Open your eyes in the morning to see the beautiful sunrise over the pool and Caribbean from the King size bed in the master bedroom suite! Prime location located next door to the center of Puerto Aventuras with shops, dinning, dolphin experience, scuba diving, marina, golf and tennis. 15 minutes from Playa del Carmen. take ferry to Cozumel. 25 minutes from Tulum. Minutes away from many advertised excursions. Perfect location to enjoy all that the Riviera Maya has to offer!
- Since Villas del Mar is a private and very desirable condominium complex, we work hard at maintaining our exculsivity. The security personnel generally recognize the owners, but a s a new visitor you will be asked to identify your self and family by showing a residential numbered blue card that is assigned to the condo you are renting. we also ask that you refrain from inviting non-Villas del Mar friends from joining you. Anyone unable to identify themselves as a resident will be asked to leave. The horseshoe design of our complex that surrounds our common area helps maintain our privacy. Although, at the same time, echoes and amplifies sound. Villas del Mar in general is a very quiet place although when large families arrive often times they are not aware of how this sound carries. RULES: no pets No smoking in the condo maximum occumancy is 6 Please do not compromise the natural beauty of Villas del Mar by hanging towels on porch railings or littering common areas. Noise must be reduced on terraces and in the common areas after 11:00 pm Do not store or leave items in common areas Only one car per condo is permitted in parking lot Do not park in roadways or access roads POOL/BEACH RULES: The use of the pool and beach is exclusively for the owners and guests statying at Villas del Mar To use the beach and pool chairs it is necessary to show a VDN blue card. No lifeguard on duty. Swim at your own risk. The maximum depth of the pool is 3.5 feet - no diving No glass containers Children under 10 must be accompanied by an adult. No running in the pool area Music equipment and stereos may be used with individual headphones only. No lounges or chairs in the pool No noise in the pool between 8:00 pm and 8:00 am Guests are no allowed to invite friends or family not staying at VDM to use the facilities. Please respect the responsibilities of our security personnel who act in the best interests of all of us.

Enjoyed our stay here! We rented for 17 days and spent every day at the beach or the pool. Great snorkeling in the ocean and kids took surfing lessons. If we needed anything, Juan was there to.help us quickly. Highly recommend this place for rest and relaxation! We will be back!

Thanksgiving in Puerto Aventuras

We stayed for 2 weeks, there were a couole hiccups, but both the property owner Ken, and the property manager Juan dealt with all issues quickly and were good communicators. Would highly recommend.

This was a perfect location and accommodations for our family.

We loved how close the beach was to this property in addition to the gulp kitchen and needed washer and dryer. The location was amazing and we could easily walk out to the beach and back in minutes. We used the coolers we found in the condo each day at the beach and the huge sofa in the living room was perfect after a long day outside. We loved it!

We will be back! Perfect location. Beautiful condo. I could walk 5 minutes into town to the local grocery store and all the restaurants, and marina to the fishing boat we rented. Nothing beats Puerto Aventuras and certainly Villas del Mar I. We didn't travel anywhere else and you don't have to. It's all there. Thank you, Kenneth!

Incredible location and unit!

This was a wonderful stay in a beautiful complex. The unit has everything you need, so tastefully decorated and the views were spectacular. I high recommend staying here it felt like a private resort. The grounds were lovely, pool was huge and the beach was gorgeous just steps away. Ken was wonderful to work with and very accommodating. We were traveling there during a tropical storm and the airlines changed our flight over and he was able to accommodate coming in a day later. If you want to feel safe and have a very relaxing vacation in a great location I would highly recommend staying here.

Perfect family getaway

From booking the condo to the actual stay, we give this unit 5 stars! Ken was quick to respond to any questions, provided helpful info prior to the stay, and Ivonne (property manager) was quick to help during our stay. The condo was perfectly equipped for our family of 5 , even having some beach toys for the kids we didn't expect! We have stayed at Villas del Mar before so we knew the grounds were beautiful with a fantastic location close to the marina. We could walk to dinner every night....and to the Italian Bakery for coffee and pastries in the morning. Thank you for letting us stay at your beautiful condo!

Beautiful condo in a wonderfully located complex. Gorgeous views from the balcony. Condo was well appointed and had top quality microwave, coffee maker etc. Love the convenient location to the restaurants and Oxxo of PA. Only things to consider improving is alliwing major renovations to occer at that time of year. Isnt supposed to, but was?? Air exchanger in master is very loud and master bath could use a very deep cleaning, but otherwise peefect!! Hopeful managers can better coordinate with owners to prevent renos from occurring in the future outside the designated time periods i instead of saying theyd impose a fee on whoever, which theydhave the option of simply paying and continuing. It was an unfortunate series of events that detracted from an otherwise perfect stay at an amazing property!

Better than advertised!

Hands down the best equipped vacation rental weā€™ve been to. The owners have made sure you have everything you need for a fantastic vacation AND the unit and property are beautiful. A sea and pool view from the balcony for morning coffee or evening cocktails made our stay even better. You couldnā€™t ask for a better location. The lagoon with great restaurant choices is a 5 minute walk from the condo. We were able to choose from , Mexican, Italian, Tex-mex, Japanese , Thai and American food. The community as well as the condo complex are secure and safe. We will be putting this rental on our return to list. Thank you to the owners for sharing their beautiful home with us!

Beautiful Property Beautiful Condo

We just returned from spending 7 days at Villas Del Mar. it was just perfect! The condo was represented well in the pictures very clean and well fitted. We appreciated the beach chair cushions, noodles and coolers that were available for use. On our 1st night the was a problem with one of the air conditioning units, Ken and Yvonne we very responsive and had it fixed right away the next morning and we never had any further problems with it. It was a perfect location with a beautiful pool and beach location. Took advantage of Yvonne shopping for us and having our groceries in the condo, very helpful after a long travel day. The area felt very safe and all of the condo employees were so friendly. If our travels head that way again, would not hesitate to stay here a second time.

You NEED to stay here!

I can't recommend this property enough. It was an absolutely perfect location. We had the whole private beach pretty much to ourselves while we were there. The property was clean, quiet and all the staff was so helpful. Ivonne was an absolute Godsend and answered every question I had to help us navigate the property. Taxi's were readily available in a designated section for us to take to Playa Del Carmen, where we went often to eat and shop. On our last day we taxi'd over to the ferry and rode that over to Cozumel for an amazing snorkel trip. Whether staying at the property to enjoy the beach or pool or heading to Xcaret, Playa Del Carmen or wherever you feel like going, you'll be coming back to a place that really felt like home! We were able to make breakfast in the kitchen and there was plenty of fresh water. Again, can't recommend this property enough!!

A Stay in Paradise

I arrived in Puerta Aventura and found the most perfect condo in Villas Del Mar. I had hoped this would be a good location and it far exceeded my expectations. The unit is on the second floor with beautiful marble floors and the view from the living room and balcony is superb. The huge swimming pool is beautiful and the beach is sugar white sand with palapas, chairs and lounges. The Omni Hotel is right next door as well as the town center. Everything is within walking distance, including dolphin encounters, restaurants, shopping, excursions, diving, and fishing. You really don't need a car. But what makes this perfect is the beautiful condo and the quiet of this gated community where you feel safe and can walk to the town center or the private beach at night. And the Dugas' have been wonderful to work with. I will definitely return for a longer stay.

We loved Puerto Aventuras

We spent ten nights in this great condo. Cool ocean breezes and beautiful sunrises greeted us. The condo is well-located, just a short walk from the beach and pools - and close to parking to bring up luggage and groceries. It's also in a quiet spot (I've stayed in two other units, and this one is relatively quiet). We found the condo very comfortable and well-equipped. All of the appliances worked well. We cooked most meals and had everything we needed. We had minor internet issues, but we expected that. The living room is particularly great, with a comfy sofa and two super-cushy recliners. We ate all but one meal outside on the balcony, which was a real treat. We appreciated the half bath, so that we didn't have to risk waking anyone sleeping in the bedrooms. And the bath and beach towels were plentiful and of good quality. Future guests may want to know that the master bedroom mattress is firm. Communication with the owner was easy. He was very responsive and helpful. We had one minor issue, which the local property manager resolved within 15 minutes. Also, for future guests, be sure to try Mamalona's burger joint just outside the PA gates next to the gas station. Not a great location, but better food than we had at any of the restaurants on the marina. We ate there three times and had consistently great food and service. The burgers and onion rings were so good that I'd be recommending them if we had a Mamalona's in Chicago. The whole family had an amazing time and we look forward to returning to PA.

Perfect vacation

My family loved this condo and this location. It was a perfect vacation for our family of five. Our three daughters, ages 12, 10, and 8 enjoyed the pool and the beach. The restaurants just outside of Villa Del Mar were great, the Farmers Market (available on Saturday and Wednesday) was wonderful. This was our first time staying at a condo in Mexico and not an all-inclusive resort. I am not sure I will want to do all-inclusive ever again. The condo gave us so much more space than just a room at a resort, having the washer and dryer and our own kitchen was so nice. Most mornings we ate breakfast in the condo and usually lunch at the condo too. Having the Weber grill was a plus! My husband grilled our lunch and could wave to us at the pool from the balcony when it was ready. We took a day trip to hike in Tulum and we also swam with the turtles in Akumal. There were also so many nice families also vacationing at Villas Del Mar. We had been worried that our girls might be bored at the condo versus an all-inclusive, that was not the case at all. We walked the beach most every morning and the weather was perfect our entire vacation. This condo is well-equipped, there was not one thing that I wished the condo had, the kitchen had everything we needed to prepare our meals and there were coolers to use for taking drinks to the pool/beach. We went out for dinner most evenings and also made quite a few trips to the gelato shops! All of the food was excellent, in my opinion, much better than the food at an all-inclusive. I plan on returning to this condo and to Villas Del Mar in Puerto Aventuras. The listing is accurate; the property is clean and well-maintained. Ken was very responsive to any questions we had. Best Beach Location in Puerto Aventuras

This is our second visit to Puerto Aventuras and our first stay in the Villas Del Mar (Unit D-205). Our neighbors had stayed in the Villas last year and told us how great they were, so we searched out a place when we knew we were going to visit this January. The unit didn't disappoint! The condo has a great view of the center pool area, as well as the beach. Ken (the condo owner) is wonderful to work with, and the condo manager (Gabriella) is right on sight and was very accommodating. The condo kitchen is well stocked with about anything you'd need. The condo has three new TV's, including a Smart TV in the living room and master bedroom. Ken has provided coolers, lounge chair padding, boogie boards, and many other beach items to enjoy during the stay. The Villas Del Mar definitely have the best location on the Puerto Aventuras beach, with white silky sand and a shallow area clear of most rocks, which gets you out to the deeper swim area. There you will find fantastic snorkeling, but the water is so clear, you can just stand there and see all of the beautiful fish. The Omni Hotel is right next to the Villas, and they have a fun swim-up bar with water jets behind the tables. It's a great way to end a day on the beach. Puerto Aventuras has a lot to offer, including a good variety of restaurants. We love Massimo (great fresh fish and Italian food) and Lattitude 20 (also has great fresh fish, lobster and BBQ), where many of the "local" ex-Pats hang out, which adds to the fun. Ken has a notebook that outlines all of the restaurants and activities in PA and surrounding areas. There is definitely a lot to do on the Riviera Maya. PA is a gated community, so it feels very safe to walk around and explore day or night. We use to go to Playa del Carmen, but it has gotten so crowded and commercialized, we now call Puerto Aventuras of favorite destination. We highly recommend PA and Ken's condo at Villas del Mar.

Very nice stay in Villa Del Mar!

We just returned from an 8-day vacation in Villa Del Mar. The condo is well appointed, the grounds are beautifully landscaped and maintained, the pool and beach are lovely and the condo is located within a few minutes walk to the Town Square which has several good restaurants and shops. Beach chairs and loungers around the pool and on the beach were always plentiful, and the snorkeling, especially out past the breaker wall and towards the Omni hotel to the north, was decent (although you'll find more a larger abundance and variety of sea life other places in Mexico). The condo itself had a great view of the pool (we spent many early evenings just sitting on the balcony enjoying the ocean breezes), was well laid out, with a convenient third bathroom and washer/dryer and it was great having coolers and towels provided to take to the beach. We did encounter several minor things that, well not earth shattering, did impact our impression of the unit: 1) The guest bathroom shower did not drain well - it filled up within seconds of turning the water on and you ended up showering in ankle deep soapy water. This didn't happen in the master bedroom shower, so we're wondering if it's something that can be fixed. 2) There was no hair dryer in the guest bathroom. For the $20 it would cost, it would be a nice convenience for your renters so that a single hair dryer doesn't have to be passed between the two bathrooms. 3) We used the kitchen several times, mostly for breakfast. We found several dirty utensils in the drawers by the refrigerator when looking for a whisk, including two pairs of scissors that were kind of disgusting. Also, having a roll or two of paper towel would have been nice (most VRBO properties we've stayed at provide at least one roll initially). 4) There were no paved walkways all the way to the pool or the beach. While not a big deal for most, it does make it more challenging for people using canes, crutches or walkers. One of our party had just had knee replacement surgery and the uneven grassy expanse that you have to cross to get to the pool was challenging. 4) The directions and informational sheets that Ken sent us in advance of our stay need updating. Information regarding the WiFi access was inaccurate, and the blue passes that were referenced in the info (needed for pool and beach access) apparently don't exist because we didn't get them. Other than that, it was a lovely place to stay and we'd rent again. Thanks Ken!!

We really were looking for a 3 bedroom unit when we came across Villas del Mar D-205. We actually gave up a bedroom and paid more for this condo because we could not pass up buying at this location. The beach and the Caribbean is what we want when we travel. Villas del Mar, in our opinion, had the best beach location in all of Puerto Aventuras! Speaking of Puerto Aventuras, what a perfect place to be in the Riviera Maya! It is the perfect balance between resort and community and has everything you need right there. The gated community is very safe and the additional gate and security in Villas del Mar is so comforting. Everyone is so friendly and welcoming. People from all over the world travel to Cancun. However, once in Cancun they book excursions such as nature parks, diving, fishing, seeing the ruins etc. All of these activities are close to Puerto Aventuras! This is the place to be.

There are only so many homes with views like this in the world! The pools, beach, palm trees and Caribbean are beautiful. Did I mention location? Couldn't be better!
