The master suite boasts its own private balcony with lounge chairs, sparkling water views, and a plush king bed. The en-suite bathroom offers double sinks, generous counter space, a walk-in shower, and a soaking tub. The second master also includes a king bed, Gulf views, and a private bath with double sinks and a walk-in shower. A third bedroom features full-size bunk beds, with an additional full bathroom just steps away. With three bedrooms and three bathrooms, there’s plenty of space for everyone to unwind.

Rating Details: The vacation rental was very clean. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We enjoyed our stay. It is a little older but was clean. We did not sit in the barstools because they were very wobbly and felt like they could break at any time. We had a mandatory evacuation (hurricane) and got a night refunded.. we rented here because of the pickleball courts but to rent them was extremely difficult and took four phone calls to straighten out. The description of the third bedroom is TWO queen beds and the drawing has two separate beds but it is a bunkbed!!!! It just needs some TLC but I would stay there again.

The air conditioning in both king size bedrooms did not cool either room and we had to purchase a fan to stay remotely cool at night. However, the living room and bunk bed room remained cool at 70 degrees.

Beautiful view in a beautiful secluded/ gated area. Private area of beach and private estate. Right in the middle of everything! Food and Walmart close by! Airport was about 45min away or so, but that’s no big deal! This place is breath taking and the staff is very accommodating and kind.

Disappointing Experience After Years of Loving Beach Manor

Rating Details: The property manager was very unhelpful. The vacation rental was clean. I was somewhat unhappy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: We have stayed at Beach Manor several times over the years in different units and have always loved it. We’ve recommended it to others and even stayed here when we got engaged, so unfortunately this experience was extremely disappointing.The condo itself was fine overall. Our biggest issue was how incredibly rude and disrespectful several members of the property staff were throughout our stay.We traveled with three toddlers and brought a canopy for shade, as we have during previous stays without issue. I fully acknowledge that I should have read the current rental agreement more carefully, as tents are no longer permitted. Once told, we immediately complied and moved it off property. However, nearly every day afterward, staff followed us toward the beach to make sure we were taking it off property, despite repeatedly telling them that we were. It felt unnecessary, disrespectful, and made us feel like we were being watched rather than welcomed as guests.We also used the main pool for four days before suddenly being told on Wednesday that we could no longer use it because our unit did not include wristbands. Again, I take responsibility for assuming the amenities were the same as previous years, but the inconsistency was frustrating.Our experience at the restaurant was similar. The bartender was extremely rude and dismissive when I attempted to order food and a drink. There are polite ways to communicate rules and policies, and unfortunately that was not our experience with multiple staff members.Policies change, and I accept responsibility for not realizing some things had changed. The rules themselves were not what ruined our experience—it was the disrespectful way we were treated while they were enforced.After years of wonderful stays and memories at Beach Manor, we left feeling unwelcome and disappointed. Unfortunately, we do not plan to return.

While the current policies and amenity restrictions were outlined in the rental agreement provided for your stay, we certainly understand that changes from previous visits can be frustrating, particularly when you have stayed at Beach Manor many times. We’re also sorry to hear that the way these policies were communicated left you feeling unwelcome. Regardless of the rules being enforced, we believe guests should always be treated with courtesy and respect. We appreciate you bringing your experience to our attention and will share your feedback with the appropriate resort management team. Thank you again for being a longtime Beach Manor guest, and we’re sorry this visit did not live up to the many positive experiences you had here in the past.

The condo was beautiful and had tons of space. Second time staying at Tops’l and this unit was perfect. Two balconies, large bathrooms and nice beds. The living room furniture was a little dated and the kitchen could use some upgrades. Also, the unit had very limited utensils and cooking equipment and there were no small “get by” items like salt n pepper, coffee filters, etc and we needed to purchase a lot of small items of similar necessity. Check in was very easy. Pool, restaurant and bar on site were awesome. Will definitely consider Tops’l and this unit for next year’s vacation.

Amazing View

From the moment you walk in the view is awesome. There is alot of space and each bedroom has its own bathroom which makes the stay all the better. But that view is unreal. You wake up to the ocean...you fall asleeop to the ocean. I would recommend this place to families for sure. So much to do to keep everyone busy. I can for sure seeing renting this place again!

Beautiful view

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The rental has a beautiful view as it's located on the beach. We had some issues that were taken care of the next day. The only thing is the bedrooms are extremely warm when trying to sleep at night.

Rating Details: The property manager was more than helpful. The vacation rental was clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Amazing views! Beautiful condo. Cons are: hot water ran out after one shower, top of fridge was super dusty upon arrival. You would think with the outrageous cleaning fees the condo would be spotless.

What a Condo!

Overall, I recommend this vacation rental. Reviewer Comments: The condo was perfect. By far the best I’ve had in this area. The view is perfect. The condo is well stocked and was comfortable for my entire party. I also want to commend Gibson Beach Rental for having the best communication of any rental company. They were always very quick to respond to any question my party had.

June 2024 Vacation

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The unit was very clean. Location was perfect. Beds were comfortable. The kitchen was poorly stocked. Only three chairs - I'm guessing one was broken and not replaced. Some maintenance is needed - doors not closing properly.

Overall, I recommend this vacation rental. Reviewer Comments: It was okay. Lacked many essentials like towel racks in bathrooms, pots/pans to cook with, many belongings from previous renters were left behind, etc. It wasn’t super clean (kitchen items, bathrooms, hair) but was in a excellent location though

Spring Break 2022

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: The unit was nice and recently painted and refreshed. The bedroom furniture is in great shape and the bunk beds are a full size which is a bonus. We like that there is a parking garage that keeps the car covered. The relationship to the beach from the building is about as as close as you can get. We come back each year.

September 2023 Stay

The condo is overall great. It met our needs and provided plenty of space for our party of three adults and one toddler for our eight night stay. The kitchen isn’t the best stocked, so if you plan to cook at the condo consider bringing your own cooking utensils and cleaning supplies. A broom and dust pan would be a nice addition. The unit was a dusty on some hard surfaces and light fixtures, but the bedding, bathrooms and towels were very clean. The views and location are hard to beat.
