This EIGHT-bedroom home offers plenty of space for everyone to spread out and relax. Visiting chefs will feel right at home in the well-equipped, island kitchen with stainless steel appliances and counter seating for guests. Gather everyone together for indoor dining at the nearby table or meet up for an alfresco experience on the furnished and shaded patio. This home also features a sunlit living area with a soaring ceiling, several windows and glass doors, comfortable furnishings, and a TV for evening channel surfing.

Out back, slip into your sparkling pool for a refreshing swim with the ocean as your backdrop, or take a short stroll out onto the beach.

For sleeping options, this home offers eight bedrooms - including a top-floor primary room with a private balcony - all with en suite baths for your comfort and convenience.

All guests shall abide by Vacasa’s good neighbor policy and shall not engage in illegal activity. Quiet hours are from 10:00 p.m. to 8:00 a.m.

* Please take into consideration that the road to the property is not paved. A car is a must to visit the region and a 4x4 is highly recommended during raining season (Jul - Nov)
* Bear in mind that this property has a maximum capacity of 18 Adults. Any extra person will result in a 50 USD fee per day per person and is subject to the property's discretion; this needs to be notified before arrival.

Beautiful Home but needs to some Work

The home itself is beautiful. It needs some upkeep. There is no AC in public spaces of the house. There has been hot water issues. Drainage not draining. The pool picture that is showing on the listing is not the pool.

Exceeded expectations

Tldr: I’m a firm believer that the house doesn’t make the stay; it allows you to focus your time on your friends and family. Lots of memories created and i’m grateful. Incredible value for beachfront w/ private pool.Pros: - location was insane. Semi private road leading in with a guard; pool and beach on property. Beach is 40 steps from back door- house is much larger than the 1700 sq feet advertised. Each room is gigantic and has a private bathroom. - wind from the ocean kept the mosquitos away. Only got bit while having drinks in downtown tulum. - pizza oven and grill (charcoal) in backyard allowed us to cook outside. - staff kept fresh water filled.- pool depth was shallow; great for kids. Shallowest end came up to my knees, deeper end was probably around 5 ft deep. Temperature was “refreshing”. Don’t expect a hot pool, but it was far from “freezing” that others claimed it was. Cons: - no bathtub (if you have kids)- house was showing some wear. - hot water would go in and out. Contacting the staff usually resolved the issue. - stove was a bit worn out- seaweed; but that’s everywhere on this coast.Tips:- if you plan to cook, take inventory at the house first. We ended up having to buy a knife and other utensils bc everything was dull.- use the bbq. Buy coal in town.- rent a car; it’s 15 minutes to town and grocery.- get the Sonos app; they have a Sonos sound bar.- no dishwasher; if you want to cook a lot without cleaning, buy disposable

Beautiful Home

A group of seven of us stayed at the house. The house itself is beautiful, the outside view and patio is perfect. The pool was freezing but we still enjoyed it. The “butler kitchen” was lacking cookware to be called a chef’s dream. We had little to work with but were able to pull off breakfast. They did not have a lot of cleaning supplies or kitchen towels which was a little frustrating and the kitchen sink water was either scolding hot, or there was no water pressure with lower temp. The beach is rocky with was not what we were expecting. There was seaweed but we visited at the start of the seaweed season. The house was still amazing regardless and one of the best we’ve stayed at. Would 100% recommend staying again. Also, this isn’t mentioned in the add but you are right by a taxi station and they will go get ice for you. They also offer a private chef but we did not know that ahead of time and bought groceries before we got there. They have a big ice chest to use also.

A slice of paradise

Loved our stay. The property was clean. The beachfront location was great. Could snorkel right out to the reef, also kayaks to use. The owner was very responsive to any needs we had and went over and above in helping to make our stay a great experience. highly recommend.

FALSE ADVERTISEMENT AND MAINTENCE CONCERNS

We booked this property as VACASA had advertised it with a HEATED pool in the listing title. We checked in and asked how to turn the heater on. We were then told "we no longer offer that feature". Thats funny, because that was the final decision on booking this place over others. The gas leaked on one burner and was never repaired. The white lines had stains, the pool tiles are missing and loose. The roof top railing was broken and a safety hazard. The care takers, Jose and Maria were AMAZING and the beachfront location was great. None of these positive things VACASA has a hand in. I will NEVER book with VACASA again. False advertisement is a CRIME and they should be ashamed.

Tulum owes us NOTHING!

Went to celebrate my 50th Birthday and the price with VRBO was excellent! The house was fabulous, pictures didn’t do it real justice! I’d definitely book again.
