The Neighborhood:
This apartment is located right in the center of Adelaide's CBD, which is a busy commercial hub filled with department stores and indie boutiques. Adelaide's iconic Rundle Mall is literately at your footstep.

Living at this apartment, you will be surrounded by parks, cafes, restaurants, shopping, and entertainment. Within walking distance, you will be able to reach the Art Gallery of South Australia, the South Australian Museum, State Library of South Australia, and the riverside Adelaide Festival Centre that hosts music, dance and theatre.

The public transportations are just cross the road. You could get on the free tram or free bus to explore the city of Adelaide. You will be amazed by the near by Adelaide Botanic Garden, Adelaide Zoo and Adelaide Central Market.

Getting Around:
- 2 mins walking distance to Rundle Mall and Rundle Street. Your one stop for everything you need. The food, the fashion, the entertainment, the education and so much more.

- 3 mins walking distance to The University of Adelaide, South Australia Museum and the Art Gallery.

If you don't mind take a little bit of walk, come and enjoy the peaceful river view of the riverbank of Adelaide. It is only 10 minis walking distance away from your apartment.

- Mutiple bus stops and tram stops are just outside the Realm Apartment Building.

Other Things to Note:
##IMPORTANT##
The fire alarm of this property is monitored and the fire truck will arrive if the alarm is triggered. The Fire and Emergency Services fee of a minimum $1200 will be charged and the guest is responsible for all the fees and charges.

1. If you are not 100% satisfied with the cleanliness of the apartment upon arrival, we will arrange a cleaner to address your concerns within 6 hours.

*Any issues with cleanliness must be brought up to the host within 6 hours of check-in and must allow for remediation. No refunds will be allowed if remediation is not permitted.

2. The Apartment is professionally cleaned each stay, the guest is requested to return the apartment in a neat and tidy manner on check out - any damages, or excess cleaning will be charged to the guest.

3. We work hard to make sure every guest is happy and enjoys the stay, so please ensure the total number of guests is accurate at booking.

4. We could provide a Single air mattress and extra linen for you. However, you will be charged $50 per guest per stay.
4.1. $50 per stay will be charged if the sofa bed is required to use.

5. Cot, highchair and baby bath could be provided upon request with a charge of $20 per item. Please let us know when you make a booking:)

Please kindly notice that we only have limited stocks of Cot, highchairs, and baby baths. We might not BE able to provide any cots, highchairs, and baby baths if we are out of stock.

6. Luggage Storage
For weekdays 9.30 am-5.30 pm, if you need to temperately store your luggage, please come to our office at 239 Wright St Adelaide SA 5000, you can leave it in our office for free.
Another option is lockers at Adelaide Central Bus Station, which operates from 6:00 am to 9:30 pm, seven days a week.

7. Lost and found property
We only keep ‘lost and found property’ for up to two weeks. If guests approach us for the ‘lost and found property’, please provide your current residential address and we are happy to post it for you. However, guests are responsible for all postage fees.

8. After making a reservation, you might be requested to provide identification. This important measure is in place to maintain a secure environment and ensure that all guests meet our age verification requirements. As part of our policy, we cannot rent our rooms to individuals below a certain age or to someone using a different name.

We booked the apartment for 5 nights because it has kitchen, and seemed to be in a central location. Our check in instructions on day of involved walking over 250 metres to find a lockbox attached to a fence in a car park. It was getting dark when we arrived. Found the lockbox and made our way back to the apartment past a young woman sitting on the sidewalk smoking drugs. There are many homeless and mentally ill people around. We were told in an email that there were plumbing issues in the entire building, not just our apartment. On arrival, we heard a whistling sound that we assumed was because of the plumbing issue, so we disregarded it for a while. Speaking with the manager we found out that the building had no issues and no issues had been found with the plumbing in the apartment. We discovered that the whistling which persisted during our stay was due to the door not being aligned correctly making sleep difficult. The bed is too large for the room, as one has to shuffle sideways in a one foot gap between the bed and window, and you can only get around the end to the bed at night if the blinds are pulled down halfway. The stove never worked, we reported it but it was never fixed. On our third night the backup battery in the smoke detector failed at 11:30 PM, and the only way to silence it to put it in the fridge. Julie is responsible for the maintenance of the unit as it is not part the pool. There is more, but I’m only allowed 1500 words. We deserve a refund.

Good location and well appointed property- owner difficult to get hold of and building ( not unit directly) has issues with noisy plumbing which can be heard in the unit at varying times.
