This sun-filled split-level 3BR/2BA residence offers a comfortable and inviting setting for your next family getaway, just steps from the sand and boardwalk. Whether you’re heading out for a morning surf, a bike ride along the coast, or a relaxing day by the ocean, everything you need is right at your fingertips.
LIVING & DINING AREAS:
The main living space on the second floor features a comfortable sofa, streaming cable TV, a ceiling fan, and a wall-mounted A/C unit for added comfort. The adjacent kitchen and dining area includes a table with seating for six, along with additional countertop seating for two.
BEDROOMS:
- Guest Bedroom 1 (Ground Floor): Queen-size bed
- Guest Bedroom 2 (Ground Floor): Two twin-size beds
- Primary Bedroom (Second Floor): Queen-size bed with en-suite bathroom
BATHROOMS:
- Hallway Bathroom (Ground Floor): Combination shower/tub
- En-Suite Bathroom (Second Floor): Combination shower/tub
OUTDOOR LIVING:
The shared front patio offers a dining table with seating for four, a market umbrella, a propane BBQ grill, and ocean views, perfect for enjoying the coastal setting.
KITCHEN & AMENITIES:
The kitchen is fully stocked with dishes, pots and pans, utensils, cookware, and bakeware, along with both large and small appliances for easy meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.
YOUR STAY ALSO INCLUDES:

GUEST ACCESS:
Guests will have private and exclusive access to the entire split-level residence, including all interior spaces. The front patio is shared with the adjacent unit. The adjacent 3BR/1BA residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.
SUPPORT THROUGHOUT YOUR STAY:
We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have central air conditioning. A wall-mounted A/C unit is available in the living area for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: A washer and dryer are located inside the home, with complimentary laundry supplies provided.
Parking: One designated parking space is provided in a shared two-car garage (left side only), accommodating most small to mid-size vehicles. Street parking, both metered and unmetered, is also available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
