Welcome to our luxurious 4-bedroom barn conversion on Hobland Road, Bradwell! This stunning countryside retreat offers the perfect blend of rustic charm and modern amenities. Whether you’re looking for a peaceful escape or an adventure-filled holiday, this spacious barn has it all.



Enjoy a private pool (May to September only), hot tub, and sauna—ideal for relaxing after a long day. The open-plan living area, complete with high ceilings and exposed wooden beams, creates a cozy atmosphere, perfect for families or groups of up to 8 guests.



After a day of exploring, return to the barn to unwind in the hot tub, take a dip in the pool, or enjoy a sauna session. Perfect for a countryside retreat with easy access to the Norfolk coastline and local attractions!



The Space:

Every room is equipped with underfloor heating, while the lounge on the first floor has a supersized 65 inch smart TV and very comfy sofas to relax.

The back garden is fully fenced, safe and secure for any dogs.

Please note that the Aga in the kitchen is not suitable for use by guests. Alternative cooking facilities are provided.

Other Things to Note:

Please note that the use of the sauna & indoor hot tub is not included in the overall reservation price. The optional extra charge will be £40 per night for the full duration of your stay (capped at £150 per week). Please note that it could take up to 20 hours before the hot tub reaches its final temperature. So it may be the case that the hot tub can't be used the first night.



The outdoor pool is only accessible from May till September and is not heated.

Please note the Aga is not for guest use; however, a separate oven and hob are provided for all your cooking needs.



If required we offer the option to provide an extra foldable bed. The costs are £17 per night.

Early check-in and/or early check-out can be arranged for an additional fee of £50 (subject to availability).



A refundable Safety Deposit of £500 in the form of an authorisation hold on your credit card is required upon arrival. The hold will be released within 7 working days after your check-out subject to no damages. In case you travel with pets, please note that there is a pet fee applicable of £50 per pet per stay.

The house was too warm and no way of turning down the heating. The kitchen did not have enough dishes I had to buy a large lasagne dish to cook it. The pressure for hot water was very low. I was expecting luxury but was disappointed. The beds were not comfortable. And the pool would be nice if it was heated. The cushions had smell of dog which was not good. The login details for WiFi was incorrect and took a while to get the correct one. It’s very expensive and would expect high end tror the price we paid but it was average. It’s advertised as having bikes but there was none. There was an exercise bike but you need the shoes to go on it. Generally it was okay.

Excellent holiday home

Spacious, well equipped, clean holiday home. Ideal for large family.Prompt communications with management with issues/queriesPerfect location for beach and walks.Need to be very brave to get into the unheated pool. Would have been an advantage to use the cover and protect when not in use.Disappointed that only one of six televisions worked.Courtyard needs attention, looks neglected and needs to be more aesthetically pleasing, as does the pool area.A welcome pack would be beneficial to gain knowledge of amenities as well as online information. On arrival bins were overflowing. When reported rectified immediately. Would be an advantage to have bin collection day noted in a welcome pack in the house.However, we had a lovely relaxing stay.

It’s such a shame that the owners aren’t maintaining the property, On arrival the gate needs repairs ,the courtyard needs slabs replacing and just a general clean up ( weeds , debris everywhere and shabby bamboo hiding all sorts of things that shouldn’t be seen at a “ luxury barn “ . The main problems with the interior was a lack of windows with blinds that can be opened easily the downstairs bedroom with the patio doors had what looked like bin bags glued to the skylight windows. The skylight windows over the dining table leaked when it rained. The beds are cheap lightweight ikea style and small .The kitchen table is warped and has heavy unstable chairs , the arga range isn’t needed hence the need to add additional hobs on the work surface so guests can cook .A coffee machine would have been useful in my opinion. The tumbler dryer had a large hole in the drum and wasn’t useable. The pool area continued the unkept theme with weeds debris and a lack of maintenance ie dirty seating , dead plants, leaking rotten down pipe and old swimming items . I know it states that the pool is unheated but jeez it was cold , I only entered it once during the 7 days which was a shame as it looked like it had been heated at some point in it’s past but maybe needed fixing too? .We wouldn’t stay here again or recommend anyone else to which is such a shame as it’s an amazing location but unfortunately lacks maintenance and quality interior furnishings. Location great. WiFi very poor but rectified after 2 full days. Pool cleaned after being in accommodation for 6 days, leaving with 4 days with clean pool.Front courtyard and pool surroundings messy, dead plants, weeds. 2 decent pool beds for accommodation that sleeps 8. No aircon. 2 bedrooms with no windows and smell of sewage. General cleanliness poor. Would not recommend and would not return
