Master BR(King), 2nd BR (Queen), 3rd BR(Queen, 1 Twin Bunk),ON THE BEACH, END UNIT(panoramic sunrise view of the Gulf of Mexico, VERY FAMILY-FRIENDLY with LARGE OPEN LAYOUT, Fully stocked kitchen, HOT TUB and 2 POOLS(1 Heated), 30 STEPS AWAY FROM THE BEACH, Centrally located-5 min walk to Pier, Boardwalk, and Restaurants. Our home is decorated to provide a warm, cozy and relaxing environment for family, friends and entertaining. Located on 11th FLOOR CORNER UNIT, HUGE WINDOWS-UNOBSTRUCTED VIEWS to the east of the entire Pensacola Beach barrier island. View SUN RISE from dining room & family room, view SUN SET from family room & balcony. FULL GYM & SAUNA, Free Wifi, Pack & Play, booster seat, bed rail, add kid-friendly dishes for toddlers, flat screen TVs in all rooms.

FAMILY ROOM: Very spacious, features a 49' flat HD TV, DVD, ipod/iphone, and stereo. Enjoy the panoramic view of the island and ocean. Slide glass door leads out to the balcony.
DINING ROOM: extra large farmhouse dining table, sit 10 people comfortably with an incredible view of the island and sun rise to the east.
KITCHEN: Fully stocked kitchen with blender, slow cooker, mixer, toaster, pan cake griddle, coffee maker, kids' friendly dishes
MASTER BEDROOM: Has private bath, garden tub, king bed, and TV.
Sliding glass door leads out to the balcony over looking the Gulf of Mexico.
2nd BEDROOM: Queen bed, TV, and walk-in closet
3rd BEDROOM: The quietest place in the house, situated at the
far end of the floor, sleeps 4 people, TV, large closet
2ND BATHROOM: full tub and shower, and vanity. It is situated off the dining room for easy access by family or guests.
PRIVATE BALCONY: Chase lounge, table with 4 chairs, features breathtaking views of the Gulf of Mexico and crystal-white beach below. The 11th floor view puts you on level with the Blue Angels as they practice and perform
during Angel Week in July, have breakfast at the table while over looking the crystal emerald green water and white sugar sandy beach.
EXTRAS: Pack -n- Play, side bed rail, booster seat are available for your youngsters, kids' dishes & cups, no need to pack along. Board games for kids and adults. Unused outlets are covered for young children's safety. Washer/dryer, free WIFI
COMMON AREA: features two huge pools, one heated during the
Fall/Winter months, plus a hot Jacuzzi tub for
relaxation. Ample chaise lounges, tables, and chairs are
situated on the cool-surface pool deck for you to enjoy your day
at the pool, as you listen to the waves on the beach which is
steps away over the boardwalk.
GYM & SAUNA: A workout room and sauna are provided for those who want to maintain their regiment while at the beach.
RESERVATIONS: Require a $300 deposit at time of booking . Balance due 45-days before check-in date.
CANCELLATION POLICY: If cancelled 60 days or more prior to the reservation check-in date, $200 cancellation fee will be charged against the deposit and the net deposit amount will be returned to Guest. If cancellation occurs within 60 days of the reservation check-in date, Guest will forfeit the full $300 deposit.

We visited Pensacola Beach in 1996 and just feel in love with the beach and the surrounding area. We wanted to open our home to other families to enjoy. I hope you love Pensacola Beach as much as we do.

What a view!
My friends and I were overwhelmed with this condo. We had views of both sides of the island. The lay out is perfect as well. The beds were comfy and everything was in tip top condition. The owner is so thoughtful and very responsive. I highly recommend.
Our stay at Kim's condo from 2-19-18 to 2-25-18 was absolutely perfect, everything from booking it, to getting a call from Kim immediately, to the view, to the laundry facilities in the condo and another shout out to the view, that alone is worth the stay! Kim was spectacular and very accommodating, extremely easy to get a hold of and had answers to any questions we had. When researching condo's in the area I kept coming back to this one because of all the great reviews. I would highly recommend this condo and hope to get back there again ourselves one day. It's so spacious and withing walking distance to most everything. It made our family vacation perfect.

Our stay at Kim's condo in Emerald Isle was perfect in every way, from the moment I booked it and got a call from Kim, she treated us like her guests making sure we had everything we needed for our vacation to be wonderful. The condo itself is spectacular and worth every dollar, the view is magnificent. It is extremely clean and well stocked, complete with a laundry room that was so handy. I even went looking for scissors and found a pair. When searching for condo's I kept coming back to this one due to the excellent reviews by renters and now I know why. The location is great within walking distance to everything. It made our family vacation perfect in every way and we will definitely be return customers!!
Second To None
I have been renting beach condos for the last 10+ years. The views here are stunning with full length windows to let in all the natural light. The balcony is large enough for a small group to sit at the table comfortably. The kitchen is well equipped and large enough to do what you do in a kitchen. The living room is huge with unbeatable views. Even with a crowd it never felt crowded. The dining area is equally large with a massive table. I was there for a family event, some of whom came to spend a day with us. Our group of 12 was able to sit at one table for dinner. Fantastic! We were there in January so there was no swimming but the white sand beach is beautiful and within walking distance to the pier. I love the fact that the pool area faces the gulf and imagine the breeze is great in the summer. However it was an unseasonable 37 degrees during our stay and the breeze was not as welcome. Of course this did not stop some as there were folks in the heated pool and hot tub every day. This condo is second to none. As an added bonus the owner, Kim is absolutely the best. She contacted me prior to my arrival to see if there was anything we might need and again after our stay to see if there was anything she could do to make the stay better. I have never encountered this before. She made us feel as more than just another customer, we were her guests.
I am so glad you enjoyed our home, the incredible panoramic view of the Gulf from our living room which was the reason we fell in love with the unit and the added bonus of being centrally located as well. Winter 2018 has been unseasonable cold this year, we typically don't get this kind of cold weather in Pensacola, it is a good thing that we have a heated pool and hot tub. It was nice getting to know you and thank you for sharing the picture of your lovely family, please look me up again on your next visit to Pensacola Beach.

The apartment was very spacious, well equipped, clean, comfortable beds.

Emerald Isle, popular condo because it is the only building that is closest to the water of the Gulf, it is also within walking distance to the boardwalk, restaurants and entertainment. Other Activities: Boating, wildlife viewing, basketball court, shopping, kayaking, heath/beauty spa, mini golf.

All forms of payments are accepted, 3% processing fee will be charged for credit card payments and international fee. Guests will be asked to sign a rental agreement 1. CANCELLATION POLICY All cancellation requests must be made in writing and delivered to the owner a. Deposit: If a reservation is cancelled 60 days or more prior to the scheduled check-in date, a $200.00 cancellation fee will be charged against the Deposit, and the balance of the Deposit will be returned to Guest. If the reservation is cancelled within 60 days of the scheduled check-in date, the Guest will forfeit the Deposit in its entirety. b. Full Payment for Unit Notwithstanding Cancellation: If a reservation is cancelled within 45 days of the scheduled date of check-in, Guest shall pay the Total Rental Amount. If full payment of the Total Rental Amount has already been remitted to the owner at the time of cancellation, the owner shall have no obligation to refund any amounts to Guest. If full payment of the Total Rental Amount has not been remitted to the owner at the time of cancellation, and such cancellation occurs within 45 days of the scheduled check-in date, Guest shall nonetheless be obligated to remit full payment of the Total Rental Amount to the owner. c. NOTE: The Total Rental Amount will be refunded on a pro-rata basis to Guest if the Santa Rosa Island Authority of Pensacola Beach declares that the island is unsafe and is closed to the public. By way of illustration, if the island is declared unsafe and is closed to the public for 3 days of a scheduled 6 days stay at the Unit, Guest shall be entitled to a refund of one-half of the Total Rental Amount. In the event such closure occurs before the scheduled check-in date, Guest shall be entitled to a full refund of both the Total Rental Amount and the Deposit. . No refunds will be issued due to inclement weather conditions not resulting in closure of the island as discussed
