Neptune's Sanctuary | Luxury Home, Gulf Views!

Neptune's Sanctuary is a well-appointed home with all of the comforts and amenities of luxury living. Neptune's Sanctuary is only steps to the dune walkover and located on a grassy esplanade so families can easily walk to the beach in less than 3-5 minutes. The home has four bedrooms and four en suite baths that will accommodate up to 12 guests. The owners have thought of everything for relaxation in the home.

Walk up into a large living/dining/kitchen area with seating for all and a large living area with 80"" flat-screen television. Enjoy the big game on weekends while still feeling the beach breezes!

A fully appointed kitchen to prepare meals for guests includes an extra-large gas oven, wine refrigerator, large pantry and every accessory. This kitchen offers both a Keurig (bring your own K-cups) as well as a drip coffee pot. For a very fun evening, guests my dine on the screened-in porch which has an outdoor television.

The primary bedroom has a king bed, television and a private en suite bath. Walk upstairs to the mini coffee bar at the top of the stairs featuring another Keurig coffee pot (bring your k-cups). There is even a second primary with a king bed, private bath and television. The third bedroom features a queen bed, private bath and television. The fourth bedroom may be used as a bunk room/play space for the children. It features 2 sets of built-in twin bunks (sleeps 4) as well as a queen sleeper sofa, so sleeping for 6 in the fourth bedroom.

This home boasts 5 indoor televisions and 1 outdoor television on the screened porch - what more could you ask if you are a news or sports junkie? All are connected to satellite television and the house has free wifi for the convenience of our guests. This home has ample deck space, a picnic area and room for all. Guests will never want to leave Neptune's Sanctuary!

BEACHSIDE VILLAGE

Beachside Village is one of Galveston's most popular and newer upscale neighborhoods, with picturesque, idyllic, colorful, coastal homes, all on stilts and all built with strict Victorian-style architecture. Beachside Village is close to town and all that Galveston has to offer - only a short ride to Schlitterbahn, Moody Gardens, The Historic Pleasure Pier, Historic Strand and Postoffice Districts.

Events, parties, or guests attending prom are prohibited at this home, as well as any type of large gathering with guests not listed on the reservation's Guest Registration or exceeding the maximum occupancy. These provisions are strictly enforced by Ryson Vacation Rentals, City Police and GARM (Galveston Association of Rental Managers) security. If any questions, please contact Ryson.

This vacation home should accommodate up to 4 vehicles to be parked at the property. Carpooling is highly recommended. Vehicles should be parked in the driveway or designated parking space. At no time should any vehicle be parked on lawns, yards or dune. Many HOAs do not allow parking for trailers, RVs, boats, etc. Please contact Ryson with any questions.

Beachside Village Community is a quiet residential neighborhood, and quiet hours are enforced between 10 pm and 8 am.

Weddings, prom or large gatherings of any kind are not permitted in Beachside Village.

Most houses allow up to four vehicles to be parked at the property, but some properties may not be able to accommodate this maximum. Carpooling is highly recommended. Vehicles should be parked in the driveway or designated parking space. At no time should any vehicle be parked on lawns, yards or dune. Overnight parking is not allowed at HOA Sales Office, and overflow parking is only permitted along the North side of Sea Butterfly, West of Grand Avenue. Beachside Village HOA does not allow parking for trailers, RVs, boats, etc.

These provisions are strictly enforced by Ryson Vacation Rentals, and Beachside Village HOA charges fees for non-compliance

Even if listed as a provided amenities, Ryson is unable to guarantee specific cable package, network or channels or cable and internet signal quality and cable may not be available on all TVs. Oftentimes additional TVs are available for guests wanting to hook up their own game systems or streaming devices.

All reservations require a completed Ryson Rental Agreement, and the agreement holder must be at least 25 years of age to rent this property and provide a valid ID at check-in. Check-in time is 4 pm and check-out time is at 10 am.


EXTENDED STAYS

Monthly rentals are considered in the off-season - Winter Texans, snowbirds, retirees, corporate stays, medical professionals, university students and plant workers are welcome. Extended stays or monthly rentals require a stay of 30+ nights, and these reservations are tax exempt. This is an immediate savings of 15%! Although most extended stay reservations are between the middle of November through February, extended stays may be considered anytime between Labor Day and Memorial Day. Extended stay reservations may not be placed online, but a Ryson Vacation Planner would love to answer any questions you may have and help you reserve your extended stay.

Wonderful home--but some issues with management
This is a wonderful home. Spacious enough for 3 families to enjoy comfortably. The beach is close and good as Galveston gets. We have stayed here previously and loved it enough to come back even though the cost has increased. It was disappointing this time that a few issues cropped up. We arrived to the fridge door in the kitchen being unable to close, with persistent beeping coming from it. We had to prop something in front of the fridge in order to keep it closed so the beeping would stop. There was another fridge elsewhere in the house, so we were still able to keep food cold. The wifi was also very patchy. Would work intermittently, but we were often unable to work or stream media for the kids when we wanted to. The in house network was awlays up, but the internet service kept cutting out.The house has a high-end AV set up-- but we couldn't find the router to try to restart it. Reporting issues to the property manager was unsatisfying. There was inordinately long hold times, and we finally reached someone--they "took it down" with no resolution over the following 3 days...we would have expected either an attempt at fixing these things or an adjustment to what we paid (a lot!) to stay at the house.

Great house, terrible property management
This is a GREAT house in a GREAT neighborhood, and overall, we had a great time. We are family of 7 adults, 2 toddlers, and 1 newborn. We specifically rented this house because it would accommodate all of us, knowing we would probably spend all of our time at the beach and house. We did! But cooking in and taking care of children requires a lot of laundry, which this house is set up for. We got ready to start our first load on Day 2, only to find out that the clothes dryer was broken—like parts sitting in the tumbler broken. Long story, short, the management company KNEW the dryer was broken. It would have been nice to notify us ahead of time, so that we could pack more towels and clothes. Instead, they chose to lie and put us off for days. They never offered help or more towels to exchange until we begged for them on Day 4. We could accept that better if we weren’t paying top dollar for these amenities. In addition, we had no Wi-Fi, which is also advertised as a selling point. We reported the problem, but no one ever showed up. Probably a reset was all that was required, but renters have no access to the equipment. This really is a perfect house for a big group and I appreciate that the owners seem to care about guests. However, the property management doesn’t seem to care about the owners or renters. We wouldn’t let it ruin our time together, but it would make me think long and hard about renting it again.

Family Getaway
The beach house has everything one needs to spend a great vacation. The location is perfect both for beach access and visiting attractions in Galveston. The rental process was easy! We can’t wait to visit again soon!!!

Wonderful House
This property is well maintained and a cut above the rest. Our group had two separate families - 3 kids total (two below age of 3). The home worked perfect. We had plenty of space. House was very clean and exactly like photos posted on the listing. Walk to the beach was 2 minutes. Property manager was very responsive when I called at 10pm with a minor issue (random beep that sounded like a smoke detector) Everything was handled professionally and quickly. Our stay was great! We will definitely stay at this property again.

Stay here for a relaxing family vacation
Neptune Sanctuary is the location you want when you want to host a family vacation. It has outstanding amenities, full kitchen, many spots for family to be together and apart and access to the beach. It is impeccably clean and fully furnished.
