Welcome, and thanks for visiting. Among the 6 condos I currently rent and manage in Cancun, this one is among my very favorites. The condo is brand new as of Nov of 2008 (our first booking). Enjoy!
Vacation Rental Basics/Building 5 MIL, Unit #1604
* 325 square meters (3,140 sq ft)

* Dining Room Table comfortably seats 10 adults
* Quality Outdoor furnishings including sofas, tables and chairs, & 4 Lounge chairs
* Jacuzzi on the main terrace
* Terrace access & great views from 4 of the 5 bedrooms (5th bedroom is reconverted maids quarters)
* All bedrooms have private premium bathrooms & hair dryers, plenty of closet space, flat screen TV's, MP3 Stereos, linens and towels, quality comfortable beds.
* Configuration: Condo is an end unit. This tower is substantially closer to the Caribbean than the surrounding towers which is one of the reasons the views are so dynamic. The condo runs from the Caribbean side of the tower to the bay side. On the Caribbean side are two bedrooms, each with a king bed. On the bay side are two bedrooms, each with 2 queen beds. 5th bedroom (reconverted maids quarters) has no view, and the room is very small. But it does have it's own flat screen TV, MP3 player, comfortable sofa sleeper (double bed size), and small private bath.
Resort: Bay View Grand Porto Fino is not the same as Bay View Grand. It's a bit confusing. There are a total of 6 towers, all the same height, exterior glass color, etc. There are two entrances that look identical. The Southern entrance gives you access to Bay View Grand. Bay View Grand comprises 4 of the 6 towers (the Southern 4 towers). The Northern entrance gives you access to the last 2 towers, Bay View Grand Porto Fino. The 6 towers and two entrances look like one big resort and that was the intention from the developer. However, the 4 are separated from the 6 relative to the grounds, the pool they use, etc. The biggest difference between the two, and the reason that Porto Fino is a bit more esteemed, is that the terraces at Porto Fino are much larger, particularly the end units like this one. The 4 other towers are rather stylish with the end units featuring round terraces, but they are small. Especially compared to the Porto Fino end units.
The resort is very upscale. It does not have any restaurants as one would typically associate with a resort. However, the pool and beach areas are very nice. The higher quality outdoor furniture is a stand out right away when you first walk into the pool area. And there is a snack bar down by the pool. What I like about the pool area, besided the infinity effect, is that you can lye down in the pool where the water comes over most of your body. So you can basically lounge in the pool. Many of the newer resorts these days have added this effect to their pools. The resort does also offer massage services at a cost of approx $60 for 40 minutes. This service is located in the front part of the resort. There is a spa with a nice jacuzzi and gym. There is also a tennis court if you like tennis.

- Amenities
- Air Conditioning: 3 AC Units keep it as chilly as you like, especially at night for sleeping
- Washer: Inside the condo
- Dryer: Inside the condo
- Linens Provided: Plenty of nice linens and plenty of real nice quality and comfy pillows are provided
- Covered Parking: In the event you want to rent a car, two covered parking spaces are provided. Both are marked #1604. Many people ask, "should I rent a car" when I come. You really do not need to. You won't use it much. The buses run 24/7 and you never have to wait. The taxis are also omnipresent in this part of Cancun. But you are certainly more than welcome if you wish and the spaces are there for you should you decide to rent a car or cars.
- Elevator (2) : quality elevators take you all the way up nice and quick.
- Beds
- King Bed (2) : Each bedroom with the king bed in the bedroom has it's own luxury private bathroom and shower & plenty of closet space. Each of these bedrooms also has a 37" flat screen TV with satellite, MP3 stereo system, DVD player, and nice linens and pillows.
- Queen Bed (4) : 2 of the 5 bedrooms have a pair of queen beds. Each of these bedrooms has it's own luxury private bathroom and shower & plenty of closet space. Each of these bedrooms also has a 37" flat screen TV with satellite, MP3 stereo system, DVD player, and nice linens and pillows.
- Double Bed: This is the only bedroom that has no view and is very small. However, it does have it's own bathroom with shower, AC, 37" flat screen TV, MP3 stereo, DVD player, ceiling fan, and a nice little couch that easily converts to a double bed.
- Twin/Single Bed: Inflatable mattress with linens if needed for aux bedding. Small motor fills up the mattress in just a minute or two and it's quite comfortable.
- Crib: Packnplay is a fold out play pen that is nice for infants and small children to relax and sleep in.
- Entertainment
- Cable/Satellite TV (7) : Each of the 5 bedrooms plus the kitchen bar area have 37" flat screen Tvs with satellite. The Living room has a 50" flat screen plasma unit.
- DVD (6)
- Stereo System (6)
- Music Library: There is an MP3 stereo system in each of the bedrooms and in the living room. You can bring your MP3 library of songs and place it in the cradle of the stereo in any area and you set to listen to YOUR favorite music any time you want.
- Private Hot Tub: On the main terrace near one of the king bedrooms is a nice jacuzzi right outside over-looking the ocean.
- Shared Hot Tub: Nice large hot tub located in the spa area of the resort. Also enjoy massages here for $50 for 50 minutes. Worth every second!
- Shared Pool: Infinity pool right on the private beach is absolute top quality and also features shallow waters for relaxing and sunbathing while in the pool.
- Kitchen
- Full Kitchen: A clean, well run kitchen is big for us. You will find clean, nice kitchenware. Updated, never tired or old looking. Quality silverware, quality for all of the following items...glasses, plates, bowls, utensils, bake sheet, plastic storage food containers, pots and pans, wine/bottle/can opener, blender, coffee maker, toaster, whisk, mixing bowls, strainer. Of course the kitchen also has a nice fridge, stove, and dishwasher. The stove also has a plate that runs across the center which is great for flat grille type cooking like scrambled eggs, steak and cheese sandwiches, etc.

- Balcony (5) : Access to the balconies can be found in 5 areas. From the living room and from 4 of the 5 bedrooms. The outstanding views are virtually everywhere in the condo with the exception of the bathrooms and 5th bedroom.
- View/Location
- Oceanfront: The views of the Caribbean to the East from the two king bedrooms, the living room, the dining room, the kitchen. The views of the Caribbean beyond the lagoon are seen from the two bedrooms with the pair of queen beds. The view up the coast looking North towards the point of Cancun is also breath-taking and is enjoyed while dining or whenever you look in that direction from the living room, dining room or kitchen.
- Communications
- Telephone: One cell phone is provided to call our manager in Cancun. Another phone is for local calls. The 3rd phone is for long distance calls. All 3 phones are provided to give you access to wherever you may need to call at the lowest price possible. Due to the detailed infrastructure of Mexico relative to phone communications, this is the best system to use for keeping your phone costs down, while being able to get a hold of management quickly and directly when needed.

Hi, I’m Tim Miller.
When I first discussed renting this unit for the owner, it was empty and white walls were everywhere (I don't care for white on walls). What you see in the pictures is after I did quite a bit of work. Such as adding custom lighting, furnishings, & new paint & decor. Following is my story. How I began renting and managing upper end condos in Cancun. Thank you. Tim Miller
My brother and I first purchased our condo in Cancun in 2004. (not the unit you see here) We were excited. It needed improvement and we did the best we could on a limited budget. At the time, financing wasn’t an option for existing condos, so it was a major stretch. Shortly after completing the work, Cancun suffered it’s worst hurricane ever, hurricane Wilma in 2005. Everything inside the condo was destroyed.
We stretched even further and borrowed against everything we had to put everything back together again. Hurricane insurance is so expensive that in the long run you are better off putting the money you would pay for the premium into a savings account. However, in this case it was the short run so boy did we learn. We put our “nose to the grindstone” and we ended up making what we consider outstanding improvements to the condo. Why the Owner Chose Bay View Grand, Portofino
The greatest positive that came out of this whole project was it introduced us to one of the finest person's I'm sure I will ever know. His name is Mike (Miguel). Mike helped with the construction from beginning to end. He ultimately became my manager in Cancun and will always be, as long as he desires. What a gem of a man. I get emails raving about his service and how much he meant to peoples vacation, truly, all the time.
It is so refreshing. His family has been in the fishing business for many generations. Now they take tourists fishing or snorkeling. And rest assured, when you stay with us, you get the Royal treatment plus better pricing than any tour company by far if you decide to go out with Mike on the boat for a day. His boat seats up to 14 and it's an experience I highly recommend.
In the end, after the hurricane and the massive renovation, we were able to create a truly “standout” luxurious condo for guests to enjoy. I was diligent in renting out the condo via the inter-net. That was my job as my brother is our families first doctor and he is much too busy. After a while, the condo stayed booked nearly all the time. Other owners began to approach me to rent their places in Cancun but I would usually decline. We had put so much time and effort into creating a wonderful beachfront condo. If other owners did not have or were not willing to put many of the same quality standards into their units, I didn’t want to rent them to guests.
