Welcome to Top Sail, a 3-bedroom, 3-bathroom condo located in the heart of Folly Beach. This charming condo offers stunning views of the Atlantic Ocean and provides a perfect beach retreat for families, couples, and even your furry friends. With its unbeatable location just footsteps from restaurants, the beach, and local shops, Top Sail is your ideal destination for a relaxing and memorable getaway.

Living Area: Spacious and comfortable living room with a large plush couch, perfect for watching a movie or chatting about the day’s beach adventures.
Open-concept layout with access to the porch offering beautiful ocean views.

Kitchen: Fully equipped kitchen with modern appliances, including a refrigerator, oven, microwave, and dishwasher. Granite countertops and a breakfast bar with seating for three.

Bedrooms: Master bedroom with a newly upgraded king-size bed and en-suite bathroom. Additional bedroom with another king-size bed. Third bedroom featuring a twin over queen bunk bed, accommodating 7 guests comfortably.

Bathrooms: Bathrooms with tiled walk-in showers and ample space. Complimentary toiletries and fresh towels provided.

Outdoor Space: Private porch with seating, perfect for enjoying ocean views and the sea breeze.

Pavilion Watch Complex includes a spacious pool and elevator for easy access.

The place was really clean with the exception of the couch, couch pillows, bar stools, outside furniture and cushions. Kitchen, bedrooms and bathrooms were great. I spent a couple hours unplugging the vacuum, vacuuming the living room rug and couch/couch pillows. The rug, barstools and outdoor cushions need to be replaced. We could have used some hand towels and more wash cloths. The towels were great. We loved the location and the view of the ocean! We felt very safe. It was close to the pier and downtown for eating and shopping. We really enjoyed our stay. The rental co reached back to me about the living area and offered to send housecleaning back. They were very quick to communicate. I would definitely stay here again. Would really enjoy new barstools and outside table cushions. Such a quick fix.

We absolutely loved this condo!!!We have rented at Folly once or twice a year for over a decade. We know exactly what works for us but this rental far exceeded our very high expectations!1. The garage offered 3 parking spaces (I know right? That’s impossible to find on Folly). It was perfect for our car and our electric golf cart that needed convenient charging!2. It is literally across the street from the Tides hotel with a Starbucks coffee shop in the lobby and a Tiki bar on the beach!3. It is almost on Center street the hub of the action! So it’s walking distance to multiple breakfast options, coffee shops, art galleries, souvenir shops, Bert’s groceries, and of course bars restaurants and all the activities on the pier.4. The condo itself has a view to die for! You can see and hear and smell the ocean all day and all night!There is a TV in every room for those who enjoy that. The kitchen was more than stocked with everything you need to cook, prepare and present beautiful meals! The washer and dryer are very high end and plenty big, we used and loved them everyday! The only thing I would change is add to your listing a suggestion to bring your own beach towels. I hadn’t thought to bring those and we did miss having them during our stay (but you can buy them easily at all the shops!)Lastly we loved that it is a pet friendly condo. I would give the condo and the whole experience a 10/10. We will absolutely be returning to this rental frequently in the future!

The condo was beautifully decorated and clean. The view was amazing! The only downside was the sofa was big and not that comfortable for lounging inside. The beds were very comfortable. I would definitely rent this condo again next year.

The location was absolutely fantastic and made our stay very enjoyable. The home itself was comfortable for a short stay, though I think it could benefit from some updates. The sinks were unusually low—even my 10-year-old had to bend down quite a bit to use them—and overall the fixtures and furnishings felt dated. Since I was only there for two nights, it wasn’t a major issue, but I could see it becoming more bothersome on a longer trip.One area that could also be improved is communication, which wasn’t as clear or responsive as I would have hoped. A little more proactive communication would have made the experience smoother.Overall, it’s a great spot in a wonderful location, and with a few updates and stronger communication, it could be an outstanding stay.

Accommodations were clean and as advertised. Location was excellent. Would stay again. Would not do the beach rental equipment in the future. There are cheaper options locally.

Great stay - perfect location

We had such a lovely extended stay at this property. The location is perfect, the view serene, and the condo was very comfortable for our small family and pets. The kitchen was well stocked for our cooking needs, which was great since we were there for so long, but cooking isn't necessary when you're so close to so many great restaurants. Thank you for a wonderful stay! We hope to be back soon.

Mixed Feelings

Washington STATE fam flying to SC. Parking a little confusing. Other reviews say to not mess that up. One of the elevators did not work. We showed up to an unclean condo. Towels on the floor, beds not made, dirty floors, etc. Called the number listed and shortly after received a call that a cleaning team was on the way and it was a mistake in their system. With such a short trip (4 nights) coming from so far—this was a fairly huge inconvenience. Nice crew showed up and we were told to send our receipt for dinner—which we did not do as we had eaten earlier. We ended up getting back to the condo and going to bed. Night one—gone. Location:Conveniently located. Though across a street and parking lot from the beach—it’s really not bad. We watched dolphins from our deck one morning. Amenities: OK. The pool wasn’t the cleanest. It was windy and was full of leaves. I cleaned it myself x2 days with the net provided. Pool was not warm enough for all kids to swim comfortably. They preferred the ocean. Super bummer for a family with kids of all ages, adjusting to a time change and having some kids sleep longer than others…taking older kids swimming in the morning wasn’t an option. Refund:$266.00–funny because the nightly rate on my end is listed as $342.24. Not having a vrbo space ready and then shorting the people who showed up to an unclean space probably isn’t the route I’d go. The talk and apologies were good, but I’m not sure what $266 covers. Folly Beach: Great.

Beautiful Folly Beach Vacation

We had a great time, very clean great location to the beach and within walking distance to activitites like learning to Surf and Dolphin tour. I would recommend this property anytime.

Folly Family getaway

Pavilion Watch was perfect for our family. All adults with two dogs. Three bedrooms and three baths met the needs of my family. The condo was furnished beautifully with a large deck and a view across the tides parking lot of the ocean waves and a short access to the beach. Parking in the shade in walking distance to all resturants. Thanks for another great Folly experience.

Great view

Condo had a great view. Bedrooms were large & spacious. There were two elevators which was nice. Easy walk to beach or downtown shops. However, condo had very low water pressure so it was hard to get a nice hot shower. There was no kitchen table to eat at. Beds were comfy but sheets did not fit bed. There were no instructions for how to work TV. Condo next door was very loud. We had a good trip but will choose a different condo next time.
