Casa Tzampoc is nestled on a hill overlooking the 3 volcanos that created Lake Atitlan. It is situated between the Mayan villages of Santa Catarina Palopo and San Antonio Palopo and next to two of the most prestigious boutique hotels on the lake. Restaurants and fabulous shopping for local crafts are located minutes away in authentic Mayan villages and the larger town of Panajachel.

The house is furnished exclusively with antique and hand made furniture, local textiles, ceramics and crafts. The kitchen is fully equipped for a gourmet cook, which can be arranged. The interior space is separated by an atrium and stairs to private bedroom and bathroom areas. There are views of the volcanos and outside areas from every room through beautiful mahogany windows and doors.

The private swimming pool, nestled in the garden, is heated by solar panels and maintained every day by Nicholas, our houseman. The house is beautifully kept every morning by Suli, our maid.

All transportation and excursions can be arranged with advance notice.

Barry and Nanette,on behalf of Kathy and the rest of our family, I want to thank you for a great experience staying in your home at Lake Atitlan. We enjoyed the beauty and comfort of tha house. It is clear that you have worked very hard to create an idyllic location to enjoy life on the Lake, along with Guatemalan culture.

We had a wonderful opportunity to spend time relaxing together while also visiting many of the interesting locations in the area. David was very helpful with suggestions for transportation, eating and shopping, which made out stay all that more enjoyable. We also appreciated all the help from Nicholas and Suli making sure everything was perfect and running smoothly during our stay.

We will be recommending the Casa Tzampoc to others who may be interested in traveling to Guatemala.Kathy is on the Board of Directors for Common Hope(Families de Esperanza in Antigua), I am confident that the other Board members who visit Guatemala with their families will enjoy the comforts of your home as we did.

We look foward to visiting Casa Tzampoc again in the future! Hopfully we will have the opportunity to own a house like yours down the road when timing is right for our family. In the meantime it is comforting to know that we have a great place to visit.

Wonderful and relaxing

Right from the get go, Barry was knowledgeable and accomodating and went out of his way to send me tidbits about Guatemala. He even suggested an itinerary for our family and helped arrange it for us! The home is spectacular, waking up to the view of the lake and the volcanoes was just fantastic, one could never tire of that view. We enjoyed interacting with nicholas and Angela and the dinners she cooked for us were out of this world, even my picky 4 year old was happy (she even let my kids help her make corn tortillas)! Gabriel set everything up for us by text and even arranged a horseback riding excursion for us after hours so we were sure we could get riding by 7 AM!

It was our first time in Guatemala and we loved everything about our experience. If you want comfort and luxury and wonderful people, you have found the right place!

Beautiful villa just right for families and groups

The villa is gorgeous and views are spectacular, especially from the upper master bedroom. The concierge Gabriel was amazing, prompt, thorough, and professional in attending to every request and concern. Caretaker Nicolas and cooks Angela and Teresa were amazing -- they were the best part of the stay. Potential renters should know the property is in the middle of other homes in very close proximity to one another. The villa in one adjoining lot apparently has a pool area surrounded by concrete walls that acts like a Greek amphitheater carrying and amplifying every single sentence, shout, and scream coming from the pool area. One of the finest features of Casa Tzampoc is the paucity of bugs and the ability to keep the doors open to enjoy the fresh air and breezes. But potential renters should be informed up front about the lack of acoustic insulation from the neighbors and helicopters flying in and out from the landing pad next door on the weekends. If you are a family or group and don't mind noise, then this is a dream vacation spot. If you're a couple looking for a tranquil getaway, you should look elsewhere.

Owner's Response: I am very sorry that Jeffry had some trouble with the noise at the Casa. During June and July many families come to the Lake because that is when teachers and professors have their time off to travel with their families. I am sure that from time to time we have families at Casa Tzampoc that have children that can sometimes be loud, when that happens our house manager Gabriel will ask those guests to be more respectful of the other houses that might close, although there is only one other house below ours and over the last 11 years we have had almost no problems with noise. If Jeffry had contacted Gabe we are sure the problem would have been solved. We want to thank Jeffry for his review, if the full review is read it is very accurate. Million Dollar View

This house is exeptionally located. View is outstaning, in the morning and magic at dawn. The house is more than what you see in pictures, very nicely decorated, complete, everything you need is there, Teresa and Nicolas very helpful and happy. 10 minute drive to Panajachel for dinner or lunch. Gabriel, the manager, welcomes you and shows the property, very helpful too. Definetly coming back soon. You don't want to leave

Paradise and Great Service

From the moment we contacted the owners and through every step of the trip, we felt taken care of and introduced to a paradise on earth. The views from the home, especially while lying in the master bedroom, are spectacular. The kitchen was well-stocked and capable of handling a huge meal ... but we never needed to cook because of the culinary feasts prepared for us by Angela. And every morning, an incredibly warm and smily Tressa would greet us and prepare a beautiful breakfast, different every day of our 6 days. Nicholas is the caretaker for the home and he treats you like family, anticipating every need. The decks are beautiful spots to eat, sip wine, enjoy a fire, read, meditate. And you are only 10 minutes from downtown Pana by a public pickup route that has service every few minutes and costs about 50 cents. There is only one very small item to consider in renting this home. To gain the best views of the lake, it is perched at the top of a hill, up which you must walk to reach the home. This was great exercise for us, but renters should be aware that this walk is quite strenuous. You can certainly get a truck to take you up but this requires some planning.

Wonderful home. It was extraordinary to be woken up at dawn by a thousand singing birds just in time to watch the mist lift from the lake, to see the lights of the little towns across the lake begin to turn off, and to watch sun come up. Peaceful, quiet retreat. Loved it.

Firstly, I'm not a review writer. Never wrote one before, probably won't ever write one again. But we were so blown away by our amazing four nights at Casa Tzampoc last week that I couldn't help myself. From our first contact with Barry & Nannette, it felt more like getting back in touch with old friends rather than making travel plans. They had limitless patience for our myriad questions. Even before making our booking, they went out of their way to call us and make sure all of our questions were addressed.

THE HOUSE: Effortlessly walks that fine line between the pure simplicity we were searching for and grand luxury. Easily accommodated all nine of us (we're an extended family with kids). The outdoor fireplace was awesome, pool was perfect, large showers were heaven. Even the small touches were appreciated - the towels are extra plush. House is easy to get to, i.e. no boat needed (unlike some other properties we considered), and for small grocery shopping Santa Catarina is a quick walk. And the house is IMMACULATE - yup, they sweep under the beds. WiFi & TV worked consistently, kitchen appliances are modern.

THE STAFF: Nicholas (caretaker) checked in on us but was never intrusive. Teresa and Pascuala were our cooks and made great breakfasts to order. And they were lovely to be around.

THE AREA: Go! You will love it as much as we did. It's magical. San Pedro for the nightlife, San Marcos for a relaxing afternoon. And please stay at Casa will feel like your second home and you will cherish the memories you create there.
