I booked this villa and believed Richard Smith to be the owner. He isn't he is acting on behalf of Agni Travel. He lists hundreds of properties- you can check reviews of both those properties and Agni Travel. Whilst some of the reviews are okay, there are many that echo our experience. The location and view of this villa was lovely. That's where the lovely ends. The villa is tired and not looked after. Multiple things broken, not working, missing. Every light fitting was missing bulbs, furniture was tatty and one piece was covered in children'a stickers that had gone yellow and faded. It looked like the house had been furnished with unwanted furniture from someone's home. The carpentry was unfinished so there were holes and cracks everywhere. The paintwork was dirty and tired. There were mosquitos squashed against walls and curtains. In the main bedroom there was only one wall socket, it was hanging out of the wall with wires exposed and was behind the headboard meaning it was useless. Windows didn't work, outside light fittings were smashed. Windows were filthy, there was no chairs on the balcony so you couldn't sit and enjoy the view. The drains inside and out smelt. The kitchen was not well equipped- there were no wine glasses, no plug to wash up. The white goods were fine and worked. I messaged Richard following the last poor review and he assured me things had been sorted. The pool wasn't cleaned at all and at night you could see all sorts floating in it.My advice-avoid

So many positives; so many stupid, unnecessary, negatives. It’s a nice location: you get lovely views. The management team are very responsive. But they need to be, because it needs work.Basics: on arrival, air conditioning wasn’t working, there was broken furniture outside and inside.The main bedroom has no working plug sockets. Well, nothing accessible. There is a socket behind the bed but it’s hanging off the wall. The light switch was hidden behind a wardrobe. There is one bedside table, no bedside lights. One shutter was broken. There were dead mosquitoes flattened on the walls, with blood smears. The bedding didn’t fit. The room was unusable.Bedroom two also lacked working air conditioning. The mosquito graveyard theme continued here. As did the inadequate bedding. There were, however, very bright bedside lights. Outside: nice pool, but we had to clean out leaves etc because no one came to service it throughout the stay. Furniture, basic: no umbrella initially though one was quickly provided. Mosquitoes an issue throughout the evenings: this is inevitable, but can be countered with an overhead fan (not fitted) or a free-standing fan (not provided and no external plug socket for this or plug-in mossie killers). Barbecue was filthy.It’s not the worst place to stay. We enjoyed our holiday. It would just have been nicer if a little bit of thought was given to it. Also, instructions for how things work. Local management responsive, but shouldn’t be needed.

Good overall experience. The inside of the villa was so comfortable and there was everything that you could need during your holiday. The pool area was so lovely. We spent some really nice, warm evenings around it. Also had a great location. It was a very kind gesture of the owner who brought wine and sweets when they came to visit us. Thanks a lot!

We enjoyed our time there and it suited our needs. The rooms were a lovely size and it was spotlessly clean & well-presented. Excellent swimming pool with a sea view! Just a 5-minutes walk from some of the restaurants and bars. It was the first time we had used this agency, but it certainly wont be the last. Compliments to all of you who made our holiday very special.

Akcagerme Beach was one of the best beaches that we had ever visited! Thank you to the agents, owner, and cleaning staff, who made our holiday unforgettable.

Its been an incredible week for us! Very happy with all facilities. Also a wonderful swimming pool just for us! Perfect surroundings and all properly cleaned. Almost everything is in the vicinity of walking distance. We would definitely recommend this villa as we really enjoyed our holiday there!

Villa Erdem was perfect for me and my friends. Air conditioning in bedrooms was brilliant as it was quiet and could keep it on all night. The outside area was also so stunning. Wonderful pool! I liked the area and the sea views were really appreciated. Overall a perfect villa and a perfect location, we loved it and we will come back for 2 weeks next year.

We had the most amazing time in Villa Erdem! We were very impressed to find a hair dryer and iron, the little things that made this place great. The outside area was well planned with an amazing swimming pool. The location is also excellent for exploring the whole area. A perfect villa for a relaxed holiday. Savored every moment of our stay there and we will definitely book it again.
