🚫 House Rules for Two Bears:
- Max Occupancy: 10 guests max. Exceeding this will result in eviction with no refund.
- Parking: 4 cars max. Park in the driveway only. No street parking; violators may be towed.
- Minimum Age: Must be 25 years or older to rent.
- Pets: No pets allowed. Violation will result in eviction without refund.
- Check-in/Check-out: Check-in after 4:00 PM, check-out by 10:00 AM. Early check-in/late check-out available with approval, extra fees may apply.
- Smoking: No smoking, vaping, or e-cigarettes anywhere on the property.
- No Parties/Filming: No parties, events, or filming. Violators will be evicted without refund.
- Fireworks/Open Fires: Absolutely no fireworks or open fires.
- Grill: Use only the propane grill; no charcoal or personal grills.
- Damage: Guest responsible for any damage to property.
- Liability: Guests assume all risks; owners not responsible for accidents or injuries.
- No Refunds for Mechanical Failures: No refunds for equipment issues, pests, or conditions outside the host's control (weather, road closures, power outages).
- Acts of Nature: No refunds for weather-related issues (e.g., snow, road closures, power outages). Carry tire chains in winter.
- Power Outages: Common in Big Bear; no refunds for outages.
- Snow Removal: Snow removal when snow exceeds 4 inches. Guests may need to shovel if it snows before service.

Guests have access to the entire house except for 2 owner closets. The front door has an electric door lock.

The cabin is located in Moonridge, one of Big Bears’ most desirable neighborhoods. There is parking for 4 cars in front of the cabin. Please do not park on the street as your car may be towed.

Moonridge is a centrally located neighborhood in Big Bear Lake. Unlike other neighborhoods, it's easy to skip downtown traffic in the busy summer and winter months. Moonridge is at the base of Big Bear Mountain ski resort, and near many hiking trails. Moonridge is also home to the Bear Mountain Golf Course and the new Zoo.

The house is located in the mountains at over 6000 feet elevation and is subject to weather/natural events that may affect road conditions. We have 4 parking spots outside our home. During winter, we provide for the parking area to be cleared of excessive snow once the storm clears (and as soon as snow plow teams are able to arrive). Mountain roads can be curvy and steep. You are required by law to carry tire chains in your vehicle during the winter months. We recommend buying them before coming (as it’s much cheaper outside of Big Bear). Big Bear Valley and the surrounding San Bernardino Mountains are subject to temporary power outages due to weather and natural events.

Once we receive your booking request, you will need to agree to the rules listed on the booking platform. Please read them carefully & feel free to ask for clarification if needed.
