THIS HOUSE ONLY SLEEPS 2! We are 35 miles North of Moab and 30 miles north of Arches National Park. We are just 1 mile off of I-70 exit 187, which is the closest exit to the Moab exit #182. We are close enough to be convenient ,and yet far enough away to be secluded. The house is clean and new and is perfect for a couple who is not wanting to spend a fortune . There is a fully equipped kitchen ,complete with pots and pans.

Off the beaten path, clean and well-stocked for just 1 or 2 people. Easy access to Moab and nearby parks to stay clear of the crowds in town. Best for heavy sleepers because of the train! A decent trade-off if you aren't a fan off all the movement through Moab. The heater went out due to heavy winds, but there were extra blankets and office provided an extra space heater to help.
This is a great home with easy access to the hwy to Arches and Canyonlands. The hosts were responsive and friendly. There is even laundry available in the park!
This is is great for adventurers with & without children, the RV park is clean, they have high pressure water, private bathrooms with showers, ect, there are two each, washers and dryers, the RV Park is pet favorable, pets on leashes firmly requested (fines possible during busy seasons), responsible pet owners required, there is hiking, & four wheeling in the canyons, biking, & road adventures in the local canyons. Moab is 34 miles away (South), fuel & conveniences store by the Interstate off-ramp.
My husband and I have stayed at Ballard park at least 5 times now. It is a great location (much more affordable than actually staying in Moab) for getting around Arches, Canyonlands (Island in the Sky) are less than an hour away, Goblin Valley and Hanksville area are about an hour away. The check in/ check out process is very easy and the people are very friendly and helpful. They have two sets of washers and dryers in the office area for use and I've never had to wait in line to use them. Please be aware though that there is only a convenience gas station close by. The closest markets would be Green River or Moab. Just make sure to bring some foods with you so you don't have to drive every day. There is plenty of pots/pans/plates and utensils for use in the units. There is also a full size fridge which is very nice. We will definitely stay here again when in the area.
The home was comfortable and stocked with everything we needed. Laundry was available at the park office. Plenty of room for parking our truck and trailer. Will stay here again.
I can’t say enough about how clean our cabin was. It’s very nicely decorated and it had everything you would need to be able to fix a meal or just being able to relax If you like the outdoors, there’s a lot of area around to exploreCheck in was very simple and a very quiet environment surrounding

Perfect amount of space for 2. Had everything we needed to stay for a couple days. We drove a little away from the property for stargazing due to one (of only 2) of the street lights being right next to us.

The cabin is in excellent condition, very clean, spacious, and equipped with everything for a great stay.
Enjoyed our stay very much! Had pretty much everything we needed for Thanksgiving and the sites around the park were gorgeous. Would definitely return!
The Books View cabin was way more than what we expected. The cabin was neat, clean, and had everything we needed for a great stay. Next time we are in the area we will definitely stay here again.
