Wonderful home in a hip San Diego neighborhood just minutes from Mission Bay, PB, SeaWorld, Zoo and Downtown. While it`s just a stones throw to the bay & nearby beaches, you can also easily jump on the freeway & explore everything SD has to offer. Our California Bungalow is a true gem. It has little surprises scattered throughout, peace sign fingers coming from the wall, an entirely green room, a painted mural wall, and art the owners` collected from around the world!

There is nothing better than taking phone calls off of one of the three porches in the house, then sitting in the rocking chairs out front drinking a coffee or throwing a frisbee back and forth in the front yard. The spot on the hill is always sunny and you will love waking up to the sound of birds chirping in the yard every day.

This home is professionally managed. We are a friendly team of folks who look after this beautiful property while the owners are away. We ask you to keep in mind, this is a private home which the owner retreats to. We simply ask that you respect & take care of the property as if it were your own. Let that love flow.

**We are available to you for standard check in times should you require any assistance from 4pm - 6pm. For after these hours we may be available for emergency only and only then via Airbnb message app. We apologize if this causes any issues, but please consider this ahead of booking. Likewise, please advise us before traveling, on your estimated time of arrival so we can accommodate if possible.

Bay Park is a slice of paradise. A beautiful centrally located neighborhood in San Diego that’s both a local treasure and a hidden gem. Bay Park offers everything you want in the big city but without the crowds. Our home has easy freeway access and proximity to the Zoo, Seaworld, La Jolla, Pacific Beach, downtown San Diego and just about everything So Cal.

ABSOLUTELY NO PETS ALLOWED! Unfortunately, no animals are welcome in this home, no exceptions. Owner`s have an extreme allergy to pet hair. A fine of $500 will be imposed and you will be asked to vacate the premises immediately should there be evidence of any animals on the property.

Plumbing can be testy. DO NOT FLUSH WIPES!!!

Neighbors have dogs but they usually do not bark.

RENTAL TERMS AND CONDITIONS

Definitions:

`My People`. Shall include myself, my spouse, legal partner, guests, invitees, licensees, children, wards, heirs, assigns, personal representatives and estate, if any.

NO REFUNDS - Even the best or newest home has equipment that may occasionally malfunction and cannot be guaranteed operational 100% of the time. We promise to act immediately to remedy any issues, however, we do not relocate or issue refunds due to malfunctioning equipment or any other guest dissatisfaction or due to construction noise or any other items out of our control, unless the home is considered uninhabitable.

- All rentals with 28+ nights require a rental agreement signed naming and identifying all adult occupants (must present valid ID).

No one likes rules, least of all, us -- but we do have a few requirements so that the home is in as perfect a shape for each guest as possible.
-Please respect check-in and checkout times. Check-in: 4pm-10pm. Checkout: 10am
-Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside Airbnb.
-Host may request a photocopy of renter`s ID for verification before check-in.
-This is a private property and the host reserves the right to access the property at any time to perform maintenance repairs necessary or requested by the renter.
-Maintenance schedule: we are unable to offer refunds or credits for inconveniences due to scheduling and maintenance done during your stay. We also request that our maintenance teams are not turned away if they should overlap your stay. Such instances can result in a $100 penalty as we will still incur a `show up` charge, even if no work is performed.
-Absolutely no parties or loud music.
-Please be courteous to the neighbors and obey quiet hours from 9pm-9am.
-No more than 5 people allowed without prior consent.

Late Checkout Policy
Guests must check out by the designated checkout time specified in the rental agreement. Late checkouts without prior approval will incur fees to cover costs including, but not limited to, waiting times for cleaning crews, canceled or delayed cleaning appointments, hardships on arriving guests (e.g., delayed check-ins or compensation), additional wear and tear on the property, and increased utility usage (e.g., electricity, water, or HVAC). The fees, based on the duration past the checkout time, are as follows:
‱ Less than 1 hour: 10% of the nightly rate or $100, whichever is greater.
‱ 1-2 hours: 15% of the nightly rate or $250, whichever is greater.
‱ More than 2 hours: Full nightly rate.
To avoid fees, guests are encouraged to coordinate with us in advance for late checkout requests. Approved late checkouts are subject to availability and may incur additional charges as agreed upon. These fees are designed to compensate for disruptions to property turnover and operational costs, and we will provide documentation (e.g., cleaning schedules, guest complaints) upon request to ensure transparency.


Additional Cleaning Policy
Guests are expected to leave the property in a reasonably clean condition, consistent with normal use. Any cleaning required beyond what is considered normal or reasonable, as determined by the property management, will result in an additional cleaning fee of $100 per hour. This fee covers costs such as extended cleaning times or specialized cleaning needs. Examples of excessive cleaning needs include, but are not limited to, excessive trash, stains or spills requiring professional treatment, pet hair in non-pet-friendly units, or other conditions requiring significant labor. We will make every effort to accurately reflect the additional work needed and the time required to complete it, providing documentation (e.g., photos, cleaning logs) upon request to ensure transparency.


Important Fee Disclosure for Long-Term Stays (30+ Days):
Should this property be reserved for 28 days or more, we reserve the right to apply additional monthly fees to cover certain ongoing expenses (eg utilities) not included in the standard nightly rate.
These may include, but are not limited to:
‱ Gas and electricity
‱ Water and sewer
‱ Trash and recycling
‱ Internet and streaming services
‱ Other utility or maintenance surcharges applicable to the home which will be known prior to the time of booking
These fees may be assessed as either:
‱ A flat monthly fee, or
‱ A fee calculated as up to 5% of the monthly rent.
Such fees may be collected directly through the Airbnb platform or invoiced separately as permitted by Airbnb policy. For estimation purposes, please assume an additional fee equal to 5% of the monthly rent unless otherwise specified in advance.
By confirming your reservation, you acknowledge and agree to these terms.

This Short Term Rental Agreement is between AIR CONCIERGE INC. (herein referred to as “Manager” or “Property Manager”) on behalf of and in accord with the Property Owner (`Owner`) and you as Guest (or “Occupant” or “Renter”) of the date set forth on the reservation details confirmation noted on the confirmation which shall be received by the Parties via email as well as provided in the Airbnb.com software. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

SMOKING: A $1000 fine will be charged to Occupant if there is any evidence of smoking inside or outside of the property within a 20’ radius of the property.
