Experience St. Maarten with its sparkling blue waters, sunny skies and beautiful white sand beach ONLY 10 feet from your ground floor doorstep.
Guest can enjoy all of the pluses of a resort hotel with the exclusiveness of your own spacious suite-style accommodations. Our ground floor condo consists of 2-bedroom, 2 bath suites with full kitchen, including cookware and utensils. You will love your terrace overlooking the Caribbean, and stepping out of your door directly onto the beach. You will delight in the beachfront swimming pool with the swim up bar and restaurant just a few steps across the beach.
Located in the heart of Simpson Bay, guests are within walking distance of outstanding restaurants and vibrant nightlife. Enjoy water sports, such as windsurfing, jet skiing, swimming and snorkeling, the activities you associate with Caribbean living.
On-site health and fitness club, restaurant, mini shop, free internet, free laundry facility, 24 hour security and gated parking.
*Guests are charged $26.20 per day resort fee at The Hilton Royal Palm (pool,beach, gym usage, pool towel changes,and tax are all included in this low daily resort fee).

This condo was exactly as described!! Very clean, great access to beach/pool. Employees were all friendly and helpful. Overall general location was great!! Could walk to so many restaurants and grocery store. Heather was great to work with. She responded to messages quickly. Will definitely stay again. Thanks for a great trip!!

Love St Maarten

My husband and friends wereCelebrating a hallmark birthday year and did it in St Martin. . We last visited st Martin in 2012 and wanted to go back. 12 years later we finally made it!!! Our stay this time was in a private condo thru vrbo. Which was steps from the ocean, resort activities and restaurants. Transportation we used was byTaxi or bus and worked out well. We truly enjoyed our relaxing vacation and plan to return again next year.

A Great Friends Getaway

My friend of 40 years and I thoroughly enjoyed our stay. The home was exactly as described. Fully stocked (even with a basketful of snacks!), nicely furnished and very clean. The location was super! We loved being on the ground floor and just steps from the sand. Even when all the lounge chairs were occupied, it never seemed crowded. We loved having the boats moored near us for a terrific view. Supermarket and convenience store were a short walk away. Even some restaurants just across the street, including SkipJack where we ate twice. Also liked Nice SXM in Grand Case. For more fine dining, we highly recommend Mario’s Bistro at The Cliffs at Cupecoy and La Cigal, a bit past Marigot. Fabulous French cuisine. And finally, I want to commend the host who was incredibly responsive and helpful throughout our stay. We left her with a few minor suggestions to maintain her 5-star rating which I’m sure she will attend to. I think we’ll be back!

Fun getaway with friends

We just spent a week here. As soon as we arrived from the check in to the check out our stay was amazing. The unit had everything we wanted. Plenty of amenities. Clean, great location in the resort and so much more. I also was always able to contact the owner Heather and get a quick response if needed throughout the booking process. We just secured our dates for next year and can’t wait to return. Thank you again!

Outstanding location on the beach, swimming pool, restaurant on site.

Host provided very helpful information prior to check-in. Accommodations were spotless and very welcoming. More specific information on the VRBO listing would be helpful, such as location on the island, etc.

A blast of a beach birthday!

My husband, brother and I spent a great 8 days at this lovely and well-situated condo! We were ever so close to the beach and pool, yet it was very quiet. The condo met all our varied needs. And our host, Heather, was marvelous! She was quick to respond to questions and even showed up once to address a minor issue..impressive. We had easy access to restaurants, groceries, and could even catch snorkeling and sunset sails easily from the condo. We had a wonderful and memorable birthday celebration…and enjoyed an anniversary there, too!

Great Location

Amazing location just steps to the beach. The condo is as you see in pics. Everything is well stocked. I would definitely recommend and would love the opportunity to stay here again!

Little slice of heaven!!!

We had an amazing weeks stay! The resort itself is well kept, with a very friendly staff & lots of activities. There are plenty of great restaurants & shops within easy walking distance. Watching the yachts come and go was a favorite pastime. Heather's unit is in an ideal location, just steps off the outdoor patio to the beach or pool. Comfy beds and furniture, and the kitchen & baths equipped with everything you need & more. Heather was quick to respond to all questions, more than accommodating & gave us a lot of great info about the island. Would love to go back someday, and would definitely look to book with Heather again. Thank you Heather!

Everything i needed and didnt know

My sister and I went for my 50th birthday. We had a short stay but the locsrion was EVERYTHING!!! Close to food, night life, bars and beaches. Everyrhing was nicely decorated and clean and warm and inviting. I asked whwre i could get wine and a charcuterie board and low and behold, Heather provided one for me. Originally i was taking this trip alone and I would have been staying somewhere else. It was a blessing i didnt know i needed that my sister came and i had to change my location. This was definitely the better choice. Being able to walk out the patio door and have my toes in sand in less than 30 seconds was my icing on the cake. Being that close I was able to just step out and meditate whenever the mood struck. Thank you Heather for being a wonderful host and for helping to make my birthday one for the record books! Im coming back!
