LIVING/DINING ROOM:
- Dining table w/ seating for 4 & additional barstool seating
- Streaming TV
- Doors lead out to large front patio
KITCHEN:
- Open to the living/dining areas
- Fully stocked w/ dishes, utensils, cookware, bakeware
- All large and small appliances
- Guests may supply their own food, drinks, spices, condiments, and paper goods (napkins, plastic wrap, etc.)
BEDROOMS:
Bedroom #1: King bed; en-suite bathroom; Streaming TV
Bedroom #2: Queen bed
EXTRA SLEEPING ACCOMMODATIONS:
To fulfill the maximum occupancy, 1 twin trifold floor mat is provided, along with extra linens/pillows. (the floor mats are better suited for children) Twin rollaway beds can be rented if desired instead of mats. Make arrangements in advance, to ensure delivery in time for guest arrival.

Hallway Bathroom: Tub/shower combo
LINENS:
All bed, bath, kitchen, and beach linens for the maximum number of guests are provided as part of the cleaning and linen fee and are neatly prepared for your arrival.

ALSO INCLUDED:
- Central air conditioning & heating
- Wi-Fi
- 4 low-profile beach chairs
- Hair dryer; iron/ironing board
- Starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with their own personal toiletries/shampoo/conditioner)
LAUNDRY:
Free facilities in garage; Guests should provide their own supplies
PARKING:
- 2 tandem spaces for this unit in the rear 4-car garage, accessed via rear alley
- Large SUV's may not fit
- General free street parking throughout the neighborhood when available
ALSO:
For larger family groups, the upstairs 3 bedroom/2 bath unit can be booked simultaneously, when available, to accommodate larger family groups on the entire property. See separate listing or contact our office.
CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.
