- MAXIMUM CAPACITY: The strict, absolute limit for the entire estate is 8 guests total across the house, studio, and RV combined. Unapproved visitors or events are completely banned.
- PET POLICY: Maximum of 1 pre-approved, well-trained dog permitted with host permission. A pet fee of $20 per day and a damage deposit apply. No free roaming on site permitted.
- WILDLIFE PROTECTION: Local wildlife (deer, wild hares, grouse, and the rare bear) stroll through our unfenced property. Dogs must be kept on a leash at all times and are strictly forbidden from chasing wildlife.
- HOUSE RULES: Dogs are absolutely not permitted on beds or furniture. You must pick up and properly dispose of all pet waste. Garbage collection fees apply.
- VEHICLE PARKING: Boat or trailer, parking is available for $20 per night per rec vehicle. No ATVs permitted due to fire risk.
- ACCESSIBILITY: The property features uneven ground and stairs, meaning it is unfortunately not suitable for wheelchairs.

Turn off the lights, lock the doors, and return the keys
Turn off interior lights and leave exterior lights on. Draw curtains in LR. Ensure all windows are shut. Leaving property doors or windows unlocked will forfeit $150 from damage deposit.
Lock front entry door upon leaving by pushing the lock button on the black digital key pad. Close patio door with lock, lower button and metal bar. Tie up trash bag and leave in the metal bin.
Please pick up and dispose of dog waste off property premises do not leave in the refuse shed. Sort all recycling into trash bags. Leave at front door. Garbage pickup fee applies for stays over 7 day.
Failure to complete these may result in a negative review from the host.
Cleaning fees are charged at a rate of $35 per day for four persons and $45 per day for 6 persons. Cleaning is done at checkout.
A 300 dollar damage deposit is required and VRBO insurance required to be bought at time of booking. No guns, or hunting parties permitted on site.
To maintain water pressure, avoid using outdoor water hoses while indoor appliances are in use. Call out fee may apply if remedy required.

The house was nice and cozy and the area was not busy which is what we were looking for.
I fell in love with my property the minute I exited the car, heard the nearby creek, and felt the cooling breezes on a 32 degree day. I put in the best offer I could after the 12 hour drive back home through the Monashee range.
The property has a native woodlot, with beautiful perennial gardens and a abundant creek source water supply. Located in the peaceful country-side but not too far from town, two hotsprings and amenities.
For years I looked for a place to establish a boutique lavender farm. The night time cool and crisp air of the property produces highly aromatic, slow grown lavender.
Spring through Fall are the best with maximum enjoyment of the beautiful forested yard. The original owners ran a goldsmith shop and made the local town's folk wedding jewelry.
I use the "shop" to distill lavender now. I like the idea of others being able to enjoy the benefits of forest and garden therapy and I hope my guests will enjoy all those features as much as I do. Swimming in the Arrow Lake at the nearby sandy semi private beach is a gift. I was used to driving for hours in the city. Endless sand and dunes appear as the levels of the lake drop, for dogs walks, paddling and private swimming spots.
I am happy to share the special feeling of this property and site and look forward to hearing from my guests about their experiences here.
GLAMPING VENUE The property has zones for glamping events and I would like to develop the property to include therapy focused features in the near future.
Why they chose this property
Rural country living is less crowded and simpler. Living life outdoors is the highlight. I wanted an acre to enjoy gardening activities. Evenings are quiet with beautiful sunsets, and the boat launch is so convenient to the town. Nakusp has the most beautiful & famous perennial flower beds of any Kootenay town, designed and maintained by a local celebrity gardener. Many tourists can be seen on any day photographing them. The public beach is conveniently located in town next to a playground and spacious park for families. There are some great restaurants and eateries and coffeeshops with outdoor patios as well as a handmade chocolates shop!
What makes this property unique
Established flower gardens, a variety of wildlife, and native tree woodlot zones. The property is graced with cooling breezes due to the slight grade and creek draw. The air is fresh and invigorating and evenings quiet and peaceful. Walking distance to many local beaches, and the golf course & nearby boat launch. A cider distillery is 20 minutes away with awesome food and many varieties of apple cider. Location is close to the Okanagan corridor to Vernon. If you are lucky you may see many astonishing moths like the Hummingbird moths that visit the Phlox flowers in the afternoon and evening. It is great to have the feeling of camping, the lake and golf, with the peace and serenity of your own space and comforts of home.
