Relax in the Plunge Pool / Oversized Hot Tub, unwind on the spacious furnished deck, grill BBQ on the deck or patio, or gather by the fire pit that overlooks Lake Anna, as the sun sets.



The Space:

Experience comfort and luxury at our brand new modern and spacious lakefront home on the Private Side of Lake Anna. Enjoy the blue water lake views from the large boat dock and boat house, while relaxing in the Plunge Pool / Hot Tub, atop of our deck, or from the comfort of inside the home through many of the large windows. You will love the entire property including the waterfront shoreline with a gently sloped naturally sandy bottom, private beach, and warm freshwater. We provide lots of water toys including kayaks, paddle boards, and a canoe. Roast some delicious s'mores outside using our outdoor fire pit, and have a BBQ using our outdoor gas grills on the deck and patio. Some of our outdoor yard games include cornhole, volleyball, horseshoes, bocce ball, and more. Inside, this expansive home has plenty of space for everyone with 9 bedrooms, 6 full and 2 half bathrooms, an open floor plan and multiple living areas, fully equipped kitchens, and two laundry rooms. Relax in the spacious main great room with water views through the huge bright windows, a gas fireplace, and 4K Smart TV.



Hang out in the huge garage game room and play ping-pong, foosball, air hockey, arcade games, or family appropriate games. We also have an Xbox in multiple rooms, just in case you love video games. Kick back on our huge super comfy sectional and a 85" 4K Smart TV. This is one of the few homes at Lake Anna with High Speed Internet, so you could work remotely if necessary. Alternatively, you could use the High Speed Internet and Free Wi-Fi network throughout the home to enjoy your time off and stream your favorite shows while you FaceTime everyone!



Guest Access:

You have full access to our entire house, and our property. Please let us know if you plan to rent a Pontoon Boat so we can refer you to our premier partner (DV Rentals LKA)!



The Neighborhood:

Rock Island Landing is a new premier waterfront residential community located in the perfect spot near the center of Lake Anna on the exclusive private side. With over 3,400 acres of pristine clear blue water surrounding this property, it is perfect for boating, swimming, fishing and water skiing.

This home is located on the private side of Lake Anna, which is not connected to the public side. The two sides of the lake are separated by dikes and are not navigable by watercraft. If you plan to bring your personal boat or jet skis, you will have access to the community boat ramp during your stay.



Getting Around:

Rock Island Landing is the newest and most premier neighborhood at Lake Anna, while it's generally a quiet neighborhood, there is some ongoing new construction.

Our fully equipped home is ready to go with two spacious gourmet kitchens that easily accommodate a large group or entire family with lots of countertop space, new stainless steel appliances, and all the tools you need to make your own world famous super secret recipe. Outdoor enthusiasts will enjoy our plentiful outdoor spaces, massive beach, huge dock, Plunge Pool / Hot Tub, expansive deck, amazing patio, large porch, grill, and yard games. We have all kinds of fun activities including water toys, smart TVs in nearly every room, board games, books, and an assortment of toys. If you want to use a Boat or Jet Ski during your stay, you have access to a nearby boat ramp. We also offer everything you would need for an extended stay including 2 washers & dryers.

Enjoy our year-round plunge pool, which doubles as an oversized hot tub for a relaxing soak in any season. If you’d like the pool heated for a cozy swim or hot tub experience, heating is available for an additional $100/day. Control the temperature conveniently through an app on the provided tablet for ultimate flexibility. Please note, the pool heats gradually, so let us know ahead of your stay if you’d like it heated during your stay. From Memorial day through Oct 1, the pool will be consistently heated to 85 degrees and there will not be a charge for heating during those months.



**Additional Information:**

- All guests shall abide by the good neighbor policy and shall not engage in illegal activity.

- Quiet Hours are from 10 PM to 8 AM.

- Free Parking for up to 8 Vehicles. (No Parking or Driving on Grass)

- 24 Guests Maximum.

- 16 Adults Maximum without specific prior approval.

- No Events Allowed without specific prior approval.

- No Pets Allowed without specific prior approval.



**Guest Requirements:**

In compliance with local laws or HOA requirements, guests must be at least 25 years old to book, and those under 25 must be accompanied by a parent or legal guardian throughout the reservation.



Important: Before check-in, the primary guest must complete our Guest Verification process. This helps us comply with short-term rental regulations and provides added protection for guests and the property.

After booking, you will receive a secure link to complete verification. Please complete it prior to arrival to ensure a smooth, quick check-in.

Damage protection is required for every reservation, regardless of where you booked. During verification, you will choose one of the following options:

 - $50 per night non-refundable damage waiver (recommended): no security hold and a simpler, faster process.

 - $3,000 refundable security deposit: requires a hold on a card and may take several business days to release after check-out, subject to any damage charges.

We use Yale keyless entry smart door locks and give you space but are available if you have any questions or need anything.
