beds which makes me think that they either didn’t bother to check or they are poorly managed. We only were allotted one towel per person. This was a last minute trip for a funeral so future trips I will likely try to book thru Airbnb who generally has better amenities. If all you care about it location, it was great.

Beautiful Home
We loved staying at this property. The views are incredible and it is right in the middle of Newport Beach. You can walk to many bars and restaurants. We stayed in the upstairs unit and loved the big open window facing the ocean.

Reviewer Comments: We just spent a week in both the upper and lower units of this house and there are several things you should be aware of:1 The upper middle bath shower is leaking into the lower bath through the wall fairly heavily2 One of the plastic chairs out front is broken3 Red leather chair in upper unit is falling apart 4 It took two days of begging to get the windows washed and only partially done!! This is big . Looking out through barely clear windows is a drag on us all5 The lower unit fire alarm went off and is wrapped in a towel in garage6 The front fence feels like it could fall off at any minute.

Loved it
The location was perfect and close to everything. We went for my mother's birthday and she loved the big window in the living room. We were close to the fire pits. If high tide was not an issue we would've been able to see the waves crashing.

Overall, I do not recommend this vacation rental. Reviewer Comments: The house was in a great location and my family had a really nice time. However we were disappointed in the condition and cleanliness of the unit. The floors were not clean, our bare feet were blackened the first day. The couch was full of sand, and windows, sills and screens were filthy, as well as door jams and some walls.
