This property features a fully stocked kitchen with a breakfast bar flowing into the living room, full-size washer and dryer and three good sized bedrooms. The property is also ADA handicapped accessible. Highland Village is located just 1 mile from the three-way intersection of downtown Gatlinburg so getting to all of the shops, restaurants and moonshine couldn’t be easier. Don’t want to drive? Take the trolley at the bottom of Village Drive and be downtown in minutes. There are so many things to do there is no way to list them all. There is Dollywood, The Great Smoky Mountain National Park, Clingmans Dome, shopping, museums, restaurants and so much more! If you decide to venture out of the resort, the cabin is just a short drive from the parkway in Pigeon Forge and Dollywood. It is also a short drive in the other direction to Gatlinburg and Great Smoky Mountains National Park. There is so much to do in the area, there is something for everyone. CABINS IN THE CLOUDS – RENTAL AGREEMENT
Property: HV 102

By signing this agreement, the primary guest acknowledges and agrees to the rental terms below for this reservation.

1. CHECK-IN / CHECK-OUT
Check-in is after 4:00 PM Eastern Time. Check-out is by 10:00 AM Eastern Time.

2. NON-SMOKING PROPERTY
Smoking is not permitted inside the property. Smoking is permitted outside on the deck. Please dispose of cigarette butts properly. If smoking results in additional cleaning, odor removal, or remediation, a $250 remediation fee may be charged.

3. AGE REQUIREMENT
The primary renter must be at least 25 years of age. We do not rent to vacationing students or individuals under 25 unless accompanied by a parent or adult guardian.

4. PAYMENT
For reservations booked directly with Cabins in the Clouds, a 50% deposit is required to reserve the dates, with the remaining balance due 30 days prior to arrival.

Reservations made through Airbnb, Vrbo, or another booking platform are subject to that platform’s payment schedule and policies.

5. CANCELLATIONS
For reservations booked directly with Cabins in the Clouds, cancellations made more than 30 days prior to arrival will receive a full refund. Cancellations made within 30 days of arrival are non-refundable. Early departures or shortened stays do not qualify for refunds.

Reservations made through Airbnb, Vrbo, or another booking platform are subject to the cancellation policy applicable to that reservation.

6. QUIET HOURS
Quiet hours are from 10:00 PM to 8:00 AM. Please respect neighboring properties and other guests in the condominium community. Serious or repeated disturbances may result in termination of the stay when permitted by applicable rules and policies.

7. MAXIMUM OCCUPANCY
Maximum occupancy at HV 102 is six (6) guests. Occupancy limits may not be exceeded without prior written approval from Cabins in the Clouds.

8. MINIMUM STAY
HV 102 generally requires a two-night minimum stay. Longer minimum stays may apply during holidays, special events, peak periods, or other designated dates. The minimum stay applicable to the reservation is established at the time of booking.

9. INCLUSIVE FEES
Rates include a one-time linen and towel setup. Applicable amenity fees are included in the rental rate unless otherwise disclosed at booking.

10. LINENS / HOUSEKEEPING / CHECK-OUT
Linens and bath towels are provided. Daily housekeeping is not included. Towels and linens may not be removed from the property.

At departure, guests are asked to place dishes in the dishwasher and dispose of trash in the designated trash container. Excessive cleaning, damage, missing items, or conditions requiring cleaning beyond normal turnover may result in additional charges when permitted by the booking agreement or platform.

11. PETS
HV 102 is a NON-PET-FRIENDLY PROPERTY. Pets are not permitted.

Bringing an unauthorized or undisclosed pet to the property may result in a $250 unauthorized pet fee per pet, in addition to applicable cleaning, damage, or odor-remediation charges.

Trained service animals are accommodated as required by applicable law and booking-platform policies.

12. RATE CHANGES
Rates are subject to change prior to booking. Once a reservation is confirmed, the rate and charges applicable to that reservation will be governed by the confirmed booking terms.

13. FALSIFIED RESERVATIONS
Reservations obtained under false pretenses or containing materially false information may be subject to cancellation or termination of the stay, and applicable payments may be forfeited when permitted by the booking agreement, booking platform, and applicable law.

14. WRITTEN EXCEPTIONS
Any exceptions to these policies must be approved in writing by Cabins in the Clouds.

15. SEVERE WEATHER / EMERGENCIES
Weather conditions in the Smoky Mountains can change quickly. Guests are responsible for monitoring weather and road conditions before and during their stay.

Refunds for severe weather, road conditions, government orders, evacuations, or other emergencies will be handled according to the cancellation terms applicable to the reservation, the booking platform’s policies when applicable, and any requirements of applicable law.

16. BOOKING PLATFORM POLICIES
Reservations made through Airbnb, Vrbo, or another third-party booking platform may be subject to additional or different payment, cancellation, refund, service-animal, and other policies. When a platform policy controls a reservation, the applicable platform policy will be followed.
