Please note the following requirements to complete your reservation:
Government-issued photo identification is required at check-in.
Guests must review and sign the single-page Rental Agreement at check-in. This document outlines the house rules, check-in and check-out procedures, and helps ensure a smooth and enjoyable stay for both parties.
Minimum age to book is 25 years old.

Check-in time: Typically Between 3:00 and 5:00pm.
Check-out time: 10:00am. These times are strictly enforced to allow for preparation of our next arrival. All guests and belongings must be out of the unit as housekeeping arrives promptly to prepare for the next guests. Late departures must be authorized by ECG and are not permitted in the summer months.
Property is self-catering. Only starter supplies provided.

CANCELLATIONS POLICIES

Holiday reservations are non-refundable: Blue Angels Week(7/12/26-7/19/26), 4th of July, Christmas, New Year’s Eve, Thanksgiving, and Memorial Day. Bad weather is Non-refundable.
Hurricane Policy: REFUNDS GIVEN when a Mandatory Evacuation Order is issued.

TRAVEL INSURANCE is optional, but we strongly recommend it. In case of any unforeseen events, this insurance helps protect your vacation investment.

Your cell phone number should be made available at the time of booking.
Donna, the property manager, will be available day and evening, throughout your stay, for any questions, needs, or recommendations. You will be able to contact her directly.

Any unauthorized pet on the property is in clear violation and there will be, without exception, a $200 charge and guest will be required to vacate immediately.

A $150 fee may be charged for ionization, if smoking in the property is detected.

Several noteworthy great things about the property! First off you get to check in right there which is nice....before with a different property we had to drive across town do paperwork get keys then drive back to the place which is a pain in an UBER.. The property also has beach chairs and umbrellas in a shed in the garage and the key is hanging inside to it. The outdoor shower is great and the furniture is wonderful the couches are AWESOME! great location you can walk to everything. This is a perfect property that is super comfortable and the appliances and everything are very nice! I played trivia at the Sneaky Tiki and won a portable blender. It charges with USB. However, you cannot take a blender on a plane. So I washed it thoroughly and left it over the fridge. Have a Margarita!Go to Jolly Sailing and sail while you are down there,the Marina is right behind the Sandbar restaurant and we have now been a half dozen times. Captain Roger will let you do some sailing stuff or just chill out.

Great location to everything as we walk and bike everywhere on vacation. One block off the beach was great! Everything was as advertised with the exception that we had to take the trash out to the road or we would have fined us!

It is a perfect spot for walking and biking everywhere. Regarding the trash pickup, we are sorry this may have caused some inconvenience. Pensacola Beach sanitation company only collects once a week and issues fines for overflow. We simply ask guests to roll the bins to the curb on that one day a week so we don't miss it. Little cottage

We loved the place, great location and had everything we needed for the beach and kitchen was great. Donna was so very helpful, she went out of her way to make sure we were comfortable. She's the best!!

Perfect little beach house!!

Family trip

The place was perfect for a quick trip to enjoy the beach! Good location, plenty amenities, perfect beach bungalow feel. Loved all the beach gear and bikes that were available. Can't wait to go back.

One of the best vacations we've ever had

The house was so close to the beach, and it was so nice to have all the necessary beach equipment already at the house. The beach was so clean and quiet! We saw dolphins, manatees, jellyfish, and sharks! Just an overall wonderful vacation!

Beautiful property and location

I have stayed in a lot of beach condos and homes over the years. This was by far my favorite. The interior was beautiful, loved the location, was convenient but also just far enough away. Property manager was extremely helpful and accommodating. Would love to stay here again!

Great hidden gem!

This cute beach cottage was packed with tons of surprises and was more than we could have expected. Being cozy and a short skip to the beach was just the icing on the cake. This beach house was in a great location to shopping, food and experiences. Definitely want to book another stay here soon. The host was quick to respond and was so helpful with anything we needed.

Very nice stay!

We enjoyed our stay, and the house was all we needed. The outside shower was nice to rinse off sand after the beach trips. The storage area has all the beach stuff you need. The deck around back is shaded part of the day which was nice too. The host was very helpful during our visit and let us know when the Blue Angels were about to fly over which was really awesome to see. We liked the fact there are no stairs to climb because it is all ground level and we brought my 87-year-old father. Look forward to visiting again!

First family vacation,

Location of the property was great. Perfect size for us and two small children. Easier walking distance to beach and downtown area. Trolley pick up near by that my toddler loved to ride, as well as a playground a block away. Property Manager very responsive

Great spot for young families!

We stayed for 5 nights, it was a great space for our family with a toddler. He enjoyed the toys that were available and exploring the yard. There is also a playground less than a block away. Communication was great and the space was clean and as advertised. Easy to get to and great access to the beach. It was nice to have covered parking a few feet away from the door!

Great Access!

We really enjoyed the house during our stay. It was a very short and convenient walk to the beach. We loved that the house was not in the middle of all the hustle and bustle, but close enough to be at eateries and entertainment within a few short minutes. Owner messaged us to tell us one evening that the Blue Angels were going to do a beach buzz. So glad my 2 boys got to see them! Would rent again!

SUMMER FUN

We had the BEST time here. Place was clean, quant, and perfect for 2 adults, 2 children. Spent a lot of time at the beach, but the outdoor shower to the bathroom really helped with the control of sand. Enough space for us to have our separate places along with the outdoor area for us adults and kids inside when needed. Had everything we could have needed for a summer beach house for the week and owner, Donna, was extremely tentative, polite, and accommodating. Would 10/10 recommend to anyone staying here. Will be booking again if availability when I come back into town.

Highly recommend!

We had a wonderful experience at this property! The house was quiet and exactly what we hoped it would be. Beach access was a convenient 1-2 minute walk and the house was well-equipped with chairs and things you could take down to the beach, as well as an outdoor shower for rinsing off. When an appliance failed during our stay, the property manager was quick with communication and went above and beyond to make sure that we weren't inconvenienced while they were (very promptly!) getting the appliance replaced. She was also great about letting us know about special events happening around Pensacola Beach and making sure that we got the most out of our trip. When we come back, this will be the first property we check for availability!

Beautiful priperty but could use some TLC

Overall impression was good. I wish I could have given it an excellent. Donna was amazing and answered all my questions and was quick to assist when the back porch light didn't come on. That being said there were a few things. The return air vent was gross. It didn't look like it had been cleaned in a while. The mattress in the 2nd bedroom needs turned and the headboard bangs off the wall every time you move. The water was relatively warm turned all the way up so the shower was uncomfortable as well as not being able to turn the heat up as requested. I was disappointed that the bicycle was buried in the back of the shed. I am pretty efficient but didn't feel like unpacking the shed to get to it for the beautiful 55 degree day. That being said the labels were very helpful. The beach was beautiful and I was able to walk for hours. I know my booking was last minute and I appreciated Donna being able to accommodate me. The cottage is decorated adorable and Donna hasn't missed one thing. I was sad to see Geronimo's closing. Considering what I paid for 3 nights I wish it had been a little less disappointing. I did take out the trash and start the dishwasher as requested, but I think I left something in the freezer. I hope the cleaner found it. Will likely request to stay with Donna again, if she'll have me.

Thank you for taking the time to give us your honest review. We have replaced the AC register as it was looking very old and rusty. I assure you the filter was clean! Also, we took care of flipping the beds, both of the queen mattresses. That's always a good idea. My handyman did adjust the temp on the hot water heater. The bikes do get pushed to the back sometimes when they are not used as much as the beach chairs, cart and umbrella. Power bills can get out of control so we do have suggested temp settings but, we never want guests to be uncomfortable so the thermostat can be adjusted. I wish we had talked during your stay to get the most out of your 3 days! I am always available by phone to answer any questions and handle any issues. Exactly as advertised

House is the perfect size for 4 adults. Great location, close to the action. House was exactly as previously described by other renters. Pictures were spot on. No surprises at all. We loved our stay and the manager was awesome when we met to check in.
