The main features of this 4th-floor apartment:

- A bright open plan living space that includes dining area, and kitchen. The living room is outfitted with a comfy sofa and a big flatscreen Smart TV with Netflix/Youtube, a wonderful spot to spend downtime moments together.

- A fabulously spacious and fully equipped kitchen with quality appliances, and all you’d need to prepare home cooked meals.

- A classy dining table that can accommodate 4 guests comfortably.

- 2 comfortably-furnished bedrooms and 2 full bathrooms configured as such:
Bedroom 1: 1 double bed
Bedroom 2: 2 single beds

- Wi-Fi, washing machine, fresh bed linens, and bath towels are provided complimentary during your stay.

The Neighborhood:
Situated at the heart of Basingstoke city centre and only 4 minutes walk from the train station. The newly developed Festival Place is a 1.1m sq ft shopping centre situated right next to the apartment, just off the M3, housing over 140 big brand stores including Next, Marks & Spencer, Apple, H&M, Zara and Jack Wills. It is home to over 20 mouthwatering eateries including Côte Brasserie, Ask Italian, Pizza Express, Wagamama, Pret, Gourmet Burger Kitchen, and Nando’s and a Vue cinema.

Getting Around:

1. Festival Street Kitchen - Lovely food, friendly service and nice outdoor area to sit.
2. The Fox - Traditional country pub, offering residents and visitors alike an informal, comfortable experience, serving quality ales and wines and freshly cooked locally sourced food.

Things to do in Basingstoke:

1. Milestones Museum - Old buses and trams that you can sit on and wonderful old sweet shop and adequate play as well as picnic areas.
2. Eastrop Park - Great place for all ages, it has a lovely park for the kids and boating lake, little paddle pool, plenty of space around the park, and great place to picnic.
3. Festival Place Shopping Centre - Over 200 shops including large stores such as Next, Marks and Spencer, Apple Store and HMV. There are also restaurants, bars, and cafés, mostly located outside in the covered Festival Square.

There is one complimentary mid-stay clean for long-term stays (28 days or more). If you would like additional cleaning, there will be an additional fee. Please make your request at least 48 hours in advance.

We provide a few complimentary essentials to make you feel more at home when you arrive: trash bags in all trash cans, toilet paper, hand soap, shampoo and dish soap/dishwasher tabs. Please note that these items are not replenished. If you run out, you’ll need to purchase more.

We also provide fresh towels and linens upon arrival. There will be an additional charge for extra towels and linens.

House Rules:
- We have installed ring doorbell cameras at the front of the property to ensure the safety of all our guests and all our property. This is for the safety of our guests and for the security of the property.
- No events are allowed. If we find evidence that you are partying inside the property, you will be asked to leave the property immediately by our security team and your security deposit will be retained.
- This property will NOT accommodate stag, hen or any similar parties.
- No illegal substances are allowed on the premises.
- Please note that all special requests are subject to availability, and additional charges may apply.
- Pets are allowed with prior authorization and an extra £20 per pet per night
- NO SMOKING! We strictly implement a non-smoking policy throughout the entire building. Violation of this policy will result in a charge of £200.
- No unregistered guests. Bringing extra people in addition to the number you have booked for is considered a booking violation, and we will have no other choice but to ask everyone to leave the premises, and your security deposit will be retained.
- If you wished to have visitors, you need to inform us prior to arrival. However, they will be not allowed to stay overnight.
- Any damage to this property is chargeable. This accommodation regrets that it cannot accept liability for any valuables left in the apartment or parking vehicles.
- Respect the noise curfew. Our properties are in a private residential area. Therefore, our duty is to strictly implement a no noise policy starting from 10 PM to 7 AM.
- Take extra care of your keys. Keys not left in the designated location as specified in the check-in and check- out instructions will incur a £50 additional charge. A charge of £50 for an emergency callout; £250 for an emergency locksmith charge will be incurred for any loss or unreturned keys.

We would love to have you as our guest and have a comfortable stay. We offer hotel standard linen and towels to a guarantee a great night's sleep. We have a fantastic housekeeping team to maintain our exceptional standards for your comfort.

It’s a self-check-in property. Keys will be in the lockbox, and the code provided before arrival.

Great location, could use a facelift
We did enjoy the stay, but there could be a couple of improvements. Pros: convenient location Quiet Clean Pets are allowed Smart TV Cons: uncomfortable furniture The sofas were older and one was torn. They really should be replaced. They are extremely lumpy and uncomfortable. The beds were quite hard. My husband couldn’t sleep in the double bed as it was too uncomfortable for him. The water pressure is quite low. If a small investment was made to the furniture, it would be a 5 star review.
