- NO PARTIES, GATHERINGS, NO EXTRA GUESTS THAT OVER OCCUPIES THE HOME, OR EVENTS ALLOWED. Strictly enforced.
- THIS UNIT IS NOT PET FRIENDLY.
- VIDEO & PHOTOGRAPHY: There shall be no video, still photography or film production of any kind without the express written consent of the owner. Fees apply.

PLEASE NOTE!
- Please take note that this home is NOT baby and/or child proofed. It is your responsibility to walk the home and/or property upon arrival, to make this space safe for your children. We assume no liability for harm/death to any baby or child staying or visiting this vacation rental.
- Please note that early check-ins and late check-outs are available at our discretion. There are extra fees for either of these add-ons when available.
- Exterior surveillance cameras are recording video 24/7. The cameras are positioned to monitor the driveway, the street/sidewalk, and the back patio.
- Cooking is not permitted. There is no kitchen.
- The BBQ grill is off-limits.
- The fire pit is off-limits.
- The patio area is shared with the owner, who resides in the main house in front of the studio.

CANCELLATION POLICY
- A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty, aside from a $500 restocking fee.
- Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment (not including deposit and cleaning fee).
- Cancellation or early departure does not warrant any refund of rent. If you wish to shorten your existing reservation with VRBKIM, and your reservation is further than 30 days away, we do charge a $100 restocking fee to make this adjustment.

PARTIES & OVER OCCUPANCY POLICY
If the guest violates any of our rules regarding noise, parties, or over occupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.

Disappointed

While the room was clean and it is a lovely neighborhood, we were disappointed when the owner approached us to turn off the gas fire pit claiming a fire hazard, as we were comfortably enjoying it in the common outdoor space. Just two of us having a cocktail trying to watch the sunset. After sitting in the dark, since there is no lighting except for a motion security light, we decided to go inside. We did re-read the description in VRBO and it says use of common area - be aware however, it seems that does not include the gas fire pit - which should be noted in the description. The tv is really a very small computer size monitor hung high in the corner so we never turned it on, and we were surprised to find used soap in the shower (to be fair there was a newly wrapped soap on the counter though it was unpleasant to see the used bar soap in the shower). Additionally the shower did not drain and we found ourselves standing in ankle deep water. We ultimately decided to leave early after 1 night. Sadly the owner then accused us of breaking their ceiling fan as we found out via an attempted charge through VRBO. Ironically we noticed the missing pull chain but realized it must’ve been removed since there’s a remote to turn it on and off which is how we operated it with no problem. As we departed I saw the pull chain draped over the nightstand radio. Imagine our surprise when the owner then assumed we broke the pull chain which he said required replacing the entire fan.

Cute Detached Bedroom

This property was perfect for a long weekend for me and my partner. Location was great - north park is super residential and safe. It was walking distance from north and South Park which are great little neighborhoods. East access to the bus to get downtown. Sam was a great host. Communication was excellent. The place itself was updated, had all the little amenities like wine opener, bowls, plates, microwave, and mini fridge. Air conditioning which was great. Would definitely recommend.

Everything we needed

Property is in a great location, you can walk to a whole bunch of great restaurants, shops and the park. Plenty of street parking. The unit is the size of a standard hotel room, has everything you would need and more, very clean and comfortable. Owner was helpful and the cute little patio area was lovely to hang out in. Would definitely stay again when we visit next time!

Fantastic unit in quiet neighborhood with great hosts

We have stayed in other guest cottage units and Sam's was our favorite! It's in the backyard and detached from the house, so no noise from shared walls. There is a lovely seating area just outside the door. The unit was clean, comfortable and had everything we needed for a long weekend. The location was great - close to Balboa Park and great North Park area restaurants. Sam was very helpful and responsive when I had questions. A minor plumbing issue arose while we were there. I texted Sam in the morning and by the time we arrived back in the late afternoon, he had already found a plumber to come out on a Saturday to fix the problem. Not only that, but then his wife washed all of the towels and rugs, which was very thoughtful. Her comment was, "it's what I would want someone else to do." Then they checked in via text later to make sure everything was working. Their list of check in/out instructions was one of the shortest lists I have seen at a VRBO, which was nice (sometimes there are lots of rules or things you need to do before you leave a place). When we come back to Sacramento, we will definitely stay here if it's available!

Amazing spot near Balboa park

This bungalow was amazing. Very clean, wonderful space in a great location. Quit at night, comfortable bed, and air conditioning. The host, Sam, was very responsive and helpful. Would stay again!

Short vacation

We came to San Diego to attend a couple of Padres games. Our location was close to restaurants and easy to get to Petco park. Our host was fabulous, even invited us to watch the fireworks from their deck if we made it back. We would definitely stay here again!

Perfect Little Bungalow

I was visiting San Diego for the weekend to explore different neighborhoods in preparation for an upcoming move. North Park was one of the neighborhoods in which I was interested, so staying there made sense. I loved this bungalow and it was perfect for me and my short visit. The neighborhood is just a block from Balboa Park and a few minutes walk from loads of bars and restaurants, but is situated in an idyllic, quiet and beautiful residential street. The room was clean and bright and had everything I needed. The host, Sam, provided all the important info immediately after confirmation of my reservation and stayed in touch throughout my stay. Great host, great property, great location. Five stars!

Lovely stay in a great location

Lovely bungalow in a great location. It was clean, quiet and well equipped for a short stay. Sam and Diane's communication was fabulous and they included some great local restaurant recommendations in the welcome pack. I'd very happily stay here again.

Great location and host!

Smooth interaction/communication with host, check-in/check-out. Great location next to all the major downtown areas in SD, everything was a short 10-15 min drive or less! Entire stay was exactly as described, clean, tidy, everything in working order. Definitely would stay with host again next time in SD!

Delightful

Sam and his wife could not be more cordial. Bungalow is a delightful spot, quite neighborhood with easy street parking. Block from beautiful Balboa Park and walking distance to many places just reopening. Highly recommend the Station which requires masks, practices social distance and provided hand sanitizer. Varied menu and polite masked service. Just down 30th Street. Enjoy.

Very comfy, quiet

We were visiting family in North Beach neighborhood. This was conveniently located, comfy bed and set back from the street for a lovely feeling of privacy. Good. The owner is very responsive and pleasant.

Had Everything We Needed

We were very comfortable at the bungalow! Great location, and it had everything we needed. The bed was very, very comfortable - something I was worried about because I was 5 months pregnant at the time and having hip pain, but I didn't experience any hip pain at night during our stay!

Great Place for a Short Stay

For my short stay in San Diego, this place was great. Everything I needed. The place was clean and had the all the essentials. Was located in a quiet neighborhood and wasn't too far from Downtown, the zoo, and was located near local shops. Would definitely recommend to anyone looking for a small place to stay when your in the area.
