Perched high on Seagrape Hill in Coral Bay, Huis Aan Zee offers sweeping Caribbean views, total privacy, and a saltwater pool—perfect for couples, families, or friends. Enjoy a chef’s kitchen, A/C throughout, paddleboards, beach gear, and quick access to St. John’s best beaches. Sleeps up to 4 guests.

Huis Aan Zee (“House by the Sea”) has everything a couple, small family, or group of friends could ask for—including your very own private pool. The villa also includes onsite backup power in case of any power outages.

This is a fully private villa—no spaces are shared. The entire home is for your exclusive use, and only the guests in your party will be staying here.

The home spans two levels, each with its own layout and function:

Lower Level (First Floor):
Master Suite with a brand new Sealy Albany Hybrid king-size mattress (medium firmness for balanced comfort and support)
Oversized walk-in shower with built-in bench
Smart TV, mini-fridge, microwave, coffee maker, and large closet

Upper Level (Second Floor):
Fully equipped chef’s kitchen with stainless steel KitchenAid appliances and quartz countertops
Indoor dining and living areas
Queen-size tri-fold Murphy bed with memory foam mattress
Private outdoor bathroom with shower
Saltwater pool and expansive upper deck with panoramic views of Coral Bay and beyond
Please note: the two floors are connected by an outdoor staircase. Upon arrival, you'll walk up one flight from the parking area to the lower level, then two short exterior stairways to reach the upper level. If mobility is a concern, be aware there are multiple outdoor staircases.

Rates include up to 2 guests
For groups larger than 2 (up to 4 total), a $140/night surcharge applies to cover utilities, amenities, and Murphy bed setup

Perched ~400 feet above sea level, Huis Aan Zee is one of the highest homes in its subdivision, offering panoramic views extending as far as the British Virgin Islands. Located atop Seagrape Hill in Coral Bay, the villa provides the privacy and serenity many guests seek while on vacation.
Coral Bay is the quieter, more laid-back east side of St. John, known for its natural beauty, hillside views, and proximity to Maho Bay, Cinnamon Bay, and Trunk Bay. Compared to Cruz Bay, Coral Bay offers a slower pace, local charm, and access to uncrowded beaches and hiking trails.

Vehicle Access:
A 4x4 or AWD vehicle is required to access the villa. The scenic mountain road includes a few switchbacks and moderate inclines—part of the authentic St. John experience. A Jeep Wrangler or similar 4x4 makes the drive smooth and adds to the villa’s charm and seclusion.

Laundry room for guests staying more than 3 nights (nearby laundromats also available)

One small-to-medium pet allowed with prior approval

After booking, arrange your vehicle rental early. There is no Uber or Lyft on St. John, and safari taxis do not service side roads. We recommend Courtesy Jeep Rental or agencies at the St. Thomas airport.
