The Space:
Institute Duo combines two thoughtfully designed units into one versatile retreat, perfect for families, couples, or remote workers looking to explore Colorado Springs in comfort. With private entrances for each unit and a warm, stylish layout throughout, the home is a great choice for groups who want shared space and personal privacy.

🛋️ Living Rooms
In Unit A, the main-level living room invites you to kick back on the cozy queen sleeper sofa and enjoy your favorite shows on the Smart TV. An electric fireplace adds warmth and ambiance for evenings spent relaxing with a book or catching up with loved ones. Downstairs in Unit D, the private basement suite features a comfy lounge area with soft lighting and a second Smart TV, ideal for quiet movie nights or laid-back mornings. The open layout also includes a dining nook for coffee or casual meals.

🍽️ Kitchens & Dining
Unit A features a fully stocked kitchen with a full-size refrigerator, oven, stove, microwave, dishwasher, and all the cookware, bakeware, and utensils you need to make anything from simple breakfasts to full dinners. In Unit D, the kitchenette includes a mini fridge, microwave, and Keurig, perfect for preparing quick bites or reheating leftovers. Both spaces include a complimentary coffee station with pods and a complimentary spice rack, so you’ll always have the essentials on hand.

Guest Access:
🔑 Guests will have access to both units in this combined property, including the main-level unit (Unit A) and the private basement suite (Unit D). Each space has its own exterior entrance and is fully private, giving your group plenty of room to spread out and relax. Please note that Units B and C are not included in your stay and are occupied by other tenants on the property. All units have separate entrances and there are no shared interior spaces. If you have any questions or need anything during your stay, just let us know. We’re happy to help!

☕ Starter Supply: We’ve prepared a starter supply that includes paper towels, coffee K-cups, toilet paper, shampoo, body wash, and plush white towels. We hope these amenities add an extra touch of comfort to your stay.

⏰ Unauthorized Late Checkout Fee: $20 per half hour late

💵 Additional Fees: A mandatory damage waiver or security deposit will be collected after booking. Optional services like early check-in, late check-out, and additional guests may be available upon request and are subject to scheduling and cleaner availability. 🌡️ Temperature Note: Unit D does not have its own thermostat. Temperature settings can be adjusted from Unit A if needed.
