Bask in rays of sunlight from the 4 balconies and decks and from all floors and rooms of this beautifully
decorated canal-side townhome at 30 Canal Side Mews West in Sunset Island. This is a spacious, sunny,
5-BR, 4 Full/1 Half-BA, end-unit townhome with 2 magnificent wrap-around balconies with lovely views
of the canal & bay in the distance. In addition to the front to side wrap-around balconies with plenty of
seating choices, there is a deck off of the kitchen for an evening cocktail or morning coffee, and a private
deck off of the top floor loft bedroom. You’ll have plenty of options for sipping something cool to drink,
hanging out with family and friends, or just relaxing in solitude.
All bedrooms include a queen or king bed with all new memory foam mattresses. On the lower floor, the
“anchor” room includes a queen bed and cable TV with access to a full hall bath. 3 third floor bedrooms
include a “bunk room” with a twin over queen bunk and smart TV, a corner bedroom with a queen bed
and smart TV and a huge master bedroom with a spacious en suite bathroom with Jacuzzi bath, Cable TV,
and a walk-in closet. The top floor bedroom, the “loft” room, includes an en suite bathroom, a queen
bed, cable TV, a sitting area, and exclusive access to a private deck (there is also a twin size rollaway bed
with a memory foam mattress perfect for a third adult or child).
The large family room has a huge leather sofa with reclining seats, perfect for movie night watching the
giant screen smart TV (you may access your Hulu, Netflix, and other streaming accounts). Enjoy a cocktail
or card game at the bar table. At mealtime, you’ll have plenty of room to seat up to 14 people and
mingle in the large cook’s kitchen outfitted with lots of equipment and upscale supplies, including a
blender, 4-slice toaster, coffee grinder, kettle, and waffle maker.
In addition to the 6 TVs, the house is equipped with high-speed Xfinity (200 Mbps) internet with a
wireless router, cable with 125+ channels, a DVR, and internet extenders on each floor to ensure good
connections throughout. There is also a Blu-ray disk player in the family room and tons of disks to
choose from if you forgot to bring your own. If you are tired of watching a screen, enjoy family time
playing one of the many games provided, or reading one of the books available for guests.
This townhome is quiet, even during the busy season, and just a short stroll to the private cove beach or
point beach.
The owners of this unit, who enjoy the home during the off season, have gone above and beyond to
make sure repairs are made and the home is clean so that you will want to return year after year.

Just two blocks from the Atlantic Ocean, Sunset Island offers Indoor Pool, Outdoor Pool, Kiddie Pool, Three Private Beaches, Fitness Center, Boat Slips, Crabbing Pier, Island Cafe/Restaurant, General Store, 24 Hour Security With Gated Access, and Interactive Fountain and great community activities. Short drive to popular bars and restaurants such as Seacrets,  Fager's Island,  Mackey's, Dead Freddy's, and a lot more! 
Amenity Fees: $220.00 covers 6 facility & 3 parking passes.  Please note, additional facility passes are $70 per pass, per person per week. 
This property does not allow group rentals. Online bookings for group rentals will not be honored.

Nice layout needs some updating
This is a nice SI property. We’ve stayed at this specific house 2x and would stay again but are hoping to see some updating. It has a good set up for our family. The rugs should be replaced as well as the bath fixtures and the lower floor toilet. The mosquitoes were really bad. Not sure if proximity to the canal makes this worse. We couldn’t utilize the decks very much because the bugs were so bad. We will bring a thermosil next time. Hope the owners make some updates and will book again next year.

Beautiful property, fully stocked
Great property, great location, superb stay. Ever We needed was provided sans consumables (paper products, soap, etc.) and pool/beach towels. The owners has a charcoal grill, for which we left the rest of our charcoal, 4-5 beach chairs, a beach cart (so needed!) and a ping-pong table and corn hole in the garage. Kitchen was fully stocked as advertised. The only thing we didn’t find were the grilling utensils but we got through. We loved the wrap-around deck and the kitchen porch. Used them every morning/afternoon and evening. Even the patio furniture was super comfortable. The owners did not go cheap on furniture because it’s a rental. Rooms and home were beautifully decorated and well cared for. Really felt like home away from home. Contacting the property manager was hard. The VRBO messaging only works if you download the app - not a browser. They do return phone calls. Would have been helpful if garage code was included with check-in instructions so we didn’t have to walk around the house to the front door. Amenities were fine. I hit the gym everyday and it was often crowded. I heard the pool was also, but I preferred the ocean-side beach. The Bay Beach was nice but like bath water. There’s a Tiki bar and many shops. Trail around the island perimeter is about 1 mile on crushed shells. We loved being on the canal at this house and the breeze on the deck was amazing. Overall, I highly recommend the property and we’ll be coming again. Thanks so much!

Overall this was a great property for our family vacation. Sunset Island is impeccably clean and very well maintained. The townhouse itself was awesome. Lots of room to spread out, tons of videos, games, and books. The kitchen as fully stocked- one of the best stocked kitchens I have seen. However there are hidden cost that I did not know about. For example we had 10 people staying in our townhouse that fits 12. We were only issued 6 pool passes. Anyone going into the pool MUST have a pool pass. Therefore we needed to purchase 4 more pool passes at $70 EACH. Also each townhouse gets has enough room for 3 cars. This is true, but the space is extremely tight and very hard to park in. We did have 4 cars and knew we would need to purchase another spot for $70. Overall we loved it here and would recommend it. I just wish we knew about the additional costs.
