With Newport Beach's popular 35th Street beach and boardwalk steps away, our corner upstairs unit is perfectly situated to accommodate folks who want to experience the best of local beach living and recreation. Besides what is already stocked and prepared for our guests, anything else needed or desired is either a walk or bike ride away. Here's what you'll find in this upper unit:
LIVING/DINING AREA:
- Large sectional leather sofa
- Streaming Cable TV & Wi-Fi
- French doors open to front balcony with ocean view
- Dining table w/ seating for 4
KITCHEN:
- Basic supply of dishes, utensils, cookware, bakeware
- All major appliances; small appliances
- Guests must provide their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)
BEDROOMS:
- Primary Bedroom: King bed; en-suite bathroom, Streaming Cable TV
- Bedroom #2: 2 sets of Twin bunk beds
- Bedroom #3: Queen bed,
- Bedroom #4: King bed
BATHROOMS:
- Hallway Bathroom: tub/shower combo
- Primary Bathroom: step-in shower
EXTRA SLEEPING ARRANGEMENTS:
2 twin trifold floor mats w/ extra linens and pillows (best used for children) are provided; rollaway twin beds can be rented, in lieu of floor mats, if desired. Make arrangements in advance to ensure availability and delivery in time for your arrival.
LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.
OUTDOOR LIVING:
Balcony: dining table for 4; propane gas BBQ grill; ocean view

-4 low-profile beach chairs
-ceiling fans throughout; heating
-hair dryer; iron/ironing board

DUE TO THE MODERATE COASTAL CLIMATE, THIS HOUSE (LIKE MOST IN THE AREA) DOES NOT HAVE AIR CONDITIONING

Shared coin-operated laundry facilities location in rear carport; bring quarters and your own laundry supplies.
PARKING:
1 space provided in shared double carport, accommodates most vehicles (some SUV's). Carport dimensions are 83" H and double wide. Available general neighborhood parking can also be utilized (metered and unmetered).
LOCATION:
Best of all is the close proximity to the popular 35th Street beach - known for its great surf and inviting shoreline. There is something for everyone at this longtime local favorite! And every convenience is within easy walking distance: eateries, coffee shops, grocery store, shopping, nightlife, the iconic Newport Pier, the posh Lido Marina Village, and so many destinations in between! The beachfront boardwalk, which stretches 6-miles along the peninsula, is the best way to explore the town on foot or on beach cruiser. Guests can park their cars and not use them again until departure day!
RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and much more! Contact us for more information.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations of 30 nights or fewer) as mandated by the City of Newport Beach.

This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
PETS:
Dogs are considered. # of pets, size and breed restrictions apply. Approval by Manager is required, and a non-refundable pet fee will be assessed.
