This villa accommodates up to 8 adults. Bedrooms are set up as 3 kings and a queen or one bedroom can be made up as two twins.

From the villa you are within walking distance of Mismaloya beach said to be one of the top 3 beaches in Mexico. If you prefer not to walk you can take a cab for $5. There you can relax by lounging by the oceans edge enjoying food and drinks. You can also rent jet skies and small boats to visit Los Arcos rocks just in front of the villa. The boats will also let you feed the fish and travel to other beaches only reachable by boat.
The staff can help you set up any activity you might want to do, for example: zip lining, fishing, whale watching. Golfing, horse back riding and much more.

If a massage is what you want, you can walk up on the beach of Mismayloya or the staff will have a private one set up for you in the villa.

If you are there for a special occasion please let us know and we can make your evening dinner extra special with candle light around the pool and petals on the table.

Everything about this vacation was amazing! From the beautiful home that was both large and cozy, the super responsive host Linda prior to our stay, to the attentive Marcos who made us feel pampered and well cared for, to the always smiling and wonderful Jessy who kept the home sparkling clean to the unbelievable meals prepared by chef Manuel! It was all heavenly. I don’t usually return to vacation homes, but I know without a doubt I’ll be back at this one. Oh and we saw whales every day but twice during our 12 night stay.Thank you to the entire staff for a wonderful, relaxing and perfect end of year vacation for our family. See you again soon!

Happiest of fam times in a beautiful setting. Fantastic host and 11/10 to staff, Marco and Luis, Laura (oh the food! ) and Jess for all our housekeeping needs. Only suggestion… some screen protection for infinity pool edge and maybe a carpet in living room for tiny crawling knees. But small beer for such a wonderful, dreamy escape. Hard to leave. Just glorious!

Piece of Paradise!

This vacay home was a 12/10! The house is beautiful with plenty of room for everyone. All the colorful decor makes it feel like a home, like you came to visit an aunt that lives in Puerto Vallarta. The views are amazing, waking up to an almost panoramic view of the ocean was 100% one of the best parts for me. The staff was also phenomenal! They really made our stay that much better. Its hard to go somewhere new and not know the best places to go to or how to get there but they do and they go above and beyond to make sure you really get the whole experience. We went on an all day boat ride to different beaches, horse back riding, hiking were they filmed the movie Predator, and also went on a Tequila tour. Marcos and Angeles were heaven sent everyday we were pampered like kings it was great. They really spoiled us! From the top notch service to the delicious meals this home checks off everything on the list for you and your family.

Villa Las Peñas is THE BEST PLACE TO STAY in Mismaloya / Puerto Vallarta

Our stay at Villa Las Peñas was simply unforgettable! My husband, our 17-year-old, his friend, and I were blown away by how stunning the villa is—it's even more beautiful than the pictures. The staff went above and beyond to make our stay perfect.Marco was incredibly sweet and makes the BEST margaritas. Luis was amazing, helping us with a last-minute four-wheeler tour and even driving us to the tour bus. Laura's food? Absolutely incredible—I can't say enough about it! And Yessi ensured everything was spotless and pleasant.Working with the property owner, Linda, was a breeze. She was quick and efficient with booking details and replied promptly to any questions, even assisting us with the transportation company to locate my son's misplaced wallet.The views of Los Arcos are breathtaking, and this was our second time visiting Mismaloya. It was just as wonderful as before. We can't recommend this incredible retreat enough and hope to return soon!

60th birthday celebration

We had an amazing stay at this villa. The staff were the best and provided everything we needed. You felt spoiled by them. Marco and Luis were spot on. They both made recommendations of where to go and what to do. Laura made amazing food and Jessie kept the villa spotless. The villa is beautiful. A 5 minute walk to Mismaloya or 20 minute bus ride to downtown PV. The sound of the bay along the shore was deafening at times but lulled you to sleep.Our only complaint was those darn mosquitoes. We would definitely return again.

Beyond Expectations

LS Peña’s is a stunning property with a responsive and helpful owner and full time staff that genuinely care about your comfort and making your stay special.The location is perfect for relaxing, watching the whales and Los Arcos just off your private deck, or just a short walk to a beautiful beach and a short taxi (that the staff can arrange) into town.We all had a blast, and each bedroom was as nice as the other, all with beautiful ocean views.We felt safe, private, peaceful, and close to all we wanted to do, and we can’t wait to return.Thank you Linda, Luis, Marco, Yessi, and Laura for making our stay so special!

We would return to this house and great staff!

We had 3 couples and we were very happy with the house and staff. We wanted to be away from PV and we loved the quiet location. The house is light filled and spacious with room for all of us to spread out. The staff is very special and made the stay even more enjoyable. The only drawback is that there is no place to walk anywhere so we missed that. Enjoyed movie night every night and loved being together and not in separate house to units.

Puerto Vallarta Villa

Villa Las Penas is a gorgeous property. Beautifully perched above the ocean and very well maintained. The staff is first class. Luis, Marco, Laura and Yesenia went above and beyond our expectations from anything we wanted to eat or drink to booking excursions for us. This property will not disappoint. Perfect for our group

This was a fantastic property for family which was a group of seven. We had three adult couples and our 16 year old daughter. I liked that we were a little bit out of Puerto Vallarta. I felt like it was more relaxing and the view/proximity to Los Arcos was amazing. Like others, we had plenty of whale watching at the property hanging out by the pool. We made the 10-15 minute walk a few times to Mismaloya, if you don’t want to walk, cabs are readily available. Marco, Laura and Yesenia made our stay great. We have other places to see first but would repeat the stay in a minute if we get back to Puerto Vallarta.

Fabulous views and stay

The photos don't do this place justice -- when you walk in the impression is "wow." Great staff -- helpful, friendly, attentive, .. couldn't be better. Pools is quite large enough for adults and kids, also actually a hot tub for those summer nights. AC, in case you need it. Super, overall.

Absolutely wonderful villa

Our trip far exceeded my expectations. Laura made the most delicious food and Marco took care of our every need from drinks to serving food to helping with our excursions. Jesse was like Tinkerbell. She magically appeared and cleaned up the bedrooms and then magically was gone! These three made our vacation. Such kind and gentle souls who you just want to take home. Linda was fabulous on helping with all my questions. My only advice is to book now before it’s too late. You will thank me later, I promise.

Fantastic vacation home!

The description and photos are spot-on, the house is immaculate and the views are stunning. The waves crashing on the rocks below the house lulled us to sleep each night. The staff are sweet, friendly, and helpful in arranging activities and transportation, and every meal was delicious. We enjoyed the spa treatments (they come to the house!) that Luis arranged, and spent a lot of time out on the pool and patio. The house is well designed to offer views, shade and sun. The location is great for being out of the larger PV city but a 20-minute cab ride when we wanted to go there. La Zona Romantica is definitely worth a visit. We did not end up spending much time in Mismaloya, but the town of Boca de Tomatlan and its nearby beaches were gorgeous. Those waves crashing are no joke - some beach areas are not safe for swimming so check with Luis before you choose your destination. All in all we had an incredibly relaxing (and filling!) vacation week at this beautiful home, with wonderful people making sure we had a fabulous time. Gracias!

We loved everything!!

We absolutely loved our stay at Villa Las Peña’s. It was my family of 8 adults and my 3 year old son. It was so nice to be able to put my son to bed and come join the family for a couple drinks in the evening. Such beautiful views from every room! Amazing staff who took such great care of us. Would highly recommend this place!! :)

Amazing

This house is everything you could dream of and more. It is clean, well taken care of, beautiful and has all the Mexican decor/feel. The staff is amazing and takes care of your every need and desire. Great Vacations Start Here

We are always skeptical of reviews where all you hear is 5 stars and no problems. Well, Villa Las Penas is a 6 or a five star scale. The place is beautiful, the locations is spectacular, and the staff are the very best. We could not have been more pleased with every aspect of our stay and will definitely be there again.

A real gem of a place

As soon as you enter the home you realise you are somewhere special. The photos really don’t do it justice. The location and view are really unsurpassed. We felt instantly comfortable there. The staff are absolutely wonderful - gentle souls who made our trip so relaxing and comfortable. It was such a treat to be so well looked after. We would definitely return to this fabulous home.

Exceptional PV Experience!

I can't even begin to mention all of the positive points about this property. It's gorgeous, clean, comfortable, great location, amazing views, and stocked with everything needed. The staff members were absolutely incredible. They provide impeccable service and are genuinely kind people. They went above and beyond to make sure we were taken care of. The food was incredible and the views of the sea and Los Arcos from the pool and patio are stunning. Before, during, and after our stay, the homeowner was extremely responsive and helpful. We will absolutely stay here again!

Perfect getaway with friends

This house and the view does not disappoint - and the staff are outstanding! We had food and drinks waiting for us when we arrived. Marco took great care of us, Luis arranged activities and transportation, and Laura's cooking was incredible! Can't wait to go back!

My husband and I love to travel. We have been married 37 years with 3 beautiful children and three grandchildren. After 23 years I sold my dance studio and wanted to be able to have a villa that I could share with people like yourself.

Por que o anfitrião escolheu essa propriedade

The best reason to choose this property is because of the destination feeling that you get with the bright Mexican colored decor and the location overlooking the ocean. If you are there in high season (winter) you have whales, dolphins and turtles that can be watched directly from the patio. If you visit in the low season (summer) you will have breathtaking sunsets.

The best reason of all has to be said that the staff is the best in Puerto Vallarta. Luis manages the home and makes sure that all your needs are met. Marcos the houseman, will make sure that you have all the food and drinks you want before you even knew you wanted them.
The cook will prepare anything that you desire. You will tell them what you want prepared and how, they will go to the store and you only pay what the grocery bill and transportation costs. I tell everyone that you can figure on $25 per day per person and that will include all your food and drinks. That is incredible especially when you taste the food. Yesi, pronounced Jessie, will make the bed and keep the villa in tip top shape. She does her job so well that most people say the rarely saw her, that it just got magically done.

O que faz essa propriedade ser única?

Pictures are nice but anyone who has ever visited has said that they just don't do the villa justice. When you walk through the door and your greeted by the staff, music playing, the ocean sound and the margaritas, chips and salsa waiting you know your in paradise.
