Downstairs are two air-conditioned King bedrooms and two newly bathrooms and upstairs is a third loft style bedroom on the mezzanine above the living.

The master bedroom offers incredible views, walk-in robe and tiled ensuite bathroom with shower, toilet and vanity. Bedroom 2 comes with the option of being split into King Singles (please make this request clear during booking). The main bathroom is adjacent Bedroom 2 with shower, toilet and vanity. There is a separate powder room upstairs. Bedroom 3 is a mezzanine/loft bedroom and offers a Queen Bed + Single Sofa Bed by special request. This area is accessed via a steep nautical style stairway with double balustrade.

The living-dining-kitchen areas are large, extensively glazed and offer the best views in the house! The design is open plan and wraps around the large outdoor dining and entertaining balcony. The kitchen offers beautiful timber tops and is fully equipped for your needs. An entertainment nook in the living area offers large screen HDTV, Freeview and Smart TV with Netflix, integrated sound system, board games and air-conditioning/heat pump. Easy access off-street parking/double garage.

BeachViews is within walking distance of Nelson's award winning waterfront eateries, Tahunanui Beach (Nelson's main swimming beach) and the Nelson City Centre (2.5km and less than a 5min drive away).

**Special conditions & notes**:

- Strictly no party, gatherings or venue use. No Smoking. Pets are not permitted.

- The mezzanine loft area is accessed via steep nautical style stair-way with double balustrade. Access may not suit every guest. This area is also partially open to the living areas below.

**Payment, Bond/Security Deposit and Cancellation**:

- A 30% deposit secures your stay with the balance due 3 weeks prior to your arrival (full payment will be required if booking within 3 weeks of arrival).

- Three weeks prior to your arrival (or immediately if booking within 3 weeks of arrival), you’ll need to provide a card authority for the bond/security deposit via our secure online check in process.

- Cancel anytime up until 3 weeks prior to arrival for any reason and you’ll pay no more than 30% of the booking total.

- Where compassionate circumstances for cancellation exist, we’ll be happy to look at further flexibility, usually in the form of postponement of your stay, or a credit towards future stay dates.
