This pretty three-storey brick house will offer you comfort and practicality, and will meet all your needs during a stay in Rouen, whether you're on a discovery tour or on business! Take advantage of free parking in front of the house or in the surrounding streets, and walk 15 minutes to Rouen city center for shopping or fine dining. Alternatively, use public transport to get around; bus routes are a 2-minute walk away and the metro 7 minutes.

Welcome to Les Agapanthes! Climb ten or so steps to the entrance of the house, and immediately enjoy the pleasant living room with sofa, coffee table and TV. The extendable dining table can seat up to 10 people, ideal for convivial meals. On the same level and extending from the living room, you'll find the fully-equipped kitchen, offering all the comforts you need to prepare your meals (kettle, toaster, Dolce Gusto coffee maker, oven, microwave, dishwasher, large fridge, hob, etc.). The kitchen has direct access to the 10m2 small garden with its terrace, where you can enjoy the Normandy sunshine, organize a barbecue or simply relax outdoors. At the end of the garden, the outbuilding offers a 20m2 living room with double bed (140x190cm). Near the kitchen, you'll find a bathroom with WC.

On the second floor, you'll find a bedroom with a double bed (140x190cm). This level also features a 6 m² laundry room, ideal for a dressing room or a cot for a young child. A shower room completes this level.

The second floor houses two bedrooms. The first features a 140x190cm double bed, while the second has two single beds, one of which is a trundle bed. Each room is equipped with storage space for your personal belongings, providing a private and comfortable space for all guests.

Bed linen and towels are provided for your comfort. No private parking is available with the accommodation. However, you will be able to park your vehicle freely and free of charge in the streets surrounding the accommodation. The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week from 10:00 to 12:30 and from 14:00 to 21:00. We thank you for taking good care of the accommodation, respecting the premises and the neighbors. As the house is semi-detached on both sides, we ask our guests to respect the peace and quiet after 10pm, so as not to disturb their neighbors. Parties are not permitted, and pets are not allowed. In order to preserve the accommodation, a bank imprint will be requested via a secure link in order to finalize your reservation and obtain the access codes to the accommodation. Our owners live right next door to the house, making your stay in Rouen easier.

Rouen's Monumental district is a picturesque, historic part of the city, offering a quiet, authentic setting yet close to the main tourist attractions and the city center. The district is distinguished by its ancient architecture, red-brick houses and tranquil atmosphere, perfect for those seeking a peaceful environment, yet within walking distance of the city's attractions including the famous Notre-Dame Cathedral and other iconic sites that testify to the city's rich heritage. The côte du Monumenal is renowned for its exceptional panoramic views over the sublime city of Rouen.

Although the area is quiet and residential, it benefits from excellent public transport links, with bus routes nearby and the metro within easy reach, making it easy to get to the city center or explore other parts of Rouen.

## Transit

The house is located in a neighborhood well served by public transit. Here are the main options for getting there:

Bus:
Several bus routes pass close to 46 Rue Sporck Leprince, including routes F2, 22 and T1, which provide easy access to other areas of Rouen. Nearest stops include Boulingrin and Réservoir, depending on your point of departure.

Metro :
The Rouen metro also serves the area. The Boulingrin stop, just a few minutes' walk away, offers quick access to the city center and Rouen's main points of interest.

Bicycles:
Rouen is home to the Cy'clic self-service bicycle rental service, with several stations throughout the city. A nearby station means you can easily reach rue Sporck Leprince by bike.

On foot:
If you're in the Gare-Jouvenet district or near Boulingrin, rue Sporck Leprince is just a few minutes' walk away. It's also within easy walking distance of the city center.

## Notes

Arrivals are autonomous for greater flexibility. Arrivals are from 4:00 pm and departures no later than 11:00 am.

The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week (from 10:00 to 12:30 and from 14:00 to 21:00). In the apartment, all our guests are provided with household linen, basic necessities for the first day (shampoo, shower gel, hand gel, toilet paper, etc.), as well as a large towel per person, together with tea towels and a bath mat per bathroom. A welcome kit with kitchen garbage bag, bathroom garbage bag, sponge and dishwasher liquid is provided free of charge on arrival for the duration of your stay. Please note that the owners live right next door to the house, and can be contacted very quickly if necessary.

No private parking is available with the accommodation. However, you can park your car easily and free of charge in front of the house or in the streets surrounding the accommodation. If required and subject to availability, we can provide a garage close to the house.

Taking advantage of a rental also means respecting a few rules to ensure that everything runs smoothly and to avoid any surprises with the deposit! Remember to take care of the accommodation as if it were your own: avoid damage, respect the furniture and leave the premises clean when you leave. Observe all rules and regulations concerning opening hours and use of equipment, and respect the peace and quiet of your neighbors. And if you have any concerns, don't hesitate to let us know. Don't forget that parties are strictly forbidden (250€ deducted from the security deposit), that the accommodation is entirely non-smoking (50€ deducted from the security deposit), that pets are forbidden (50€ deducted from the security deposit) unless requested and agreed in advance by us, and that any loss, theft or damage will be invoiced at the actual replacement value.
