Lovely and quiet

We loved the views from this unit and accessibility to the beach. Having a state park nearby afforded long walks on very quiet beaches. We will return!

The condo was exactly as advertised. It was clean and has everything you will need. The gulf and beach views are excellent.

Great vacation spot!!!

This was a really nice place. Had a great time!The only thing was air conditioning in master suite.It was not cooling like I thought it should,but it was tolerable.

A great condo

We liked the location. Definitely met our expectations. Because the property is gated, the feeling here is very secure. The grounds are beautiful and very well maintained. The condo is very clean, comfortable and QUIET. Overall, a great property.

Having an updated rental with a full kitchen was great for cooking and not having to eat out everyday. We took full advantage of the grills by the pool too. Loved having 2 pools and such great beach access. The unit was also very clean !!

Their app is a must and is extremely user friendly. Had a minor problem with disposal and they were there within an hour to repair. We will definitely be back in the fall.

The kitchen is small and could be better equipped with utensils, cookware and dishes The living room sofa and chairs are pretty worn out and need to be updated. A new mattress in the primary bedroom is needed. The living area could use better lighting - it is dark. Gibson rental group were great and responded quickly to a couple of issues that needed to be addressed. We appreciated that.

July 2018 Stay

Nice unit with a good side view, that side of condo is against 4 mile beach so that side is mostly natural dunes. Nice listening to the waves crash and the wildlife in dunes. Unit was nicely updated and very clean. Only negative is the Master Bedroom does not stay cool. It appeared to have only one undersized AC duct going to it. Rest of condo would be ice cold but little or no flow to the master.

Overall, I recommend this vacation rental. Reviewer Comments: We absolutely loved this condo! Only takes about 5 minutes to walk to the beach. We were able to easily come back for lunch and nap our toddler every day so we didn’t need to haul way too much stuff to the beach. Easiest vacation ever. The views from the balcony were amazing. We spent a lot of time there! We are beat freaks and the condo was very clean and up to our standards. The only drawback to us was the outdated, lackluster pool on the property. Also, the only hot tub on site is inside. We would still return and stay in this very same condo!

Beach Manor Doesn’t Offer All Amenities As Listed

The property is currently under renovations. If you are staying at beach Manor the pool, fitness center and spa are really small. The hot tub is 1/2 the size of a standard tub. The basketball I’d only 1/2 court. You do not have access to tennis courts or the really nice pools or fitness center. Rent at the tides of those things are important to you. The balconies and kitchen are small as well.

Beautiful unit. Well maintained complex.

The only negative was the A/C in the master. It was not as cool as the rest of the unit. The exhaust in the kitchen leaked water every time I turned it on. I was unable to use when cooking. The maintenance man came to check it out twice without fixing.

Beautiful location & comfy furniture, work on appliances

Beautiful location in the Tops’l Resort, primary king bed was very comfortable & so was the family room furniture. The only negatives were as follows: 1) hot H2O heater didn’t work, used Gibson realty app (the same app for check in & out) to report & got no response so then texted back the # that gave us updates before we arrived & they responded immediately & fixed for the next night. 2) There was no binder of instructions in condo like we were told so spent way too much time figuring out how to work the TV. 3) The main oven & toaster oven broiler function do not work. Only baked once so didn’t report.

Rating Details: The property manager was adequately helpful. The vacation rental was very clean. I was very happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The resort is beautiful. Our A/C didn’t work one night and we didn’t get it fixed until almost 24 hours later. Gibson refunded us some but we felt we should have been refunded more. The beds were comfortable. The view was beautiful. The water was full of thick June grass when we went which made it hard to enjoy, but that’s nature. I will definitely start waiting to last minute to book so I can see what the June grass is like since this is the 2nd year in a row we’ve dealt with it.
