A REAL BEACH: Most of the north end of the island is rocky. This Complex, is located on one of the few natural white sandy beaches on the north side of the island.

Located about 2.5 miles from Cozumel Downtown, right on a White Sandy Beach and fabulous sunsets over the Mexican Caribbean, this Ocean Front Condo is the perfect spot in the Mexican Caribbean.

This is a 7 stories building with spectacular Cozumel views. It has a terrace overlooking the Caribbean Sea as well as on the Cozumel Jungle side.

Outdoor amenities include a heated swimming pool and a Natural Sandy Beach.

*12 hr. security service provided in this building.

This spectacular Condo has 3 bedrooms and 3.5 baths, accommodating a maximum of six guests. If you like art, this unit is practically wall to wall murals (including murals even in some bathrooms!).
It is located on the first floor and offers great views of the Mexican Caribbean Sea. The terrace, with furniture, runs the entire width of the oceanfront condo, so not only does the living room area have its own terrace, so do the 2 ocean facing bedrooms. You cannot get more Ocean View than that!!

This is one of the most popular Cozumel Island lodging options, make sure to book it well ahead of time.

THE LIVING ROOM: This 2115 square foot unit, seem even larger than it is as it is all open i.e. there are sliding doors with full Cozumel Ocean View on the west side and sliding patio doors on the east side, and all open space in between, where the living room/dining room and kitchen are. There is a comfortable couch and 2 other large and comfortable chairs, TV and phone for free USA calls. The whole living room faces west, and is all sliding glass doors, giving you an unobstructed view of the beautiful turquoise seas. Slide open the doors and you have a huge balcony, running the full length of the condo. The terrace has its own table and chairs for eating ‘al fresco’ or just for enjoying the Caribbean Sunsets.

THE DINING ROOM: You can even see the Breathtaking Caribbean Sea from the dining room! The table comfortably seats 8, and there is also seating for 2 (two) at the kitchen lunch counter. There is also a second terrace behind the dining room, facing the Cozumel Jungle.

THE KITCHEN: The fully equipped kitchen even has an Ocean View. This will inspire anyone to cook!

BEDROOM #1: The Master Bedroom, which has a king size bed, has wall to wall glass patio sliding doors, facing the ocean, with a Majestic Caribbean Sea view, and private access to the balcony from the bedroom. The large private bathroom has both a tub and a shower, and double vanity sinks.

BEDROOM #2: Has a similar layout to the Master Bedroom and offers the same stunning floor to ceiling Ocean Views. There is direct access to the balcony from the bedroom. Private bathroom with shower only.

BEDROOM #3: This is the only bedroom that does not have an Ocean View…it overlooks the lush, Tropical Cozumel Jungle. Two single beds can be made into a king. Private bathroom and shower.

The Cozumel Beach is public and does not belong to the building.

It’s always a perfect stay when we stay at any of Matias’s properties. We now only look at his places as it’s not worth going anywhere else. He has a great staff that is attentive and professional. Our place was spotless and maybe the best location we stayed at yet. The beach is fabulous and having tequila beach next door was a plus. We could go have drinks or food anytime and didn’t have to drive anywhere. It was as perfect as a trip could be!! Facilities were top notch, pool was amazing as was the view. Our new favorite spot!!

Great week in cozumel

Loved this place. Lovely small condo building with security, nice pool. Next to Tequila Beach Bar (which is nice but ). Fully equipped, made a couple of meals in. Great communication with owner. Easy to get a cab, so no need to get a car if you’d rather not but it’s about 150 pesos (9-10 usd) each way.

Best Condo in Cozumel

We have stayed here several times before, we have a large family and this location and accommodations are first class. Matias is the best host and available for anything that comes up. We will be back again soon.

Perfect place to stay for our trip. The condo was spacious, clean and provided all the amenities we needed. The view from the front patio is absolutely perfect. The management team was very responsive and helped us with any of our needs. We will absolutely work to stay here again on our next trip. You can’t go wrong with this property!

Such a great place to stay. Property manager is quickly accessible and responsive if needed. The groundskeeper is working constantly on keeping the property clean. There was no shortage of chairs for the pool. There is also a small beach area, as well as a small beach club immediately next door.

Excellent location, beautiful condo with all the comforts of home

We spent 12 nights at Las Brisas and it was great. We had 8 in our group and the condo was the prefect size for us. The sandy beach is a rare feature in Cozumel so having the beach just a few steps away was great. The staff and security was helpful and friendly and parking was never a concern. We will definitely return to Cozumel and we will definitely stay here again.

Beautiful condo & heated pool

Our family of 5 adults spent Christmas week here. The host went above and beyond to be helpful with recommendations and even set up a snorkeling trip and taxi for us. The property was large and clean I had a beautiful view of the ocean. We also appreciated the pool being heated since there was not a hot tub.

Great Unit

1st time at Las Brisas Condo's and enjoyed it a lot. The unit is perfect located with easy access from the street and pool. We love the wall paintings especially the whale sharks which my girlfriend studies them around the world. The unit has everything you need plus security is great and nice.

Relaxing Week at Las Brisas

We had a very relaxing stay at Las Brisas 101! The location is super convenient to town and the condo is secure with codes to get into the condo and pool area. It was nice to come back to our "home" every day after being out and about. The owners are super sweet and we had no problems with check-in, etc. Forgot to tell them that there were some light bulbs that needed to be replaced in the bathrooms, but that's it.

Wonderful lodging for a great price

The condo was cheerfully painted, very clean, and comfortable. The views of the ocean from the balcony are wonderful to wake up to, and you're only 30 seconds from the pool or ocean. This condo property is well maintained and security is good. Snorkeling is great right off of the beach and the pool is beautiful and extremely well kept. The maid service was spectacular (Thank You Stella!) and kept the place spotless during our stay. The rooms were comfortable and fit our group of 4 adults and 2 children wonderfully.

Perfect for our family holiday

This property was perfect for a holiday with our adult children! So many spacious common areas to choose from — both indoors and outdoors — with impeccable views of the ocean. We loved being north of the center of town — easy access to restaurants and beach clubs without the noise and throngs of people. We especially appreciated having three spacious bedrooms with en suite bathrooms. The house was equipped with everything we needed, from a well stocked kitchen to some snorkeling equipment. Matias was always just an email away with prompt answers to all my questions. On our final day, since there were no other guests arriving, Matias allowed us a later check out time, with him donating the extra fees to a local senior citizen center. Appreciated their deep connection to the community and a commitment to make it better for all. It made for a wonderful stay in Cozumel.

Fantastic Thanksgiving week at Las Brisas

My family and I stayed the whole week at Las Brisas last week. Condo is in north hotel zone. Super safe area, easy drive to grocery stores, shopping and other activities. Las Brisas is an amazing place. The condo is super clean, very comfortable. The decoration immerses you in an island vibe the moment you walk in, and keeps you relaxed the whole time you are there. Sunsets from the balcony are the best. AcC works great, water pressure is strong, hot water is hot. Security guards present morning and night. Maintenance there every day cleaning up the pool area and keeping the whole complex clean. We’ve rented on VRBO dozens of times and I think Las Brisas is tops for us. We will definitely be back, Thanks Matt for helping create such a great experience for us. Also if you book, do yourself a favor and book Chef Anthony for a private dinner. He cooked us cochnita pibil as a 4 course meal that was outstanding

Cozumel

The condominium itself was beautiful; clean, maid service provided every other day and very spacious. After speaking with other tenants in the building, we were very fortunate to learn that the condo we were staying at had a working washer/dryer/stove which made our stay with children much easier. The location was right next to a beach bar, and the beach access was public, not private, where all of the locals would hang out. Weekends were loud and beaches were left with much trash scattered. The materials on the couches, however, were extremely sensitive and left water mark residues when one would sit. Like any home, few stains were left on the couches and the property manager was extremely unpleasant to work with, to say the least. This left a sour taste for us for a such beautiful island. Do rent a car when traveling here, taxis are very expensive and hard to reach. Beautiful island, great food, but not the best experience.

Scuba trip with friends

This was the best airbnb I’ve stayed at in CZM, and I’ve been coming to CZM since 2007. Matt was super quick to reach and always there to help out with any questions or advice we had about locations and close by spots to visit. I would definitely recommend renting a car for anyone that is wanting to get around the island from this location, there are a few walkable places but with a car you can reach most of the south and other areas a lot quicker. The apartment was plenty of space for all of us, showers were great, amazing water pressure( which is very hard to find nowadays;)) the beach was right outside our balcony, front panoramic view of the crystal clear waters from the balcony was something indescribable. The apartment was very easy to find, lots of available parking out front, and a security guard at night outside the building. Washers and dryers in the place, also drinking water is provided, kitchen has everything you could need. There is a pool right outside the balcony on the beach but we opted for ocean swims so I don’t know what the pool was like but we saw lots of people that were enjoying it. I’ll definitely be coming back to visit with family and friends.

Second time was just as great as the first.

This is our third time to Cozumel. (First time was a cruise in 2015). We decided to come back in 2016 and rent Las Brisas 101. And now we have just arrived home after our second stay. Just trust me when I say... stay here. You won’t regret it. We always stay with 6 people and there’s plenty of space for everyone. Rooms are spacious. Bathrooms are spacious. Gorgeous porch/ view. Everything is literally perfect about this rental and location. You can rent a car but don’t need to. You can walk out and grab a taxi within a minute. And it’s only a 2 minute drive to the center of town. (We actually walked it one time (About 30 min walk) for a nice workout lol). Also, something I’m always worried about when renting is distance from the airport.. it’s a 5 minute drive from airport. Anyway, just believe me. If you like grabbing some groceries and feeling like you’re in your own home (but in paradise) rent this house. We will be staying here again in 2019. 100%.
