Our 5 bedroom home is a spacious retreat with all of the vacation rental amenities you crave → Hot tub, Pet Friendly, Pool Table & more! Located in the city limits at the `Y` we are less than a 5 minute walk to South Lake Brewing Company, Cascade Kitchens, Raley`s, Starbucks, etc. Our home is a great place to bring your family (including your fur babies) for a fun and relaxing time in South Tahoe!

Important Info
→ Parking for up to 4 cars - no street parking. Please do not back up onto the neighbor across the streets driveway during your stay. Thank you!
→ Our home is in a residential neighborhood with young families living next door therefore we can only host quiet groups. Our home is not a party home.
→ Per the city ordinance there can be no hot tub use after 10pm. As a result we ask that our guests stay inside after 10pm to avoid any issues.
→ The Jukebox at our home is decor only and is non-operational.
→ Like most homes in Tahoe, this home does not have AC. If coming during July or August, it can get into the high 80s but we do provide fans.
→ After you book, you will sign a rental agreement which goes over the local ordinance and standard house rules.
→ The total occupancy is for adults only and does not include children under 13.
→ Our home was a rental for many years and after a few years away, we are back! While we grow our review base again, please be kind :)

Our guests will have access to the entire property with the exception of a few locked owner closets.

You will check in by going right to the home using the digital keypad located on the front door. Your code will be the last 4 digits of your booking phone number followed by check mark and will activate at 4pm. You can get ahold of us anytime on the app or via our local phone number. However, there may be delays after 5pm when we are home with our families. We have a QR code guest book on the fridge that has a wealth of information in it and can help answer most questions.

Being in the city limits of South Lake Tahoe means you are super close to the lake, casinos and Heavenly ski resort. You are walking and biking distance to restaurants, shops and bars. It doesn`t get much better than the city of South Lake Tahoe!

We recommend having a car. Other transportation options: Uber, Lyft and local taxi.

Pet Rules
- We welcome responsible pet owners and up to 2 well behaved dogs.
- Please add the # of pets to the reservation.
- Dogs must be potty trained so no puppies or pee pads please.
- Pet owners must pick up ALL dog poop before checking out.
- Pets cannot be left unattended unless in a crate (trust us, this is when damage happens).
- Pets must be kept off all furniture and bedding. Pet hair found on furniture or beds will incur additional cleaning charges.
- You are responsible for any and all pet related damage including carpet cleans and door scratches.
- Pets must be leashed on walks in the neighborhood.

Vacation Rental Ordinance
We welcome guests who are in compliance with the local Vacation Rental Ordinance. Please see the “Additional House Rules” section for full ordinance. If our guests do not abide by the ordinance, there may be a charge of up to $2,000 to cover fines. In extreme cases, guests may be asked to leave our home and forfeit their reservation. We do our best to communicate with our guests before it comes to that. Thank you for your doing your part to keep Tahoe a safe and friendly place to live and visit for years to come! :)

BY BOOKING THIS HOME YOU AGREE TO ALL OF THE FOLLOWING:

LOCAL VACATION RENTAL LAWS.
→ Occupancy - We can’t have more people in the home than what we are permitted for.
Hot Tub - *If this home has one* The hot tub cannot be used after 10pm. This is VERY strictly enforced.
→ Quiet Hours - County quiet hours at all rentals are from 10pm - 8am. There cannot be ANY noise after 10pm.
→ Noise - This home is located in a quiet, residential neighborhood therefore excessive noise is not well tolerated at any time of the day.
→ Parking - We can only have the number of cars on the property that we are permitted for. Street parking, parking in the front yard or on the dirt is not allowed at rentals. Vehicles will be towed at the vehicle owner’s expense.
→ Trash - Trash can never be left outside. All trash must be bagged up neatly and placed into the bear box next to the driveway or HOA provided dumpster. If the bear box is full, please contact us for a trash pick up. Failure to properly store trash will result in a $250 clean up fee.
→ Events - We cannot host weddings, bachelor or bachelorette parties or other large gatherings at our home.
***Failure to abide by the above ordinance will result in an automatic charge of $2,000 to cover fines from the county. Other repercussions could include a citation from local law enforcement and in rare cases, eviction and forfeiture of all monies paid. These are not Summit Tahoe rules, these are laws put forth by the local government that all guests must abide by.

25 YEARS OR OLDER TO RENT. You must be 25 years or older to book and be present at all times. You are responsible for everyone’s actions in your party.

CHECK IN & OUT TIMES. Check in time is 4pm and check out time is 10am. Our check in and out times are industry standard times for Vacation Rentals in Tahoe. Early check in’s and late check out’s may be requested. However, if we have guests leaving or arriving on the same day as your request we may not be able to grant an early check in or a late check out.

NON-SMOKING. This home is a very strict non-smoking property, which includes the outside. Evidence of smoking including a smoke smell or cigarette butts on the ground will result in a $250 charge. If someone in your party smokes, please have them do so off the property lines and dispose of their butts appropriately.

DAMAGE. We have a ‘you break, you buy’ policy when it comes to damage. We will do a detailed inspection after you check-out to check for new damage. If you notice damage from a previous guest or if damage occurs during your stay, please report it to us right away. Attempting to conceal or failing to report damage, will automatically result in being charged for the replacement or repair.

HIGH FIRE DANGER. Tahoe is under high fire danger year round. The following actions are strictly forbidden: bonfires, outdoor fires, firepits, charcoal BBQs, fireworks, using the gas BBQ or gas firepit on a red flag day, etc.

UNFORESEEN HOME ISSUES. When renting someone else’s home, issues can arise that are out of our control. We do a detailed inspection before your arrival to ensure it’s clean and all amenities are functioning but despite our best efforts, sometimes things still happen. We ask that you communicate all issues as soon as they happen so we may be given the opportunity to rectify them.

FRAUDULANT CLAIMS. We believe in running an honest business and expect our guests to have the same mentality. Falsifying or embellishing home issues with the intention of receiving money back is something we will not tolerate.

CANCELLATIONS. We adhere to the cancellation policy we have set up on the site you booked through. We also highly recommend that our guests purchase travel insurance. However, we are human too. If you are past your cancellation time frame, please initiate the cancellation process on your end so we can open up the home’s calendar. If the home gets rebooked, we will refund you minus a 3% cancellation fee to cover credit card processing.

SECURITY CAMERAS. Like all vacation rental homes in Tahoe, we have security cameras on the exterior and noise decibel monitoring devices inside. This is to ensure our guests abide by the strict local ordinance. There are never any cameras inside our home.

REFUNDS. Reporting issues to us after you leave does not often result in a refund. We prefer to handle issues while you are here in order to make your stay with us exceptional so please report all issues to us during your stay. We are much more likely to offer a refund on our own terms for failure to resolve issues rather than be asked for money back after you’ve checked out.

SNOW REMOVAL. Summit Tahoe cannot guarantee snow removal services to the roads and driveway will be completed by the county and/or snow removal vendors. Delays during heavy snowfall are to be expected. Snow shovels are provided onsite. Guests are required to carry chains with them to Tahoe per local law.

ICY WALKWAYS. Our walkways in Tahoe are icy so make sure all members of your party have snow boots and walk with care. We do our best to clear snow and add ice melt but despite best efforts our walkways still become icy. We are not liable for any falls or slips on the ice.

PETS. This home is pet friendly. However you must abide by the following rules:
