This 3BR/3BA oceanfront ground-floor residence offers an exceptional Newport Beach escape, complete with an expansive patio and spectacular, unobstructed views of the Pacific. Designed to showcase the coastline, the open-concept living space is lined with wall-to-wall windows that frame the ocean and slide open directly to the oceanfront patio for seamless indoor-outdoor living.

OUTDOOR SPACES:
The oceanfront patio offers unobstructed views of iconic 48th Street Beach and is set just off the boardwalk for enhanced privacy. The space features an outdoor dining table for six with a market umbrella, additional lounge seating, and a built-in BBQ grill. A built-in lounge area with a fire feature creates an inviting setting for evenings by the sea, while an outdoor shower along the exterior walkway is a convenient spot for rinsing off after the beach.

BEDROOMS:
- Primary Bedroom: King-size bed, flat-screen TV, ceiling fan, and en-suite bathroom, with ocean views visible through frosted French doors that open to the living area
- Guest Bedroom 1: Two bunk beds (twin-over-full and twin-over-twin), flat-screen TV, ceiling fan, and en-suite bathroom

LIVING, DINING, & KITCHEN:
The open-concept living, dining, and kitchen layout is designed to showcase stunning ocean views from every angle. The living area features a plush sectional paired with two armchairs and two flat-screen TVs positioned on opposing walls, while wall-to-wall sliding glass doors open to the oceanfront patio.

The dining area includes a table for six and a bar-height table for two with a secondary sink nearby, perfect for cocktail hour and entertaining. The contemporary kitchen is appointed with granite countertops and stainless-steel appliances, and comes fully stocked with dishes, utensils, cookware, and bakeware. Guests are welcome to bring their own food, beverages, spices, condiments, and additional paper goods; salt, pepper, olive oil, and coffee are provided.

HOME FEATURES:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: A stacked washer and dryer are located in the hallway, with complimentary laundry supplies provided.

Parking: One parking space is available in a shared two-car garage (left side only). Additional street parking, both metered and unmetered, is also available.

YOUR SPACE:
Guests will have private and exclusive access to the entire ground-floor residence. This includes all interior spaces and the private front patio. The second-floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.

We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
